Marketing and Venue Co-ordinator - Application Pack (June 2014)
What do we do?
Ethical Property is one of the UK’s leading social businesses. We aim to ensure that commercial property supports the creation of a better world, through the provision of:
Workspace to charities and other values driven organisations,
Retail space that supports small businesses and social enterprises and
Workshops for organisations in creative industries.
We own 15 centres in England and Scotland, and manage a further eight on behalf of like-minded landlords. We currently employ over 70 employees and support over 800 organisations working in a wide variety of sectors. Our centres are managed to minimise energy use, waste, car travel and the use of harmful materials while offering tenants modern, affordable and flexible space, managed in a transparent and supportive way.
Whilst social and environmental values drive everything that we do, making a profit is an essential element of our
‘triple bottom line model.’ Paying a dividend regularly and managing our properties so as to increase the long-term value of our shareholders’ investment is necessary to attract the capital we need to put our principles into practice.
Above all however, we are focused on providing space that facilitates the sharing of resources and the creation of a communal working environment, while removing the complexity and bureaucracy that often exists when renting property.
Plans for the future
Ethical Property has weathered the recession well. We have continued to pay a dividend every year, and have had about half the empty space of our more traditional competitors. However, we are now experiencing more demand for space than we ever have done in our history, and the completion of The Foundry project in London, our biggest project to date, has increased our profile.
We have ambitious growth plans; in the short to medium terms this is likely to include new projects in Manchester,
Cardiff and London but in the long term we aspire to be the space provider of choice for all socially driven organisations. Our joint venture, Ethical IT, is equally ambitious. Ethical IT, which expects to have a turnover of about
£1m this year, provides IT support to our tenants and many organisations based elsewhere.
It is therefore a very exciting time for Ethical Property, and we have considerable potential to expand. Such a level of growth within Ethical Property and Ethical IT requires a Chair who can lead that evolution while staying true to the values that drive us.
Our values
1.
Equity and fairness – through the provision of property we support organisations that are striving to create a more equal and just society.
2.
Sustainability – we support physical and social structures that lead to a sustainable lifestyle with a positive environmental impact that uses only our fair share of the planet’s resources.
3.
Responsibility – every decision we make will take account of financial, environmental and social impacts.
4.
Collaboration and partnership – we believe that the world’s problems are better solved by people working together rather than alone.
5.
Learning – we will implement a process of continual learning, with regular evaluations of our services and practices to ensure we constantly evolve the way we do business with the aim of ensuring best practice.

Quintessentials
The Quintessentials state the principles and practices that we and other members of the Ethical Property family work towards. The aim is to ensure that we enshrine our values in all that we do and present them in a document that is a public and transparent statement of how we work.
The document states our five fundamental principles:
1.
The Triple Bottom Line: Investment in Ethical Property offers investors a financial, social and environmental return.
2.
Ethical Client Criteria: Property and services are provided to organisations that meet the ethical criteria.
3.
Ethical Management: Ethical Property manages its business in a way that demonstrates its ethicality.
4.
Ethical Governance: Ethical Property maintains a high standard of governance, transparency and honesty in their business, and has governance procedures in place which safeguard its ethicality.
5.
Transparent Reporting: Ethical Property’s social, environmental and financial performance is reported clearly, openly and honestly to stakeholders.
These principles are measured through a series of indicators, five of which are critical to distinguishing an Ethical
Property organisation from any other property company.
Members of the Ethical Property Family must:
1.
Be built upon a mission that highlights, through property, that the organisation promotes a more just, equitable and sustainable society
2.
Be measured against the family Performance Indicators and published annually
3.
Provide measurable and time-specific plans for the achievement of family’s Performance Standards where not yet attained
4.
Ensure that the Family’s Ethical Criteria are met by at least 80% of their customers
5.
Ensure that their financial model offers their customers good value for money.
