New Bowling Center Study A New Entertainment Venue for Hart County Gregory Payne 2/14/2013 Bowling Center Requirements The most critical decision when deciding to construct a bowling center is the number of lanes. Industry standards, according to interviews with personnel at Brunswick and QubicaAMF, are one lane per 2,000 people in the geographic area. The total equipment costs for each lane including balls, bowling pins, retrieval machines, etc., is $50,0001. Including the land, building, equipment, and additional facilities, the average all inclusive cost per lane is $165,0002. The necessary equipment for a bowling center has expanded over the years. It is more than just bowling balls, pins, shoes, and ball retrieval machinery. Many new centers have computerized scoring systems and high definition monitors to display each bowler’s progress. High definition televisions can be installed above the bowling lanes to allow patrons to watch other televised content. The advent of cosmic bowling requires the installation of special fluorescent lighting and smoke machines. Bowling centers are no longer just places to bowl. They have become multi-purpose entertainment facilities. Patrons can play video games at an arcade or engage in a game of laser tag. A new phenomenon is laser maze. It is a less aggressive form of laser tag. Instead of utilizing apparatuses that appear similar to armored vests and guns, a maze of lasers is constructed. This less violent approach appeals to parents with younger children. In rare instances, some bowling centers have movie theatres adjoined to the facility. At the very least, a bar/restaurant is on the premises so patrons can purchase food and drinks. These extra amenities occupy 50% of the available floor space. The reason for adding amenities is that, in the event that all lanes are in use, patrons just entering the bowling center will have other activities to occupy them and wait for lanes to open rather than leave to seek entertainment elsewhere. The most common design of the past is the traditional bowling center. These centers have 16-24 lanes. The second type of bowling center is the boutique. These are centers with 10 lanes in smaller buildings. Boutiques have different color schemes and access points. A lounge/restaurant is adjoined that caters to the adult population. A full service bar and pool tables are in the lounge. Sometimes, a dance floor is included. Admission to the lounge area requires the patron be 21 years of age or older. This area can be accessed from the bowling lanes or the parking lot. The third and final type of bowling center is the hybrid center with 8-10 lanes for the boutique and 10+ open lanes. Hybrid centers provide an adults only area in the boutique portion while still allowing open bowling for families and children. Most of the bowling centers cited from research have 2-3 acres of land for the building and parking lots. Regarding internal floor space, 1,100 square feet are required for each bowling lane. According to QubicaAMF, the cost per square foot is $80. The timeline for construction of a bowling center varies. A newly erected facility can be completed as fast as nine months. That projection is highly optimistic. A more realistic timeframe is one year. If the plan is to develop a bowling center from an existing structure, the best targets are old supermarkets and Kmarts. The timeline for such a development is six months. Demographic Data The target demographic for the Hartwell bowling center is under 18 years of age population of Hart County and the surrounding counties of Elbert, Franklin, and Stephens. Anderson County in South Carolina is another county in close proximity to Hartwell. Each of the surrounding counties is no further than 34 miles (Toccoa, GA). The commute time in normal traffic from Toccoa to Hartwell is 45 minutes. Of the approximately 282,000 people in the neighboring counties, 23% of the population is within the target age range. The median household income for the surrounding counties is $36,352. With the exception of Carnesville, all of the largest cities median households fall below the county standards. According to a study conducted by the White Hutchinson Leisure and Learning Group, bowling has become an increasingly popular form of entertainment among the younger demographics in the United States. 63% of all bowling center patrons in 2011 were 34 years old or younger. 71% of all bowling center patrons fall between the ages of 18-64. The highest age deciles by percentage are ages 25-34 (22%) and ages 35-44 (17%). The national population grew by 3% from 2007-2011. However, the number of people above the age of 6 who bowled more than once per year declined by 10%. When examining the available data from the most recent census, it is obvious that the highest clusters of people are in the age range of 45-54 which coincides with the baby Boomer generation. The Georgia Department of Transportation uses traffic stations to measure the directional traffic during a 48 hour period. Station 197, located at the intersection of East Franklin Street and Maple Street, is the closest station located less than one block from the Dairy Queen. In 2011, the traffic count was 16,290, which means that was the number of vehicles estimated to pass the station in both directions. Extrapolated for a full year, 2,972,925 vehicles are estimated to pass by the Dairy Queen. Good visibility, easy access, and high traffic count all lend themselves to effective locations. Maintenance Zoning Ease of maintenance contributes greatly to your bottom line and your overall appearance of quality. Consider all materials based on their life-span and required care. Zoning can be a deciding factor in your bowling center location. Consider building expansion and additional services as well. Be aware of any ordinances that could affect your future plans. Since reliable equipment is the key to happy bowlers, it is essential to provide proper, effective Brunswick pinsetter and lane maintenance training for your maintenance team. Brunswick Build-To-Bowl project Parking Requirements Signage Check your local government guidelines for the required number of parking spaces based on the size of your center. Parking will also be governed by the number of entertainment venues included in your project. The design of your signage is very important. It is a big part of your brand identity and should make a statement. They attract attention and can be seen from a greater distance. 1 | 2 Existing Building Bowling Lane Widths There may be existing structures that can be adapted to the needs of a bowling facility. Just be sure to consider the costs of bringing an existing building up to local regulations and compare those costs to new construction. For example, an existing building may require the following renovations: 2nd floor facility elevator, handicap access, proper water pressure, proper sprinkler system, electrical power accommodating the building size, roof inspection for leaks and wear, HVAC operation, sufficient ceiling height, and sufficient spacing for lanes between post rows. The following dimensions are net measurements of uninterrupted lane widths only. Additions should be made for columns, walls, and passages between or beside lanes. When designing a new building, the structure should have a clear span in the bowling equipment area and a ceiling height of at least 10’ (3.05 m). Bowling centers require specific heating, cooling, humidity, and electrical control systems. Discuss these requirements and their costs with the proper professionals before making your decision on an existing facility. Building Size To help you determine the size of the building, use the “Bowling Lane Widths” chart and decide what other services, entertainment, and amenities you would like to provide. The width of the building is determined by adding the thickness of outside walls, the width of side aisles, and the required space for columns, if any, to the width of the uninterrupted bowling lane bays. These new center concepts include Family Entertainment Centers, Boutique Bowling Centers and Hybrid Centers. A knowledgeable Brunswick representative will help you identify the type of center that is most appropriate for your market. Traditional bowling centers are primarily focused on bowling and include a limited number of entertainment venues, typically featuring a game room and billiards area, pro shop and bar. Beverages play a strong role at traditional bowling centers and the food is usually limited to snack bar offerings. Family Entertainment Centers (FECs) are designed to provide entertainment in the form of bowling and various other venues. These venues may include arcades, laser tag, go karts, bumper cars and party rooms in addition to the venues found at traditional bowling centers. The food offering at FECs is enhanced to match the atmosphere and beverage service plays a strong role. Typical options include snack bar, food court and branded concepts. Boutique centers are focused primarily on entertainment and socialization with full service, upscale food and beverage offerings. Bowling is the primary form of entertainment, but is a smaller component of the business and is set in a contemporary, social atmosphere. Boutique centers offer ancillary entertainment options such as live music, billiards, virtual/cyber gaming, and bocce as additional sources of revenue. Hybrid centers are designed using the FEC and Boutique bowling center concepts in the same venue, with a combined focus on bowling, games, a multitude of entertainment venues, and upscale food and beverage offerings. An ultra-modern VIP bowling area is typically available for groups and private parties in Hybrid centers. The I-joist foundation is a precisely engineered product that will provide the most stable and rigid foundation. The result is a foundation that will keep the lane flatter longer, which over time will save maintenance expense and provide the bowler with more consistent lane conditions. I-Joist Concrete Floor Hardening and Dust-Proofing n Floors are usually poured in strips rather than in one pour. Be sure to “key” the concrete to ensure the waterproof quality and avoid “heaving”. n The need for, type, and location of expansion joints must be determined by the architect. n Concrete in the bowlers’ seating area should be thick enough to accept a 4” (10.16 cm) anchor for seating and other related equipment. n Bowling lanes are installed on a waterproof, reinforced concrete slab poured over compacted fill. In the lane area, the surface must be power-troweled and level. A close tolerance of 1⁄2” (1.27 cm) will avoid excessive shimming of lane foundations. n The GS-X Pinsetter area and service aisles should be power troweled, hardened, and dust-proofed concrete. Concrete not covered with tile or floor covering should be permanently sealed. Second Floor Installation n If lanes are to be installed on the second floor or higher, you must provide a floor strong enough to carry the load of the bowling equipment and public occupancy. n Consider the noise in the spaces below and adjacent to the lanes. Soundproofing may be required. n Your floor must be constructed to limit vibration. Your architect or engineer must certify the floor on the Brunswick floor-loading certificate. Drying Time n It is the customer’s responsibility to provide concrete conditions conducive to installation. Concrete drying time and pH levels can vary. Consult your architect and concrete contractor to ensure concrete is completely dry and pH levels are within the desired range. Fire barriers between the ceiling and the roof deck will often provide insurance savings. Ceiling n Ceiling structure and material should be chosen carefully. n The ceiling height may be 10’ (3.05 m) to 12’ (3.66 m) above the lane surface. A 12’ (3.66 m) ceiling is recommended. This height may be 10’ (3.05 m) to 12’ (3.66 m) above the lane surface. Before pouring concrete, all conduits or wireways must be securely placed and checked for accuracy of location Vapor Barrier It is recommended that concrete floors be poured over a suitable vapor barrier. Polyethylene can be used. It should also be placed so it will not be punctured when bowling equipment is fastened to the floor. Subsoil should be termite-proofed where required. Drains and pipes that require replacement or service should never be placed in or below the concrete in the lane area. Lighting Ventilate the truss area between the ceiling and roof to prevent mold and discoloration from dampness. Concrete in bowlers’ seating area should be thick enough to accept a 4” (10.16 cm) anchor for seating and other related equipment. Brunswick Preplanning guide n Structural Requirements n Regardless of the type of ceiling material selected, provisions must be made for supporting Brunswick overhead scoring equipment. nA Brunswick Overhead Support Certificate must be signed by the architect or engineer. Clear Span Ceiling nA clear span is the ideal type of ceiling for bowling installations. Plan to run trusses the full length of the lanes rather than the width. This allows for easier future expansion while still providing a clear span. A catwalk should be installed over the lanes to facilitate maintenance of ceiling, roof, and electrical wiring. n Restroom and storage area ceilings should be “fixed” rather than suspended. Columns 2’ (.61 m) 22’7” (6.89 m) Interior support structures are common in existing buildings. 16’ (4.91 m) Columns in the Lane or Bowlers’ Area nWhere supports for the structure above the lane are necessary, it is desirable to use a minimum lateral spacing between columns of 22’ 7” (6.89 m) per four lane bay plus 1” (2.54 cm) for clearance to reduce noise transmission. n The 16’ (4.91 m) approach area and at least 2’ (0.61 m) beyond the foul line should be kept free of columns, if possible. Energy Management and Lighting Energy Management Efficient heating, air conditioning and environment control are paramount to establishing a comfortable setting for the customers and employees of this entertainment center. This must also be considered for the proper operation and longevity of the bowling equipment as well as overall maintenance of the center. Items such as airflow, filtration, and stable relative humidity of 45% along with a consistent temperature of 72˚ fahrenheit (22.2˚ celsius), are important factors that an architect must consider when designing a project. An automated management system for controlling the center’s total environment is recommended. This will allow you to achieve a comfortable center as well as help control operating costs. Lighting It is important to provide proper lighting to create the desired environment for your customers. Take into consideration the type of event you are hosting and the specific venue. During the course of league or competitive bowling, the lane area should be well lit. The lighting system should be flexible in order to change the mood of the center with black lights and Cosmic Bowling® lighting for entertainment, parties, and casual bowling events. Consider specific lighting applications for each area of your center, including your front entry way, front desk, bar, restaurant, meeting rooms, game rooms, etc. It is recommended that the architect work with Brunswick consultants that are familiar with both bowling and entertainment venues. 5 | 6 Building Layout Interior Design n Side aisles should be reserved for access to pinsetters and service areas. It is recommended that only authorized, trained personnel are allowed in the pinsetter working area. Provide a locked aisle way door leading to the pinsetters. The width of side aisles is determined by the width of the building. A side aisle width of 3’ (0.91 m) is suggested. If no side aisle is provided, at least 1’ (30.5 cm) should be allowed from the outside edge of the gutter to the wall giving bowlers freedom of movement on the approach. n Take care when planning for traffic patterns now and in the future. Consider how patrons will access the control counter, spectator areas, and food and beverage service. n Facility planning can affect the efficiency and quality of housekeeping and other operational needs. Make sure your plan takes all general facility service requirements into account. n If offering a full service dining and cocktail lounge, it is recommended that you provide a separate entrance in addition to the bowling center entrance. n It is important that you consult with your architect and interior designer to ensure an entertaining, functional center. n Carpet is recommended in the concourse to trap dirt that otherwise might be carried onto the bowlers’ area where it could damage approaches and lane surfaces. n Choose materials that are durable and easy to maintain, in colors that will not be quickly outdated. Static-free materials are recommended. nDiscuss acoustics with your architect. The satisfying crash of the pins when a bowler makes a strike should not be eliminated, but care must be taken to ensure that the sound of the pins does not become overwhelming. Almost any type of permanent building is adaptable to a bowling lane building if it is large enough and approved for such use under local building and public codes. Ideally, it should have a clear span in the bowling equipment area. Any type of construction should be considered in relation to the insurability of the structure and on the contents of the building. Check with your insurance agent before initiating construction plans. TRADITIONAL BOWLING CENTER Traditional bowling centers are primarily focused on bowling and include a limited number of entertainment venues, typically featuring a game room and billiards area, pro shop and bar. Beverages play a strong role at traditional bowling centers and the food is usually limited to snack bar offerings. Type of Business 1-1 BOUTIQUE CENTER Boutique centers are focused primarily on entertainment and socialization with full service, upscale food and beverage offerings. Bowling is the primary form of entertainment, but is a smaller component of the business and is set in a contemporary, social atmosphere. Boutique centers offer ancillary entertainment options such as live music, billiards, virtual/cyber gaming, and bocce as additional sources of revenue. 1-2 Type of Business FAMILY ENTERTAINMENT CENTER Family Entertainment Centers (FECs) are designed to provide entertainment in the form of bowling and various other venues. These venues may include arcades, laser tag, go carts, bumper cars and party rooms in addition to the venues found at traditional bowling centers. The food offerings at FECs is enhanced to match the atmosphere and beverage service plays a strong role. Typical options include snack bar, food court and branded concepts. Type of Business 1-3 PROPERTY Location Locations containing restaurants, theaters, taverns, and other entertainment venues near residential areas are a good choice. Good visibility, easy access, and high traffic count all lend themselves to effective locations. Zoning Zoning can be a deciding factor in your bowling center location. Consider building expansion and additional services as well. Be aware of any ordinances that could affect your future plans Property Size Your desired center size (lane quantity) and supporting services will dictate the size of your property. EXISTING BUILDING VERSUS NEW BUILDING CONSIDERATIONS There may be existing structures that can be adapted to the needs of a bowling facility. Just be sure to consider the costs of bringing an existing building up to local regulations and compare those costs to new construction. For example, an existing building may require the following renovations: second floor facility elevator, handicap access, proper water pressure, proper sprinkler system, electrical power accommodating the building size, roof inspections for leaks and wear, HVAC operation, sufficient ceiling height, and sufficient spacing for lanes between post rows. When designing a new building, the structure should have a clear span in the bowling equipment area and a ceiling height of at least 10' (3.05m). Bowling centers require specific heating, cooling, humidity, and electrical control systems. The future long-range planning for the surrounding area, including zoning changes involving buildings, future road construction, or anything which could alter the present character of the property should be considered. Consider the following before buying land: 1. Zoning of land restricting commercial business or parking. 2. Nearby church or school building restricting the traffic or sale of alcoholic beverages. 3. Maximum future expansion. 4. Drainage requirements, location of sanitary and storm sewer lines, public utilities. 5. Maximum visibility of building from street, i.e., obstructing location of buildings, railroad overpasses, trees, signs, etc., in line of sight. 6. Observing local sound ordinances. 7. Sign location and local codes regarding size. 8. Availability of parking requirements for maximum number of lanes. 9. Distance from bulk of parking to entrance. (This often dictates location of lanes and layout of public area facilities, i.e., reception center, bar, etc., as they relate to traffic patterns within the building.) 10. Traffic flow restrictions to entrances and exits from property. 11. Certified test borings to determine if ground can support weight of a suitable building for bowling. ACOUSTICS All modern bowling centers are being designed with careful consideration given to acoustics. Objectives No sound is so inspiring as the triumphant shout of a bowler and no sound is so sweet to a bowler's ear as the crash of the pins when a strike is made. It is conceded that these noises give the necessary vitality to the game of bowling. However, in the interest of the bowler's comfort and to lessen the fatigue of employees, these noises must not be allowed to echo and reecho throughout the building. It follows then that the principle goal is the rapid dissipation of noise itself. This conclusion indicates that special care must be taken to avoid "over-acousticizing" the lane area. Generally, it appears the noise-reducing efficiency of most acoustic materials increases in direct proportion to the increased size of the space treated. This is due to lengthened reverberation time. Considerations 2-1 Acoustic Considerations It may be necessary to hire an acoustical engineer when lanes are to be installed on a floor where the space below the lanes is to be occupied for any use that would be sensitive to sound, a careful study of the space should be made BEFORE the installation on the floor. The following facts are to be considered: 1. It is the responsibility of the building owner or the customer to provide a floor of the proper floor loading capacity to support the weight of the installation without undue vibration. 2. For acoustical treatment of the area below the bowling spaces, it should be remembered that solid mass prevents sound from penetrating through the floor. 3. There should be ample clearance between lanes and vertical structural members of the building to prevent transmission of noise through the building. 4. Pay particular attention to the location of pipes and ducts which will conduct noise unless they are properly isolated and insulated. 5. Take into consideration adjacent building areas that may be affected by sound, such as residential, restaurants, theaters and other such businesses. Selection of Materials Although they are not necessarily listed in order of their importance, the following considerations are offered to assist in the selection of finished ceiling materials. 1. The coefficient of noise reduction. 2. The flame resistant qualities of the materials as related to fire insurance and local ordinances governing places of public assembly. 3. The weight of the material and required method of erection as related to the structure of the roof or truss. 4. Ability to clean or refinish the material without impairing the acoustic quality of the material. 5. Ability to replace defective or damaged materials long after the original installation. Also, the ability to match the existing material at a later date if the lanes are expanded. 6. Resistance to vermin, fungus, mold, and dust. 7. Light reflecting ability. 8. Resistance to fallout over the lanes and machines. Noise Reduction Coefficients The general rule of thumb is for a noise reduction coefficient (NRC) of .70 to .85 in the pinsetter area and a NRC of .50 to .65 for the balance of the lane area. Hearing protection equipment is required in the pinsetter area. The bar and cocktail lounge is generally based on a NRC of .65 to .75. 2-2 Considerations Frequencies The noise reduction coefficients of varying acoustical materials can be arrived at by considering 125 cycles as being the frequency for rolling bowling balls, 250 cycles for the frequency of human voices, and 500 cycles for the frequency of the pinsetter area, including machine noise and pin clatter. It is obvious, of course, that these evaluations are only approximated since noise often reaches across 2 or 3 frequencies for a brief moment. Correlated Ceiling Plan It is strongly recommended the architect prepare a study of the reflected ceiling plan of the lanes to correlate the location of light units, air conditioning grills or anemostats as well as communication systems, loud speakers, and curtain walls at the masking units. HEATING AND VENTILATION CONSIDERATIONS Costs of Air Handling The selection of heating and air conditioning systems should be made in light of the three costs of each system. They are as follows: Original Cost The initial costs of equipment and installation involves supply and dispersal wells, machinery, controls, duct work, insulation, and installation. It also involves the cost of checking and balancing the entire system under load conditions so it functions as it was designed. Also, add the cost of any special structural requirements needed to accommodate the system. Operating Cost Operating costs involve fuel and power costs, water charges, licenses, or fees. Also consider the cost of chemicals, filter, etc., which would be required in the normal operation of the system. Some systems in some localities require the services of an operating engineer. Proper design of the system can frequently reduce operating cost. Cost of Maintenance and Repairs Cost of maintenance and repairs compute the labor and material charges to perform regular recommended maintenance procedures set forth by the manufacturer's guarantee or warranty. Consider the cost of labor and materials, and the availability of such materials at a later date, necessary to replace working parts of the system. Avoid selecting units containing nonstandard motors, controls, or compressors which cannot be replaced from stock or on short notice. Automatic dampers, etc., must be able to be operated manually for short times in the event of a failure of a control component. Zoning The engineer surveying the requirements for the system may decide to employ a zoned system since the activities in different parts of the building may vary from very heavy activity with heavy smoke load to light activity with light smoke load. Therefore, while there is a definite need for air change, the requirements for heating and cooling may not exist. He must also anticipate sizeable shifts in occupancy within short periods of time during the day. It should be easily accessible from main traffic arteries with ample parking facilities (5-7 cars per lane) and entrances adjacent to the parking area. If possible provide canopies over the entrances. BASIC INFORMATION: 1. Number of lanes to be installed. 2. Rows of spectator seats necessary for the location (optional). 3. Will food or beverages be served on the concourse? If so, then space will be necessary for tables and chairs or settees. 4. Will storage for parts, pins and other equipment be in a separate room at the rear or to the side of the installation, or in a 1800 - 2400mm (6'- 8') wide aisle behind the pinspotters? Take the width of the given number of lanes and add approximately 900mm (3') to each side of the lanes for aisle space and add the thickness of the two sidewalls. B. The length of the building will be determined by adding together the following: i. The thickness of the wall. ii. A 1800 - 2400mm (6' - 8') aisle behind the pinspotters (if no rooms are to be provided for pin, parts and service storage). If rooms are to be provided then a 1200mm (4') aisle behind the pinspotters is satisfactory. iii.The length of the lanes from the back of the pinspotters to the step-up onto the approach is 25,350mm (83.2'). iv. We recommend that the bowlers' settee area should be a minimum of 3200 - 3700mm (10.5' - 12'). v. For each row of spectator seats add 1500mm (5'). vi. The concourse should have a minimum of 3650mm (12') of clear aisle space. vii. If food or beverages are to be served on the concourse, 1500mm (5') should be added to the concourse dimension. viii. The rest of the building should, of course, be large enough to contain all the services to be included. ix. As a general rule, plan on 92.9 sq. m (1,000 sq. ft.) of building area per lane. PINSPOTTER INSTALLATION Provide an opening (minimum 2000mm square or 6 square feet) for QubicaAMF pinspotters at the rear of the building. Use overhead doors or other suitable style doors to allow pinspotters to be brought into the building and also allow for deliveries of pins and other merchandise.A 1200mm (4') passageway must be provided behind the pinspotters (see above). We suggest that pinspotters and the service area be painted. For repair work one or more work benches should be installed in a workshop.We recommend a vice and appropriate electrical outlets for tools.
