INTRODUCTION
This Traffic Management Plan has been compiled in relation to a planning application to excavate a basement
at the above address. It is intended to fulfil these requirements within current planning regulations. The
document details proposed vehicular movement and control methods during the project.
SITE DESCRIPTION
Princedale Road is a two way road running off the A402 Holland Park Avenue. The property in question is
situated directly opposite the turning into Penzance Street.
PROJECT SCOPE
The project consists of excavation and construction of a basement under the existing building. In addition a
front light well will be created.
PARKING SUSPENSIONS AND SITE SETUP
It is intended to apply for two bays to be suspended during the period of the works. These bays will be used
for housing a skip and for the unloading and storage of materials delivered to the site. These suspensions will
also ensure that no deliveries and material movements would need to be undertaken over parked cars.
Site Setup – A hoarding will be erected at the front boundary to the property. No disruption will be made to
pedestrians passing by.
Access to the site will be through the front of the building.
It is proposed that the skip will be enclosed with hoarding and that the skip will be either removed or emptied
by a grab lorry parking alongside the skip. The road is wide enough at this point that any such operation will
not cause a blockage in the street. Any unloading / loading will be carried out with a banks-man.
If investigation on site shows that it is possible to install a conveyor belt to transport spoil mechanically to the
skip then the design of this will be agreed with building control and will be boxed in so that use of the
pavement by pedestrians can continue unhindered.

Note: The site benefits from an off road parking space for the duration of the project for use of the project
manager and/or site operatives.
LARGE VEHICLE MOVEMENTS
All large vehicles can approach from either direction, stop alongside the site and depart without the need for
turning around. A banks man will be employed where necessary.
SPOIL CLEARANCE
Any spillage onto the pavement or highway will be immediately swept up and washed down if necessary.
Programme
Excavation will commence from week 1 of the project.
Concreting will commence from week 3 of the project.
The construction of the concrete shell of the building is predicted to take 16-20 weeks.
MANAGEMENT
We will nominate a site manager and a project manager responsible for the construction section of the works.
Their contact details will be notified to building control prior to work commencing.
SUMMARY
We do not envisage there being the need for any diversions or serious disruption to traffic during the
construction phase of the project.
