CHAPTER 13 SUBDIVISION REGULATIONS OF BRYAN COUNTY, GEORGIA
Section 1303. Required Items:
An Applicant seeking approval of a Subdivision under Article XIII
shall submit an application and the following documents to the
Planning Director:
(a) Copies of all recorded plats relating to the land
proposed to be divided;
(b) An ESA or the Affidavit described in Section 512.(b); (R10/8/97).
(c) Reserved. (R-10/8/97).
(d) Reserved. (R-3/2/04).
(e) Five (5) copies of the proposed Final Plat prepared in
accordance with Section 1202. and Section 1203;
(f) A Land Disturbing Activity Permit issued pursuant to the
Soil Erosion and Sedimentation Control Ordinance of Bryan
County, or a completed application for such Permit, along
with all supporting material;
(g) A topographical survey of the land to be divided by a
licensed surveyor or an Engineer showing topography at
vertical intervals of not more than one (1) foot and a
certificate from a licensed surveyor or Engineer stating
that drainage from the land to be divided will not affect
adjacent property owners. If the proposed work will
effect adjacent property owners by changing the flow of
water to or from their property, an agreement or easement
shall be provided; and (R-3/2/04).

Section 1304.
Notwithstanding Section 13-1.01, land tracts subject to a
perpetual conservation land trust or easement may be divided
into tracts of no less than 200 acres as long as the property
remains in the perpetual conservation land trust or easement.
Each subdivided tract shall not have more than three primary
residences. No activities or uses prohibited by the perpetual
conservation land trust or easement shall be permitted.
