Registered Charity No. 287803 Member of the Surrey Society (Campaign to Protect Rural England) Member of the London Green Belt Council www.ottershawsociety.org 14 Wilson Drive Ottershaw Chertsey Surrey KT16 0NT 3rd September 2015 Planning Department Runnymede Borough Council Runnymede Civic Centre Station Road Addlestone KT15 2AH Dear Ms Gillian Britton Williams re: Outline Planning Application - RU.15/1285 - Brox End Nursery The Ottershaw Society has over four hundred members living in and around the Parish of Ottershaw. Our aims are broadly to safeguard the quality of life for our members of the built and green environment within the village and its surrounding area. There is general concern in villages like Ottershaw over issues such as inappropriate development, the inability of local services coping with large scale development and road safety. It is for these reason that the Ottershaw Society have resolved to object to the proposed outline planning application as set out in RU.15/1285. We therefore object to the development of Brox End Nursery, in the way currently proposed, for the following reasons: Committee members Graham Mitson, Roger Pashley, Brian Williams, Trevor Young, Angela Robinson & James Robinson. a. Our members are concerned that the local schools and doctors surgery will not be able to cope with any significant increase in population as proposed by this development. We believe that this will adversely affect the situation for current residents. Have any studies been undertaken as to the available capacity in local services? b. Whilst we accept that this is a Green Field rather than Green Belt Site we believe the size of the proposed development is not in keeping with the local area. It raises issues of privacy for existing residents together with serious concerns over the protection of wildlife. c. Highway issues such as traffic generation, vehicular access, and highway safety are also of serious concern. It is accepted that this proposed development will increase the traffic entering Brox Road which is already a very busy thoroughfare. Opposite the entrance to Brox Lane is a bus stop, and the popular Castle Public House which has one of its car parks at the front. Brox road is also used as a short cut by traffic travelling from Woking to Addlestone and beyond (and vice versa) which causes increased traffic flow particularly in rush hour periods. d. We are extremely concerned at the parking provision within the proposed development. It is quite clear, looking at other similar developments, that the car parking facilities for residents and visitors are woefully inadequate which would lead to overspill parking into local roads. We strongly recommend that this issue should be addressed prior to any decision being made. Yours sincerely, Brian A. Williams.
