They recently have had to put up their home for a short sale due to the continuing crisis in the real estate
market. This is the major factor that is affecting Jack and Jill’s credit score’s (see attached credit letter of
explanation).
Both tenants are employed full time with a combined monthly income of over $10,100. They also have over
$15,336 in cash reserves available which is more than enough to guarantee rent payments. Their main focus
is to find a place to call home for at least the next 2 to 3 years making them excellent long term tenants.

Like many others today, Mr. & Mrs. Doe are recovering from the loss of
their home due to a short sale.
When the mortgage bubble burst in late 2008, Mr. & Mrs. Doe were stuck
with a mortgage payment that they could barely afford. They attempted
several options with their lender, including a loan modification, but were
ultimately denied. After weighing the options that remained, they chose to
short sale their home instead of draining their retirement and reserves
waiting for the market to rebound. This resulted in there once good credit
being ruined.
After close review, in addition to the short sale having a negative effect on
their score, we have found a number of errors and old accounts that need
to be resolved on their credit reports. These items are in the process of
being corrected or paid off.
They have also been counseled and educated and will be cleaning and
building their credit over the next 6 to 18 months. As a result, they will see
significant score improvements.
They have always paid their rent/mortgage on time and have provided
verification of their good standing with past landlords, as well as evidence
of them keeping their mortgage payments current till the short sale.
