Reserved for clients who would like to participate in the marketing of their home or property.
Should the seller procure the buyer, Bruce McGowan will rebate to the seller half of the sales commission!

Bruce McGowan is offering to join forces with you, the homeowner, to sell your home or property in the
shortest time and at the highest dollar with the least hassles possible.
The Plan
Bruce McGowan will:
 Place the property in the Multiple Listing Service.
 Place the property on multiple Internet sites, market to all Realtors in the Charleston tri-county area.
 Produce and design an extensive Visual Tour of the property and place on numerous Internet sites.
 Target move up neighborhoods.
 Target relocating buyers and Relocation firms.
 Keep in close contact with you, keeping you involved with the progress and feedback from all
showings.
You, the Seller, may:
 Continue to advertise you’re home including, but not limited to: flyers/brochures, hold open houses,
newspaper advertising and other publications.
Stipulations:
 Seller shall place no other sign on the property other than the Keller Williams Realty sign on the
premise.
 Seller shall advertise price and conditions as listed by Keller Williams Realty.
 Seller shall direct all Realtor inquiries to Keller Williams Realty via Bruce McGowan.
When the seller procures the buyer:
 The seller shall notify Bruce McGowan immediately. If Bruce McGowan is the only agent involved in
the transaction, the Seller will be rebated half of the earned commission at closing.
Bruce McGowan will:
 Pre-qualify the seller’s buyer.
 Prepare the seller’s net sheet.
 Prepare the contract of sale.
 Prepare the appropriate disclosures (agency, lead paint, etc.).
 Deliver all the necessary documents and property information to the buyer’s lending organization.
 Coordinate all inspections (Buyer’s, Appraiser, CL-100 / Termite, etc.).
 Deliver the contract to the closing attorney and coordinate the closing.
 Direct the closing attorney to rebate back to the seller half of the sales commission at closing.
Seller acknowledges that rebate shall not apply when:
 Buyer was shown the property by a Keller Williams Realty agent or any other Realtor during the
listing period or when the buyer is under an exclusive buyer agency agreement with any Realtor.
