Phoenix REIC currently provides professional services in real estate, financing, real estate investment etc. JOB SUMMARY Serve in the capacity of a financial analyst, conducting various quantitative analyses on real estate markets and investment to support our business decision-making and client presentation. PRIMARY DUTIES AND RESPONSIBILTIES Create various spreadsheets and database accounts concerning real estate properties that Phoenix REIC may present to clients as investment opportunity, or the company itself may invest in and then rent to tenant/companies. Review the trends of real estate sub-markets and report to President. Support loan process by verifying applicants’ backgrounds and financial health to see if they pass the initial lending guidelines. Perform all job duties with knowledge of financial principles of capital budgeting, investments, ROI in the real estate industry, as well as knowledge of mortgage financing and amortization. Extensively work with Microsoft Excel for purpose of calculating Internal Rate of Return (IRR), Net Present Value (NPV), and yield. Work with Google Map and Google Earth with advanced level of skills and knowledge of measuring land and area specifications, and superimpose and create layouts on the Map. Evaluate real estate proposals, analyzing micro market wise rate real estate asset class comparison and client requirements. Support website back-end tasks such as creating templates and updating the most relevant information which attracts investors and end clients. Compile, analyze and present quantitative data in generating detailed reports pursuant to specific requirements of investors and clients. Compile and create charts and graphs, using computer spreadsheets and analytical software, to support investment decision-making. Monitor developments in the fields of real estate sales, business, finance/mortgage, etc., and report to President. Interpret data on price, yield, stability, future investment-risk trends, economic influences, and other factors affecting investment programs for company and clients, in support of investment project management. Monitor fundamental economic and industrial developments by analyzing information from financial publications and services, investment banking firms, government agencies, trade publications, company sources, etc. Recommend investments and investment timing to President, supporting presentations to clients. Support the preparation of action plan for investment, using financial analyses. Present oral or written reports on general economic trends, market movement, and entire industries. SKILLS & COMPETENCIES Strong quantitative, analytical, and problem solving skills. Strong proficiency in Microsoft Excel, PowerPoint and Word. Knowledge of financial principles, capital budgeting/accounting, data management. Strong verbal and written communication skills to present analytical information. Good organizational skills with the ability to prioritize and multi-task. Ability to problem-solve and synthesize large data sets is critical. Experience in real estate in investment analysis or project management is preferred. JOB REQUIREMENTS The offered position requires a Bachelor’s degree in Business, Finance, Economics, or a closely-related field.
