Location, location, location
Business leaders and real estate agents are always touting the importance of “location, location, location”
and rightly so. Right now, Houston, Texas is one of the hubs of economic prosperity and new job growth,
so it’s no wonder that so many people from around the country are flocking here like they did during the
oil boom years.
And where else but in the “Heart of Houston” could you find a more amenable location than Spring
Branch? Right now, our community is like the cream-filled center of a particularly delicious pastry. There
are three good reasons why Spring Branch is such a delectable location.
First, it’s the ideal location to find the quality of life that so many people desire. It’s more
affordable than the other side of I-10, so home buyers can get so much more for their dollar,
including big lots, established trees, and the kind of charm that comes from a rich history.
Many of our streets still bear the names of the original German families who settled here in
the late 1840s when Texas was just getting started.
Second, it’s a great place to locate your business. With easy access to Beltway 8 and I-10,
you can be anywhere in the city in minutes––downtown, the Galleria, the Medical Center.
And the Energy Corridor, Memorial City Mall and the Memorial Hermann Medical Plaza are
just a stone’s throw away.
Finally, who can argue that Spring Branch ISD has 11 of the most technologically advanced
new elementary schools in the state? Studies have shown that, when families make
decisions about where to live, proximity to good schools is a major influencing factor, and
the stellar reputation of Spring Branch Schools has been a draw for the last few decades.
As chairman of the Spring Branch Management District, I want to make sure you know
that your board of directors is working hard to revitalize and rebrand our community
since the District was created by the state legislature in 2005. All of us on the board are
committed stakeholders in Spring Branch with businesses in the area. In the last five
years, we’ve invested more than $12 million in public safety programs, landscaping,
mobility improvements, wayfinding, and economic development studies so we can polish
the jewel that we know Spring Branch to be.

Highway 290
Construction!
The Houston region’s population is expected to grow by 64% between 2006 and 2035. In that
time frame, the population of the US 290 corridor between IH 610 and FM 2920 will swell to an
estimated 888,000. To accommodate this significant growth, the US 290 Program has developed a
plan to increase highway capacity on US 290 and the Hempstead Tollway from the IH 610/US 290
interchange to FM 2920. The program includes the creation of:
• 5-6 general-purpose lanes in each direction from IH 610 to SH 6
• 4 general-purpose lanes in each direction from SH 6 to the proposed SH 99/Grand Parkway
• 3 general-purpose lanes in each direction from the proposed SH 99/Grand Parkway to FM 2920
• A 4 lane, two-way managed lanes facility along Hempstead Tollway from IH 610 to the proposed SH 99/Grand Parkway
Additionally, US 290 METRO HOV operations will be moved to Hempstead Tollway managed lanes,
easing congestion on US 290.

On June 7th , Newspring will have the first of a two part, hands-on
workshop on how to put together a business plan that gets results.
In the June workshop, you will learn how to assess where your business is now, and
identify the fundamentals of your business: What is it? | What’s in it? | Why do it?
To help you maximize your business plan at the workshop, you will need to do some homework;
have your SWOT analysis ready on June 7th. A SWOT analysis is an analysis of your business’s
strengths, weaknesses, opportunities, and threats. Please refer to the attachment above.

Constables deter crime In spring Branch
When Harris County Precinct One constables focus their
targeted law enforcement efforts on the streets of Spring
Branch, would-be criminals scatter and disappear.
Constable Antonio Hernandez said five deputies and two
sergeants proactively work the streets in squad cars and
on bicycles from 2 p.m. to midnight every Wednesday
through Saturday, and it’s making an obvious difference.
Statistics show burglaries of motor vehicles, prostitution,
disorderly conduct, and disturbances at convenience
stores have all decreased in the five years that the
constables have been concentrating on the area.
The bicycles make it easier for the law enforcement officers
to maneuver through parking lots of local businesses and
apartment complexes. The Spring Branch Management
District keeps track of the top ten apartment complexes
with the greatest number of reported crimes and those
with the fewest, which helps the officers target their
enforcement efforts more efficiently. An active graffiti
abatement program also has helped eliminate much of the
“tagging” left on public and private property.
“There have been some major improvements in the
Marq*E Entertainment Center on I-10 at Silber, where crime
was creating a problem for one of the most prominent
businesses in the area,” said Josh Hawes, Director of
Services for the Spring Branch Management District. “We
stepped up our public safety efforts to assist them with that
problem. The persistent presence of our officers on bikes
has reduced the danger level to just a few kids smoking
and drinking in the parking lot––which they also address.”
“But it’s not just the minor nuisances that they’re
addressing,” Hawes added. “In just the last two years, the
constables have broken up a major identity theft ring and
worked with the Drug Enforcement Administration to effect
several major drug busts. There’s been a precipitous drop
in crime due to their proactive policing.”

reporting problems directly to Precinct One at 713-6973600, or via the Spring Branch Management District web

problem” can be found in the upper right-hand corner of
the home page.
“We just hope to keep the lines of communication open
with the residents of Spring Branch,” Hernandez said. “We
rely on their help telling us where the problem areas are.”
Keeping the District Clean and Green
Since January a total of 222 occurrences of graffiti were removed from the
District. We are grateful to our community partners and residents who actively
assist us in reporting incidents. We encourage all residents and businesses
to join in the effort to help us eradicate graffiti from the District by reporting
to 311 or going on-line to www.sbmd.org and reporting incidences via the
“Report a Problem” button on the home page. We work closely with our
graffiti abatement contractor, our Constable Unit and HPD to identify and
prosecute the individuals responsible for graffiti in our District.

Woodbend Park offers
patio homes in gated Spring
Branch community
Young professionals and first-time home buyers may find a little piece
of paradise in Riverway Homes’ latest project in Spring Branch.
Woodbend Park, scheduled to open this summer, will feature 40 patio homes in a gated
community near Westview and Silber. Proximity to I-10 and Memorial make this a prime
location, nestled in a green and sylvan area of Spring Branch with well-established trees
along the perimeter and Freed Park nearby.
All of the 1,800 square-foot homes will showcase features that are part of Riverway’s
signature, such as wood floors, beautiful tile, and granite countertops in gourmet kitchens,
Santasiero added. Total build-out of Woodbend Park is likely to be a three-year process,
he said, but prospective buyers who make their move early will be able to put their own
personal imprint on the home of their choice with some customizing of the floor plans.

Chamber honors
Teachers of the Year
Three Houston-area educators were
recognized as “Teacher of the Year” during
a Thursday, May 10 luncheon hosted by the
Houston West Chamber of Commerce.
Juan Vega of Best Elementary in Alief ISD was named
“Teacher of the Year” on the elementary school level, while
Michael Clark of Bellaire High School in Houston ISD was
honored with the same title on the secondary school level. Ali
Falahat of the American InterContinental University received
the designation on the post-secondary level. A number of
outstanding Spring Branch ISD teachers were nominated,
though none took the top award.
SBISD received special recognition at the event for their
participation in the Jason Project. This national program
encourages students’ interest in math and science through
real-time contact and mentorship with scientists and
researchers. The Jason Project was founded in 1989 by Dr.
Robert Ballard, the oceanographer credited with discovering
the wreck of the HMS Titanic. This summer, some Spring
Branch students participating in the project will have handson time on an exploration ship in the Caribbean.
