Position Summary: To provide leadership to project teams as it directly relates to services offered by the Virtual Construction Department. Lead the 3D coordination efforts on projects which may include the creation of design models to enhance the overall coordination efforts. GENERAL RESPONSIBILITIES Responsible as the “Model Manager” for assigned projects Assist Director of Virtual Design & Construction in preparing VDC Guidelines for project specific requirements Assist Director of Virtual Design & Construction in training of project personnel in the use of BIM tools Understand contractual and legal obligations Complete other responsibilities as assigned CREATE & MAINTAIN MODELS FOR PROJECT SPECIFIC REQUIREMENTS SUCH AS: Develop schematic and detailed level models including modeling structure, interior and exterior architectural elements and MEP systems (as applicable) Identify conflicts, incomplete or ambiguous design information Coordinate with BIM service providers and Subcontractors Develop models to illustrate contractor questions and solutions Coordinate with project team to subcontract assignments to outside vendors Compile contract VDC closeout information, including hand over of models to the owner/client and training of their employees as needed MANAGE MODEL CHANGE CONTROL Develop models to illustrate contractor questions and solutions Update as-built and revised Building Information Model (as applicable) Keep BIM revision log Distribute new and revised models showing changes and RFI answers QUANTITY TAKE-OFF (FUTURE GOALS RESPONSIBILITIES) Complete quantity surveys and produce quantity reports (as applicable) Verify original estimate quantities for against preconstruction estimates Report quantities in place as sequenced with the project model (as applicable) SCHEDULING SUPPORT Assist the Director of Virtual Design & Construction in the development of the design phase schedule including the modeling and coordination schedule Prepare 4D simulations as required (as applicable) (Future Responsibility) Identify long lead items and integrate them into 4D simulations TRADE COORDINATION Assist with updating, maintaining and distributing documents to field and subcontractors Site inspection and liaising with trade contractors Define scopes of work, evaluate field problems and assist in issuing RFIs through the field staff Update and distribute documents and models to subcontractors and maintain control logs (as applicable) Prepare and maintain submittal logs and expediting log for VDC models Manage model coordination meetings, or oversee meeting is supported by field staff, and document project VDC meetings (write minutes if there is not field staff support) Coordinate models with internal and subcontractor detailers and modelers Record coordination sign offs Process shop / fabrication level models for approval FIELD COORDINATION SUPPORT Assist project team with construction coordination and scheduling Evaluate construction installations relative to 3D coordinated models Prepare “shop drawing” level 3D models for self-performed work (Responsibility of individual assigned to work with self-perform departments) Model constructability issues and solutions for self-performed work (Responsibility of individual assigned to work with self-perform departments) Assist in the calculation of quantities for material orders and crew work planning (as applicable) (Responsibility of individual assigned to work with self-perform departments) Produce dimensioned drawings from the model Participate in job layout driven by 3D model data using the Trimble LM80 System (as applicable) (Responsibility of individual assigned to assist in the coordination of the system between the VDC department and the field) Basic Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Demonstrate the ability to read and understand plans and specifications Demonstrate extensive knowledge of and direct support experience in required VDC software (i.e. Navisworks, Revit, Archicad, AutoCAD, etc.) Demonstrate effective written and verbal English language communication skills Ability to use independent judgment, problem-solving ability, self-starting and ability to prioritize based on relevant factors Experience using BIM 360 Field is an added benifit Educational Requirements: A degree in Engineering, Construction Management, or Architecture, completion of Construction Management Certificate Program, or equivalent Other skills and Abilities Highly organized, creative, solution-oriented and team-focused Must have strong interpersonal relations skills, communication skills, enthusiastic attitude, leadership ability and excellent work ethic Keep current and standardized job files Timely and accurate preparation of VDC models, shop drawings, etc. Develop and Maintain positive customer/client satisfaction Continue to develop education and knowledge about the changing processes and trends in the VDC world Flexibility to work with a variety of team members and dynamic project demands.
