Spring Reminders 2014 Patio and Grounds Clean-Up: The weather is getting nicer and most of us do enjoy our patios and balcony areas in better weather. It’ll soon be time to clean-up your patio/yard/balcony areas. This means removing dead leaves and organic debris as well as trash, items which are not related such as unused furniture, storage of items, or anything else. Storage of less frequently used household items should be in your garage or internal storage areas and not outside. Per our rules and regulations outside patio, yard, and balcony areas are to be kept clean and attractive by each tenant. We would like everyone to do their parts and maintain your area. Thanks to all of you who made requests to upgrade and maintain certain areas of the complex. Swamp Coolers & Air Conditioners: Units with swamp coolers: please make sure that your water line is not leaking. Water leaks not only waste water but cause damage to our siding and sidewalks below. Upper units with air conditioners: please be sure that your air conditioner is not dripping onto the lower units’ patio or down the side of the building. Often a small rug or bath mat placed below the a/c unit can easily stop dripping. Both swamp coolers and a/c units need to be properly installed with a solid stand/support and plexi-glass or other clear material needs to be used to enclose the remainder of the window. Please remember ALL NEW SWAMP COOLER or NEW A/C UNIT INSTALLATIONS NEED TO BE REQUESTED TO MAGAGEMENT!! Due to placement, proper installation and water needs - all new requests should be addressed to Flagstaff Management. Noise: Windows are open in the summer…Be a good neighbor…make sure your inside noise does not travel to other units through your open window and in through a neighbors open window. Likewise - please be aware of your noise when outside! Music or t.v.’s utilized in the outside areas as well as your own voices should be at levels such as not to disturb or distract from the comfort of your neighbors. If necessary - noise complaints can be made by calling Flagstaff Management at 303-682-0098. Garage and Garage Doors: Owners should be considerate of their neighbors when working in the garage and opening/closing garage doors. Spring is a good time to perform garage door maintenance by maintaining the tracks, wheels and motor chain. Even though the garage doors were replaced in 2007, many homeowners have not maintained or replaced the original garage door openers. Home improvement stores have a variety of lubricants made specifically for garage doors and new and quiet “whisper drive motors” to replace the old openers. A convenient and local garage door installation and maintenance company is Boulder Garage Door 303-4471501 should you need service. They are located just at the intersection of Elysian Field and Centaur Circle! Reminder for Renovations/Upgrades/Changes: If owners are planning any major upgrades, changes or additions to the inside or outside their units-they must send a letter to the Board via Flagstaff Management for approval of work before work is started. This would include replacement of windows, sliding glass and storm doors and main front doors as well as garage door replacements and major patio and yard changes. Also-external painting of front doors must have the color approved by the Board before painting is started. You should supply the Board with what color you would like to paint-and if possible-a brief description of color. It’s also best to submit a few samples as possible choices for selection. Often one color may not be best suited and may be turned down for approval. Landscaping Repairs: In accordance with the 2014 budget, landscaping to the corner of Elysian Field Dr. will begin this Spring. The plans are to replace rock and add new landscaping timbers to the area that was washed out by the flood. We’re confident this will be a value-added project and will enhance the already lovely grounds in our community! In addition – the remaining project on the East facing area of the property will be completed – filling-in stone and gravel where the flooding waters merged and washed away much of the existing rock. Trash and Recycle: Please note our normal trash pick-up days are Wednesdays every week. If a week contains a holiday on a Monday then Western Disposal with pick up the trash on that weeks’ Thursday. Recycle is picked up every other Wednesday on the cycle starting May 15th. The recycle schedule follows the regular trash schedule. Please keep this in mind when putting your trash/recycle out the night before pickup. If you are recycling newspapers or loose paper, please make sure you weight them down so the wind does not blow these items around the complex. Leaving bins out too many days can create litter as well as critter issues. Trash and recycle bins should also be returned to garages or designated storage areas within 24 hours after actual trash removal. We have enclosed the most recent recycle guidance published by Waste Connections for your convenience. All containers should be marked clearly on all sides with your corresponding building number and unit letter in order to properly return them to your storage area on trash day. If you are in need of a new or replacement trash can or recycle bin please contact Waste Connection directly by calling 303-288-2100 and make the request yourself. You will need only to give your name and address and they will drop off a new container at no charge. Bins left outside of garages longer than 24 hours of trash pickup will be hauled away by Waste Connections at the request of management. We strive to maintain a clean and well-kept complex and your assistance in this is greatly appreciated. Insurance on Individual Units: As a reminder, each homeowner must carry insurance (additional insurance to pay for deductibles as well as any special assessment is also available from most insurance carriers) on their Unit per Elysian Fields Condos Covenants, Conditions and Restrictions which you received at the time of closing on your unit. Please contact your personal insurance company to verify you are sufficiently covered and inquire of any additional insurance you may wish to carry. Those owners who rent out their units are also responsible for making sure their renters have sufficient renter’s insurance per their own leasing agreements. It is not the responsibility of Flagstaff nor Elysian Field Condos HOA to carry renter’s insurance but it should be a requirement of any renter.
