There are numerous certification systems globally that assess green attributes of facilities, however the United States Green Building Council’s (USGBC) Leadership in Energy and Environmental Design accreditation system (LEED), has gained a reputation as the most prominent system internationally. Real estate trends indicate that enhanced market perception, and thus marketability, of green buildings is driving a profitable new market space in all sectors. Companies and landlords are becoming increasingly aware of the spaces they occupy and demand for green buildings is rising rapidly. PGA Sustain provide solutions for our clients that can result in financial rewards through facility cost savings while assisting them in projecting their “green” image to the market. While many “green” efforts provide long-term benefits, energy management can provide short-term savings, which, in turn, can fund other investments. Our experience suggests that 60-80% of an institution’s greenhouse gas emissions come from building energy consumption, explaining why we believe an environmental program has to begin strategically with an energy audit. This study comprises a full audit of hardware, energy usage and billing history. We generate a Greenhouse Gas Inventory that provides the baseline required as a starting point for benchmarking greenhouse gas emissions and in assisting to identify and quantifying their impacts. We establish a master framework for Carbon Footprint Management, detailing actions such that resources can be allocated to areas of greatest impact. Our final report identifies proposed low, medium and high cost action programs and payback timelines. We calculate the impact of deferred maintenance and develop a priority matrix that helps manage capital and operating budgets for facility operations staff, asset managers and company management. We outline funding levels needed and provide a transparent, quantifiable methodology to save money on asset operation. Why sustainable “Green” facilities? 3. Corporate Social Responsibility (CSR) and Company policy planning PGA Sustain know that within any company or organisation, the most efficient way to start with sustainability planning is by engaging key management on issues of policy and broad company strategy. Defining mission critical parameters and boundaries sets the stage for all future sustainability programs within an organisation. Commissioning Successfully commissioning of an asset and ensuring optimal operations requires verification of the installation and operation of a facilities` systems from initial design through to post-occupancy. PGA Sustain`s commissioning process is designed as an independent review and verification of the installation and performance of a facilities` combined energy systems. Three types of commissioning exist: 1. Commissioning 2. Re-commissioning 3. Retro-commissioning Commissioning for newly constructed or majorly renovated buildings is a three-stage process. It begins in the design phase of the project, continues during construction, and finishes when the completed building is turned over to the owner and operators. Commissioning acts as the bridge between these phases. Retro-commissioning and recommissioning are the processes of testing the HVAC Systems in an existing building to ensure the systems continue to operate as originally designed. Advantages of retrocommissioning and re-commissioning processes are to evaluate the existing sequences of operation in order to determine if changes in technology and the external energy markets warrant a change. Retro-commissioning refers to commissioning performed in an existing building in which commissioning was not previously carried out. Re- commissioning implies that commissioning was previously carried out and needs to be done again. This is a prerequisite to be eligible for energy certifications such as the USGBC (United States Green Building Council) LEED® (Leadership in Energy and Environmental Design) certification. This multi-disciplined process ensures that a new facility will actually operate the way it was intended…maximising efficiencies, reducing costs, mitigating risks and minimising your carbon footprint. 5. LEED services ® PGA Sustain has extensive experience in working with LEED®. LEED® is the most recognised global brand for sustainable rating systems. Our team can guide a project’s process from planning to certification. We first meet with the project team to determine the most appropriate choice rating system [New Construction (NC), Existing Buildings – Operations and Maintenance (EBOM), Commercial Interiors (CI), and Core & Shell (CS)] and target range for the project (certified, silver, gold, platinum). PGA provides LEED® administration and consulting, which consist of shepherding the project through the rating system credits completion and providing mechanisms for clients to achieve their objectives around sustainable best practice. Energy modelling utilises a computer-simulated model to make comparisons with a baseline building. Energy modelling can be provided for two purposes. When used as a tool for achieving LEED® for New Construction (NC) credits, the proposed design of the project site is compared with a baseline building, constructed using the guidelines set out in the American Society of Heating, Refrigeration, and Air-Conditioning Engineers (ASHRAE) “Energy Standard for Buildings Except Low-Rise Buildings”. Energy modelling can also be used in conjunction with an Energy Capital Investment Plan (ECIP) to analyse the impact of energy projects. In this case, the baseline would be the design without energy efficient measures added. When used in this way, energy modelling can be an effective tool for determining payback. Certification programs such as LEED® provide an example to the community. They not only have the power to influence tenants to be more energy efficient and environmentally conscious, but also can have a positive effect on staff and on connected and / or surrounding businesses. Furthermore, they can have a positive effect in raising rental rates and thus increasing occupancy levels and yields for owners and operators. Design oversight and registration Upon acceptance of the projects detailed in the Energy Capital Investment Plan, PGA Sustain would register a given site with the USGBC and begin documenting LEED® credits. As part of this process of LEED® Administration, we would generally conduct the following types of activities: Manage all contact with the USGBC, including submitting Credit Interpretation Requests (CIRs) Track project LEED® standing Prepare and submit all project documentation requested by the USGBC for LEED® certification Respond to USGBC requests for additional documentation Coordinate award of LEED® certification Provide preliminary qualitative LEED® appraisal Update LEED® appraisal Provide regularly updated LEED® appraisals Provide all required quantitative research Attend site meetings PGA Sustain looks at our projects as providing mechanisms for our clients to achieve their objectives around sustainable best practice. Inherently, LEED® and other international energy assessment models carry a lack of flexibility and sometimes do not fully answer the desires of a client’s brief. Sustainability services PGA Sustain offers greenhouse gas (GHG) inventory services on both a corporate / global and project-specific basis. GHG inventories follow guidelines established by the World Resources Institute’s “A Greenhouse Gas Protocol: A Corporate Accounting Standard”. The inventories include the measurement of three (3) scopes, or sources, of emissions. Scope one (1) accounts for GHGs emitted from the on-site processes of generating heat / hot water, cooling / chilled water, or electricity, fugitive emissions from refrigeration, air conditioning, and agricultural applications, and emissions from company owned vehicles / equipment. Scope two (2) accounts for GHGs emitted indirectly from purchased utilities, such as electricity, steam, and chilled water. Scope three (3) includes GHGs emitted for corporate-sponsored business travel, solid waste disposal, and the production of purchased materials. GHG inventories account for the six GHGs identified in the Kyoto Protocol: Carbon Dioxide (CO2), Methane (CH4), Nitrous Oxide (N2O), Sulfur Hexafluoride (SF6), Hydrofluorocarbons (HFCs) and Perfluorocarbons (PFCs). The results of the inventory are reported in metric tons of carbon dioxide equivalents, which accounts for each compound’s global warming potential. As an extension of a GHG inventory, PGA Sustain can provide Climate Action Planning (CAP) services, the goal of which is typically to achieve net climate neutrality. The CAP is the roadmap by which we will model options to attain net climate neutrality. This is typically a living document; that being one that changes with time as reduction goals are achieved and new goals are set. Our climate action plans follow the established protocol of “assess, reduce, offset”. The GHG inventory is used as the assessment tool by which we will establish baseline GHG emissions. Reductions are achieved by evaluating potential energy, operations, purchasing and behavioral change projects and prioritising the projects by emissions reduction, feasibility and cost. PGA will work with Hilton to design projects to accomplish said reductions. As not all GHG emissions can be feasibly reduced or eliminated, PGA will help Hilton to evaluate its offsetting strategies and options, and, if desired, offset the remaining GHG emissions by facilitating the purchase of certified emissions reductions and / or renewable energy certificates. Following from this, carbon trading is another sustainability service that PGA can provide. Increasingly, countries globally are introducing their own formats of carbon cap and trade programs. Countries such as Japan, Australia and Singapore have established such systems already and others will be sure to follow. Ideally, a standardised global system will be introduced in the near future, but until such time these country-by-country systems are pushing the industry forward. Over recent years, Tokyo has worked towards a program that was officially launched in April 2010, and which focuses on commercial buildings; the first globally to concentrate on commercial assets. This program aims for a 25% reduction in greenhouse gas emissions by 2020 from 2000 levels. Such programs open opportunities for Hilton to be able to participate and trade your savings on the market. PGA will explore carbon trade opportunities with Hilton. Additionally, we will research the availability of government business grants. Taking advantage of such programs is a logical inclusion into the approach that Hilton takes to save energy in Asia Pacific and offers opportunities to save money, make money and send a positive image to the consumer marketplace. Credibility and marketability Certification is applied for following completion of works on a new facility, or retrofitting of an existing facility. The client enters a process of formally submitting a request for certification of their asset to the chosen certification authority. It is important that certification is considered from the outset of the project and within its master framework in order to maximise gains. Qualification criteria outlined by the chosen certification authority will be followed throughout the project. This will culminate in preparation of documentation for certification and will form the basis for asset assessment. The most acknowledged certification program globally is the USGBC LEED certification system. LEED has evolved into a sophisticated program and takes many forms to cover various types of development and refurbishment projects. The assessment method allows for varying levels of certification that represent the degree to which a facility demonstrates “green” attributes in its build and operation. PGA Sustain guide clients through this process. A certification, LEED or otherwise, is a strong method for companies to achieve added market value. The growing market demand for green buildings presents an opportunity for asset owners, operators and occupiers to use certification programs in promoting credibility as a global community member, and additionally as a means of differentiation through market message. 7.
