ALL RESIDENTS AND THEIR GUESTS MUST ABIDE BY THE FOLLOWING RULES:
Tennis Courts
 Our courts are composed of soft clay. To prevent damage, tennis (not jogging) footwear must be worn. Do not
use courts if they are wet and/or soft. Courts are not intended for any activity other than tennis.
 Tennis playing youngsters under age 10 should be under adult supervision.
 Courts are for Fairway Oaks owners and guests only. The owner or renter of the villa must either accompany
their guest(s) or be at their Fairway Oaks unit. Call Allied Management Group for the gate combination.
 Sea Pines requires proper tennis attire, including shirts.
 Pets are not permitted inside the tennis court fence.
Pool
 The swimming pool area is for Fairway Oaks owners and guests only. The owner or renter of the villa must
either accompany their guest(s) or be at their Fairway Oaks unit. Pool hours are from 8:00 a.m. to 10:00 p.m.
The pool is closed to swimming from late Fall to Early Spring.
 Pool rules are posted at poolside. Never remove the safety rope across the pool.
 No lifeguards are on duty. Parents are responsible for supervision, safety and behavior of their children.
 Health & Environmental Control Rule 61-51 C prohibits animals in the pool and pool area.
 No glass is permitted in the pool area and only audio equipment with individual headphones can be used.
 “Leave No Trace.” Remove personal items (toys, towels, snacks etc.) when vacating pool area.
Parking
 Parking restrictions are intended to protect sod lawns, sprinkler systems, pine straw natural areas, and
emergency access. In addition to driveways, overflow parking space is provided at the entrance, tennis court
and pool areas. Overnight street parking is not permitted.
 Please respect Fairway Oaks’ 10 miles per hour speed limit.
General
 Sea Pines regulations prohibit hanging towels and clothes on decks or rails.
 Dogs must be kept on a leash at all times. Owners are responsible for cleaning up after pets. Pet Regulations
are attached as Schedule 1.
 Place trash for pickup in secure lid receptacles within the trash enclosures adjacent to the villas.
 Do not use charcoal or wood burning grills and fireplaces on wood decks.
Remember
 Observe alligators from a distance. Never feed the alligators. Teach children to avoid them and keep both
children and pets away from lagoon edge.

Fairway Oaks Pet Regulations
Fairway Oaks owners and guests may keep dogs, cats, and other usual and customary household pets
(Permitted Pets) in their villas. Such Permitted Pets are subject to the following conditions and additional
reasonable conditions the Board of Directors may require. These may change from time to time.
A.
Pets of any kind may not be kept, bred or maintained within the villa for commercial purposes.
B.
Such pets may not exceed such number and kind as to interfere with the quiet enjoyment of
Fairway Oaks and its residents.
C.
Pets are not allowed on Common Elements unless restrained by a leash, transport box or cage.
D.
Pet owners are responsible for cleaning up after their pets in Fairway Oaks, and, for proper
disposal of pet waste.
E.
No Villa Owner or guest may have a pet which, in the sole discretion of the Board of Directors, is
considered to be a danger to owners, management staff, or occupants of Fairways Oaks or is
otherwise considered to be a Dangerous Breed. For purposes of these Rules, the following
breeds, or any dog being a mixed breed thereof, shall be considered to constitute Dangerous
Breeds: (a) Pit Bull Terrier; (b) Rottweiler; (c) Doberman Pincer; (d) Presa Canario; and (e) Bull
Mastiff.
F.
All pets must be in compliance with all applicable governmental laws, ordinances, rules, and
regulations.
G.
Each Owner or guest keeping such a pet that violates any of the above conditions or permits any
damage to or soiling of the Common elements or permits nuisance or unreasonable disturbance
or noise will:
(a)
be assessed by the Board of Directors or the Management Agent for the cost of repair of
such damage or cleaning or elimination of such nuisance; and/or
(b)
be levied such fines as the Board of Directors may reasonably determine; and/or
(c)
be required by the Board of Directors to permanently remove such pet upon (7) days
written notice.
