Petoskey KOA RV & Cabin Resort 2015 Seasonal Site Information & Regulations ADMENDMENT OF RULES & REGULATIONS The following Rules & Regulations may be amended at any time by the Petoskey KOA RV & Cabin Resort and will be effective by the posting of such in the Lodge Building. PAYMENT TERMS New seasonal reservations for the upcoming season (2016) will require a $500 deposit. This deposit is fully refundable if cancelled within 60 days. Cancellations made after the 60 days, will result in forfeiture of deposit. Payment terms for new and returning seasonals: The seasonal rate of $4,195.00 is due February 1, 2016. A late fee of $150.00 will be added to payments received after the due date. TERM The payment referenced above is for a campsite rental for the Petoskey KOA RV & Cabin Resort season, which runs Early May to Mid-October. This is not an annual lease of any kind or perpetual arrangement. Storage for the off season can be arranged separate from this agreement. Refunds for violation of rules and subsequent eviction from the park will be handled using the formula in the section labeled “Payment”. RECREATION VEHICLE UNITS The Petoskey KOA RV & Cabin Resort sells Park Model units. All units that occupy a site for the season must comply with the general guidelines below and are welcomed solely at the discretion of the Resort. Normally, late model traditional recreational vehicles (normally, not over 7 years old and in good condition) are allowed. The maximum size for any unit is 399 square feet. The minimum length is 24 feet. All units must have a full-service bathroom. No pop-up/pop-out units or tents are allowed during a seasonal term. No units with any soft canvas-type material are permitted. Only one recreational vehicle per site is permitted. The unit that is approved and registered at the beginning of the season for a particular site is the only unit that may be used on that Seasonal Site unless the Seasonal Camper has another RV unit approved by the Campground for use on the site. Portable type canvas screen rooms attached to awnings are not allowed nor are Fifth Wheel skirts for the hitch area. Wheels may not be removed from any unit. Park Model units must be skirted with breakaway skirting. The Petoskey KOA RV & Cabin Resort must approve all skirting and decking. Electric, Water, TV Cable, and Telephone hookups must be able to be disconnected easily. No permanent wiring or connections are permitted. The exterior of the RV unit must be kept clean. Failure to do so will result in one warning. If no results occur within 10 days, the RV unit will be cleaned and a fee will be charged to the Seasonal Camper. UTILITIES 1 The campground provides electrical hookups and meters on each site. Seasonal Campers must provide the hookup from the RV unit to the power pedestal. You will be billed for your electric use by the Petoskey KOA RV & Cabin Resort. Water is provided by the Campground and should not be wasted. When watering plants or shrubbery, care should be taken that water not flow into the street. Wasting of water will be considered a violation of rules. REQUESTS AND COMMENTS All requests for site modification including placement and design of defined beds must be submitted in writing to the Campground. No work is to begin on any project until you have received written approval. In the event that a seasonal guest no longer wishes to rent the lot the resort may request the lot be returned to its original condition with alterations removed. This removal will be at the expense of the guest. SITE MAINTENANCE The Petoskey KOA RV & Cabin Resort is responsible for maintenance of all utility systems and trash collection. The Campground will cut grass in areas that are at least 6 feet wide and are easily accessible to the power mowers. The Seasonal Camper is responsible for trimming the grass where not easily accessible by the power mower. The Campground must approve the location of all plantings including flowers and any object placed on the lawn. Please consult the Campground in regards to planting and digging of any kind due to underground wiring and utilities. Please do not deface or cut any planting or trees. All trimming will be done at the discretion of the Campground. Please refer to the paragraph above in the Requests and Comments Section Freestanding external propane tanks are not allowed except for Park Model units. Twin 30# propane tanks are the largest size allowed on Park Model units. They should be covered and be in the most inconspicuous place as is possible. No fences are permitted for pets or any other purpose. Porches and decks are allowed only on Park Homes. The size and design is to be approved by the Petoskey KOA RV & Cabin Resort and must have a Bear Creek Township permit if one is required. Decks of less than 10’ in width are permitted on the door side of the unit and up to 4’ on the front. No decks are allowed on the rear of the unit or on the off-door side. Decks may only extend to the rear edge of the unit. A small set of stairs may extend past the end of the unit in most cases. No other structures are allowed on the site unless approved by the Petoskey KOA RV & Cabin Resort. Storage sheds are not allowed. Park Model homes may have a white boat-type dock box. All other RV owners need to contact the Campground before using any type of outside storage unit. No clotheslines are allowed. Any outside drying apparatus must be attached to the rear of your RV unit. No appliances or household furniture may be set up outside your RV unit. Boats and utility trailers are not to be parked on your site. Only a 3’X 3’X 2’ stack of campfire wood is allowed to be placed neatly outside next to your RV unit. Campfires are allowed in fire rings only. Please do not move any fire ring. The Campground will place all fire rings. TAXES 2 If a taxable body should impose a tax on a Recreational Unit, screen porch, deck, or any other personal or real property tax assessment, the item shall be the responsibility of the Seasonal Camper to pay that tax to the taxing body or through payments to the Campground. VEHICLES AND PARKING Parking space sufficient to accommodate one vehicle is provided for each site. There shall be no more than two vehicles parked on any one site at any time. Please DO NOT PARK on vacant sites, roads, or any grass area. If there is an issue with guests and visitors parking, please see the Office for a pass to park in the paved visitor parking area outside of the Seasonal Gate. Golf carts are considered a vehicle. Golf carts must be powered by electric and be equipped with headlights if operated after dark. Only those who are 16 & over and licensed, and insured drivers, may operate carts or any vehicle inside the park. All vehicles must be operated in a responsible manner. Vehicle repairs requiring any disassembly of parts are not allowed including changing of vehicle fluids. No bicycle riding or rollerblading after dark in the Campground. USE AND SUBLETTING OF SEASONAL SITE The Seasonal Site is to be used only by the Seasonal Camper who registered at the beginning of the season. Seasonal sites may not be subleased. No peddling, soliciting, or operating a commercial enterprise is allowed in the campground. OVERNIGHT GUESTS AND DAILY VISITORS If you are expecting guests or visitors, you may pre-register them at the Campground Office to receive a parking permit. Guests and visitors must park in designated parking areas either in the Seasonal Section or outside the Seasonal Gate, and display their parking permit. Guests and their actions will be the responsibility of the Seasonal Camper. CHILDREN Parents are responsible for their children’s safety and conduct at all times. Parents are responsible for any and all damage caused by their children. Children of guests or visitors are under the combined responsibility of their parents as well as the Seasonal Camper they are visiting. PETS House pets are allowed in RV units and will be limited to a total of 2 per lot at any given time during the season. When the pet is taken outside, they must be on a leash and be accompanied by the owner. Owners must clean up after their pets. Please act responsibly when taking your pet to the Dog Walk area. Other Seasonal Campers don’t appreciate your pet making deposits of any kind on their sites. Any pet causing noise, disturbance, or complaints from other campers must be removed from the Campground. RESALE OF RECREATIONAL VEHICLE UNITS The Campground Sales Office will handle the sale of used units for a 7% commission. When a unit is sold and the buyer wishes the unit to remain on the site, this must be approved by the Petoskey KOA RV & Cabin Resort. Approval of the unit to remain on the site after it is sold is 3 based partly on the evaluation of the age and condition of the unit and the availability of a Seasonal Site. Granting usage to a new Park Model or RV owner is done completely at the discretion of the Campground ownership. For Sale by Owner: Seasonal residents wanting to sell an RV unit that is parked on a Seasonal Site must first notify the Campground of their intent to do so. Only an approved “For Sale” sign may be used by the owner. Units sold by owner will not be facilitated or shown by the KOA sales office. LODGE BUILDING USEAGE If you have a need to use the Lodge Building for an activity or gathering, please contact management. Should you decide to host an activity or gathering, please be responsible for the set up and clean up of the building. If you require assistance, please mention to management when requesting use of the building. LODGE KEY AND GATE REMOTE As a Seasonal Camper, you will receive a key to the Lodge Building. Those Seasonal Campers who live in the 300 section, will also receive a remote opener for the Seasonal Gate. This gate remote is to be kept by you until you are no longer a Seasonal Camper. MAIL DELIVERY In the Lodge Building there is a mail slot unit. The office will pick up all mail from our mailbox, sort, and place your mail in the slots marked with your name by 3:00 p.m. You are welcome to place any outgoing mail in the basket in the office. If you receive any packages too big for your mail slot, we will first try to deliver them to your site. If you are not at home, we will leave you a note saying your package is sitting next to the mail slot unit in the Lodge Building. Please check your mail slot frequently even though you don’t normally receive mail. Following your departure for the Season, please make arrangements for the forwarding of your mail. The Petoskey Post Office cannot forward any of your mail FROM our address. OPTIONAL MAIL In lieu of receiving your mail at the Campground, you could get a Post Office Box at the Conway Post Office, which is just three miles north of the Campground on US 31. They will forward your mail at the end of the season. You can still receive packages at the Campground and we would handle them the same as under Mail Delivery.
