Mobile County Residential Market
Prices: For the month of July, 2015, the average sales price decreased from $144,234 in June to $139,834, a 3.05 percent
change. The median sales price decreased from $129,400 to $119,900 in the same period, or by 7.34 percent.
Sales: The number of sales in July decreased by 2.36 percent since June, having a total of 455 sales. Compared to last
year, total sales increased by 18.18 percent, or from 385 to 455 sales.
Volume: Of the 455 total sales, 364 sales were under $200,000, representing 80.0 percent of the entire market. In June,
2015, sales under $200,000 represented 78.11 percent of total sales. Compared to June, 2015, sales in the $100,000$149,999 range increased by 12.15 percent, or from 107 sales to 120 sales. In the same time period, sales in the $150,000$199,999 range decreased by 25.93 percent, or from 81 sales to 60 sales in July, 2015.
Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties increased by 0.50
percent, or from 5.98 in June to 6.01 in July. Compared to last year, the month’s inventory decreased by 21.64 percent, or
from 7.67 to 6.01 in July, 2015.
U.S.: The U.S. market in May showed a 10.2 percent increase in sales from April. Average sales price increased by 3.4
percent since April, and increased by 5.2 percent from the previous year. Median sales price increased by 4.7
percent, or from $218,700 to $228,900. Compared to May, 2014, median sales price increased by 8.0 percent, or from
$212,000 to $228,900. Inventory month’s supply decreased by 1.9 percent since April, 2015.
Overall Analysis: For July, the Mobile housing market showed an increase in month’s inventory supply, but showed
decreases in average sales price, median sales price, and in number of sales. Per the latest national housing statistics, the
U.S. market in May showed an increase in sales, average and median sales prices, while showing a decrease in inventory
month’s supply since April 2015.
