During the last two years, the Foundation has helped build or renovate
more than 27,000 homes for families across the country. While the issues
around the increasing number of mortgage defaults and foreclosures
and the rippling effect on entire cities and regions have attracted much
attention in this time, we have partnered with nonprofit organizations and
local leaders to help families move into homes that they can afford to live
in for years to come. This means that the mortgage or rent is manageable, but that’s just the beginning. We also
work to ensure that the home is efficient so utility bills are affordable; that the location is close to schools, stores
and jobs so transportation costs are low and commutes are short; and that the community includes parks and
trees so residents can enjoy healthy, safe places outdoors.
Taking this comprehensive view of what makes a home affordable creates an impact that extends far beyond
the residents themselves. While vacant and dilapidated houses destroy the worth of entire neighborhoods,
when people take pride in their homes and maintain them, property values improve. Over time, residents
become more involved in their neighborhoods, schools and nonprofit organizations, creating stronger, more
vibrant communities and reducing crime. Something as simple as a family planting a tree in their front yard
demonstrates an investment in their community and a commitment to its future. The results of the initiatives
outlined in this report demonstrate clearly that a stable home that is healthy and affordable can be the starting
point of long-term success for an individual, a family or an entire city.

The Alhagi family was struggling to make ends meet in the old house they rented outside Portland, Ore.
Like many young families, Nicki Alhagi and her husband had a hard time paying for rent, diapers for their two
daughters and the heating bill. On top of that, she frequently missed work because the moldy air in the damp
home caused the girls to suffer with asthma, which required repeated, costly trips to the doctor. Though the
Alhagis looked for a healthier, safer place to live, nothing was affordable, even with their two incomes.
When the Alhagis heard about Oleson Woods, an apartment development built by Community Partners
for Affordable Housing, they felt that they would finally be able to make it. “This was a true godsend,”
Alhagi says of discovering Oleson Woods, the green, affordable community developed with a grant from
The Home Depot Foundation. “Since we moved here, we’ve all been so much healthier. Every day, I think,
‘Thank you, thank you, thank you.’ Living here has been so positive for my family.”
The apartments offer families with moderate incomes attractive townhomes that are close to stores, public
transit, schools and jobs. The units incorporate energy-efficient lighting, appliances and heating systems;
extra insulation; and paint and cabinets that do not put harmful gases into the air. In addition to these features
that make the homes more affordable, the complex includes a community center where neighbors can gather
and a playground and walking trails through adjacent woods where residents can enjoy the outdoors.

The major motivation for the Habitat for Humanity
affiliate in saint louis, mo. is to build safe, decent
and affordable homes that its homeowners can
own for a lifetime. To achieve this goal, Habitat
for Humanity Saint Louis has sought to reduce utility
costs, create a healthy indoor environment and
incorporate durable materials that fit into the overall
design of the house. By focusing its efforts on these
elements, this Habitat affiliate builds homes that
families can truly afford and enjoy over the long term.
When James and Brenda Grant began searching for
a home for their family, they realized that a Habitat
home would meet their needs and would provide
a healthy home where they could afford to raise
their son. The home the Grants purchased was
built as part of the Partners in Sustainable Building
program created by The Home Depot Foundation
and Habitat for Humanity International. Through the
program, Habitat affiliates in the United States and
Mexico can receive funding and resources to assist
The Grants’ energy costs are

in making their homes more energy efficient and sustainable. This will enable affiliates to build at least 5,000
homes according to nationally recognized green building standards. The Partners in Sustainable Building
program also provides in-person learning opportunities, regional training scholarships and online resources.
Because of the funding Habitat for Humanity Saint Louis received from the Partners in Sustainable Building
program, the Grants’ home is very efficient, using less electricity and water; very durable, meaning lower
maintenance expenses; and provides a healthy indoor environment. All of this adds up to a home that will be
comfortable for the Grants — and their checkbook — for many years to come. To explain what their house has
meant to the Grant family, James says simply, “What Habitat has done for us is a miracle.”

early in 2008, The Home Depot Foundation,
The Home Depot stores and Gifts In Kind
International launched a groundbreaking
product donation program called “Framing
Hope.” During the year, The Home Depot
stores donated over $9.1 million in
merchandise to local nonprofits, which
incorporate the products in their efforts to build
and maintain homes in their communities.
Because of Framing Hope, these clearance
products and display samples are being put
to use in homes of moderate-income families
rather than being discarded. In fact, in the

program’s first year, over 3,500 tons of
products have been diverted from landfills.
As the executive director of one of the

“Through this opportunity… [we] have been
able to provide plumbing and electrical
fixtures, rugs, building materials, tools and
outdoor supplies… With the generosity of

that live in our communities can now have
access to quality household goods that they
would have never been able to purchase on
their own. Our organization is grateful for

At the end of 2008, the Framing Hope
program was operating in more than 800 The
Home Depot stores, and we are extending the
program to more stores in 2009. Additionally,
we will pilot a warehouse concept to distribute
products to smaller nonprofits that lack the
scale of operations to absorb all of the
products donated by a store.

The keys to a house or apartment are handed over, the
furniture is in place and the moving boxes are empty, but we
know the work of establishing a stable home has just begun.
When we talk about a “home,” we don’t mean just inside the
four walls of a house or even the yard contained within the lot
lines. Instead, we think about the health and sustainability of the
entire neighborhood, which we know has an enormous impact
on the financial success and quality of life of a family. We
believe that people of any income should live where they can
enjoy being outside; where trees provide shade and protection
for their homes and clean the air and water; and where children
attend schools that help them learn and prepare them to

neighborhoods
succeed. That’s why we support the planting of trees in parks, along streets and in schoolyards; the building
and refurbishment of community play spaces; and the revitalization of school facilities.
In 2008 alone, the Foundation supported the planting and restoration of over 200,000 community trees; built
and refurbished 159 playgrounds in parks and near schools and homes; and invested thousands of hours of
volunteer time working with our neighbors to build stronger communities. We make these investments because
we know that the benefits of improving a neighborhood impact each of the families that live there and extend
throughout the broader community as well. By investing our money, time and effort in our communities, we can
see the results as families enjoy new parks, trees provide cooling shade and children take pride in a newly
painted classroom. They also achieve financial stability as property values of homes increase, utility costs
decrease and employers move in. Perhaps most important are the less visible changes, such as the important
relationships that are formed, the feelings of pride and ownership in the community that are instilled and the
healthier, more enjoyable lives the kids can lead.

C ommunities, just like homes, require maintenance and continuing investment. We all know that doing
a home improvement project often means that you have to get dirty, and building a stronger community also
requires a little sweat and elbow grease. For The Home Depot Foundation, our supplier partners and Home
Depot associates, volunteering with our neighbors is not only part of what we do, it’s part of who we are.
A
personal iNvesTmeNT:
sweAT equity
Almost any day of the week, you can find our associates giving their time and energy to improve their community
through our employee volunteer program, Team Depot. From caulking drafty windows in homes to planting
trees in parks, painting murals at underserved schools, and replacing doors in community centers, our
associate-volunteers are the lifeblood of many projects. For example, through the Trees for Success program
with the National Arbor Day Foundation, we worked in communities across the country to educate school
children about the ways trees can make our cities healthier places to live. But we weren’t just talking to the kids
about trees, we were helping them plant hundreds of large trees too. Side by side, Home Depot associate –
volunteers and school children have planted hundreds of large trees at their schools. Having made this
personal investment of their time, not one of these volunteers will pass a place where they worked without
checking on whether their trees — and their community — are thriving. We are especially proud when our
supplier partners work beside us on these projects, as many did this year when we framed 40 houses in
five days during the Habitat for Humanity Jimmy and Rosalynn Carter Work Project in Biloxi, Miss.
Community partnerships are always important, but never more so than in times of natural disaster. Since
Hurricane Andrew hit South Florida in 1992, communities have looked to The Home Depot and our associates
for help during natural disasters. During 2008, we cleared debris after hurricanes in Houston, tarped damaged
and leaking roofs after tornadoes in Atlanta, and supported the Red Cross’s response to California wildfires.
When the Mississippi River breeched levees in Missouri and damaged more than 600 homes and businesses,
nearly 150 Team Depot volunteers from 28 stores removed trash, gutted flood-damaged homes and did
anything else they could to help their neighbors. Resident James Newton expressed his appreciation for the
volunteers’ hard work by saying, “What they’re doing in three or four hours would have taken us weeks.
If I get the electricity on, I can move back in. I don’t need walls and stuff to live… I just want to get home.”

A t times, we believe the opportunity to help a community transform itself requires a deeper, broader
and more enduring commitment than a typical grant or volunteer project allows. In those situations, we
have made investments in partnership with the leadership of specific cities and local nonprofit organizations to
foster long–term change. These commitments are focused in small geographic areas where we intend to
demonstrate the benefits of taking a comprehensive approach to affordable housing and community
revitalization. In these situations, we also leverage our relationships with national nonprofits that provide
training, technical assistance and additional funding. In cities such as Minneapolis, Philadelphia, Detroit and
Atlanta, we have made multi-year pledges of funding, expertise and volunteers to make lasting impacts and
meet a broad array of issues that directly affect the lives of families.
For example, in Detroit, which is experiencing one of the highest foreclosure rates in the country, we have made a
monetary grant and committed 10,000 volunteer hours to catalyze community reinvestment. The Foundation’s
support is going to build 35 energy-efficient townhomes on vacant lots using geothermal heating systems to keep
the units truly affordable in the face of rising utility costs. The plans call for the preservation of greenspace where
trees will be planted and for locating the homes near a community park and adjacent to two schools, so residents
and their children will have easy access to resources to help them learn and play in a healthy environment. In
addition, Team Depot associate-volunteers are committed to investing their time and energy to improve the
neighborhoods over the next several years. To kick off this partnership, more than 275 Team Depot volunteers
transformed six blocks of the community in July by planting trees, creating a community garden, landscaping
flower gardens in vacant lots, clearing brush and litter and building planter benches.
In Philadelphia, we have made a four-year commitment to bring about both immediate change and long term
solutions to a neighborhood that has struggled economically and socially. The goal of the Foundation’s efforts
in partnership with the city is to create a lasting community network and infrastructure for the area that will
catalyze revitalization. To do this, we are supporting the construction of a new apartment complex adjacent to
a commuter train station, upgrades for nearby existing homes to make them more energy- and water-efficient,
and improvements to the streets and sidewalks that make them pedestrian friendly and provide shade from trees.
The plans also include workshops and community development activities for residents in which Home Depot
associates will participate. By working not only to provide homes for families but also to ensure that the entire
neighborhood succeeds, the Foundation is contributing to the long-term quality of life for all of the residents.

The economic, social and environmental issues facing our country are felt most directly at a local level,
in the neighborhoods and on the streets of our cities. Leaders of cities are working to find solutions to
problems as diverse, yet interconnected, as the lack of affordable housing, increased foreclosures, creation of
jobs, rising energy costs, increased traffic congestion, lack of convenient public transportation and loss of trees
and parks, all while balancing a budget. More and more, city leaders are recognizing the economic case for
green building, sustainability and smart growth, and they are seeking real-time information and answers to
practical questions.

called the Sustainable Cities Institute. Expanding
upon the partnerships we have established with
numerous mayors in their individual cities, the

incorporate the principles of efficiency and
conservation into their daily work. Through the
Institute, we intend to enhance the quality of life
and economic vitality of cities of all sizes
throughout the country.

The Home Depot Foundation saved the following resources by using New Leaf Reincarnation
Matte paper: 10 fully grown trees, 2,233 gallons of water, 5 million BTU of energy, 488 pounds
of solid waste, and 825 pounds of greenhouse gases. Calculations based on research by
Environmental Defense Fund and other members of the Paper Task Force. Reincarnation Matte is made
with 100% recycled fiber and 50% post-consumer waste, processed chlorine free, and manufactured
with electricity that is offset with Green-e ® certified renewable energy certificates.
Additional resources were saved by printing on a waterless press with non-toxic soy ink.
