Below are short stories about our successes with three landmark properties: BEAR MOUNTAIN The Bear Mountain Inn and Overlook Lodge Guests Services, Inc. had the pleasure of partnering with New York State Parks in 2009 at Bear Mountain State Park’s lodging facilities. At that time, the lodging facilities comprised 48 guestrooms in Overlook Lodge and the Stone Cottages, with the 15-room historic Inn closed in the throes of a lengthy renovation. Since 2009, Guest Services has steadily grown occupancy throughout Bear Mountain by 21.6 percent. Renovations at The Inn, originally built in 1915, finally concluded in mid-2012 with assistance from the partnership between New York State Parks and Guest Services, Inc. The scope of work added a full complement of amenities for our guests, including a full service restaurant and bar, spa, café and 12,000 square feet of stunning meeting space. 8 The numbers easily illustrate the benefits: since 2010, while still navigating renovations at The Inn, the team of hospitality professionals at Guest Services has grown RevPar by 66.7 percent, and increased ADR by 58.9 percent at Bear Mountain. The Bear Mountain Inn and Overlook Lodge are located on the grounds of Bear Mountain State Park along the Palisades Parkway in New York’s Hudson Valley. Just one hour from Manhattan, Bear Mountain is a traditional “weekend escape” destination for city dwellers. The hotel complex has 63 guestrooms throughout the three lodging facilities (The Inn, Overlook Lodge and Stone Cottages). BEAR MOUNTAIN INN NEW YORK 9 THE IVEY HOUSE The Ivey House is a historic inn and lodge located where the pavement ends and “Old Florida” begins. Everglades City, in southwest Florida, anchors the western perimeter of the world’s largest mangrove forest, Everglades National Park. Guest Services added this remarkable property to our management portfolio in 2007. Together with its sister company located on-site, Everglades Adventures,The Ivey House seeks to expose its guests to the beauty and elegance of the Everglades, while maintaining the authenticity of the history and simplicity of this sleepy fishing village. Everglades City was the headquarters for the development of the first road connecting Tampa and Miami – the original Tamiami Trail. The Ivey House was constructed as a recreational center for the workers building the trail; shortly afterward, the structure was converted into a boarding house. The original lodge still offers shared restroom facilities and a family room for guests to congregate and share the day’s adventures. 10 Expanding the facilities to now include 31 guestrooms, and adding the Everglades Adventures’ excursion desk to book everglades exploits,The Ivey House has had a hand in creating ‘the memory of a lifetime’ for countless guests. Under the thoughtful management of Guest Services,The Ivey House has realized consistent and stable lodging performance growth. From 2007 to 2013, lodging revenue has grown 31 percent, which shows remarkable, sustained progress for a property of this size. The western Everglades attracts a strong European travel market, and a marketing focus on that segment has proven extremely successful. At the core of the mission statement for The Ivey House is “encourage appreciation and knowledge of the Everglades area’s unique natural history as well as creating environmental awareness to inspire stewardship.” Creating and sustaining an environment that is eco-conscious was always of the utmost importance to the owners of The Ivey House, as it is to Guest Services. In October 2007, The Ivey House was designated the first ‘Green Lodging’ facility in Collier County, Florida. THE IVEY HOUSE FLORIDA 11 DOUBLETREE SUITES BY HILTON NAPLES The DoubleTree Suites by Hilton Naples opened its doors in 2000. Guest Services developed, built, and has managed The DoubleTree Naples since its inception, and is proud to now manage the most award-winning Hilton property in the world. The DoubleTree Naples embodies the Hospitality Standards of Excellence that are the foundation of the culture of Guest Services – with pillars of warmth and sincerity, excellent customer service, respect and positive attitude. The property itself does not exemplify what one would think of as a beach destination – it is neither located on the beach, nor in a traditional tourist area. As a result, it naturally became a favored location for corporate travelers. However, while cliché, it is absolutely true that the staff have made the DoubleTree Naples into the storied destination that it is today. They have built a reputation for effortless hospitality and gracious service that now attracts, in equal measure, leisure and corporate travelers and the group meetings market. This diversity in portfolio allows the DoubleTree Naples to report strong year-round revenues despite the seasonality of southwest Florida’s travel market. DOUBLETREE SUITES BY HILTON NAPLES FLORIDA 12 This uncompromising service does not preclude the DoubleTree Naples from being profitable. After stabilization in year four, the hotel has not realized an annual occupancy of less than 68.8 percent in its history with RevPAR maintained at more than $75.00 annually – even through the recession of 2008 - 2009. Since opening its doors in 2000, the DoubleTree Naples has also won Hilton’s coveted Connie Award – bestowed on the top-performing DoubleTree Hotel in the world – a record 10 times. No other DoubleTree has won this prestigious award more than twice. Located on 3.6 acres of peninsula on the Cocohatchee River in Naples, Florida, the DoubleTree Suites by Hilton Naples offers 101 suites. Hotel amenities include two full-service restaurants, riverside heated pool and hot tub, 24-hour business center, and a Fitness by Precor fitness center. 13 Nearly a Century of Service Guest Services has been welcoming guests with our warm hospitality since 1917.
