Guidance Notes
Applying for a plot
Please find attached an application form for an allotment garden on sites managed by
Wakefield District Council, and a list of sites available.
If you wish to apply for an allotment, please complete the form and return it to the
address given.
Please note that this application cannot be acknowledged.
If there are vacancies on the sites specified, an offer of a tenancy will be made by the
Council in writing. If a plot is not available, your application will be placed on the waiting
list for up to three sites. An offer of a tenancy will be made in writing, when a plot
becomes available.

Sites in some areas are managed by the respective Town or Parish Councils for those
areas. If you wish to apply for an allotment garden in those areas please contact the

Rents
Rents on Wakefield MDC sites are based on the square meterage of individual plots. The
area of plots can vary from site to site. As a broad average, rents are between £25.00 and
£76.00 per year. In addition, where sites have water an additional water charge of £10.46
will apply if the site is below 125sq. and £20.92 if the site is above 125 sq.
RENT CONCESSIONS If you are in receipt of a Retirement Pension (Senior Citizen) or an
Invalidity or Widow’s Pension (with no other income), you are entitled to claim a fifty per
cent concession in rent. Application forms are available from your Site Secretary or from
the above address. The rent concessions will only be allowed from 1 st April following your
application.
Bonfires
Bonfires should only be lit when absolutely necessary and then in such a way as not to
cause annoyance or danger to other plot holders, nearby residents or their properties.
Only dry, garden material should be burned. Bonfires should never be left unattended.
Cultivation
You are expected to keep your allotment garden in a clean and tidy state of cultivation at
all times of the year.
Site Rules for Allotment and Leisure Gardens
1. Allotments should be kept clean and tidy at all times, including paths and road
verges, and should be properly cultivated at appropriate times.
2. All rubbish from the allotment should be disposed of by the plot holder in a proper
way. No rubbish should be brought onto the allotments.
3. Garden material should be composted.
4. When entering and leaving the site, gates should be closed behind you. Gates must
be locked at night.
5. All cars should be parked on the car park (where applicable). Entry to the site
should only be through the gates. Tracks should not be blocked.
6. Fences bounding the allotment should be kept clear of weeds.
7. Dogs should be kept under control at all times on the allotment site, preferably on a
leash.
8. Bonfires (where allowed) should only be lit under the following circumstances. Only
dry, garden material should be burned, when the wind will carry the smoke
away from neighbouring houses. Bonfires should never be left unattended.
9. No one should enter onto another allotment garden unless with the consent of the
plot holder.
10. Storage of items such as caravans, trailers and horse boxes is not permitted on
allotment gardens.
11. Anti-social behaviour is not allowed at any time, this can include drinking alcoholic
to excess and use of illegal substances.
Buildings on Allotment Sites
The following details relate to buildings on allotment plots controlled by Wakefield Council.
1.
It is recommended that a commercially-produced sectional building, which complies
with approved planning design standards should be used. Alternatively, any
proposed structure must comply with a similar standard and must be
maintained in
a good state of repair.
2.
Allotment buildings and bases are to be of temporary nature and of conventional
design.
3.
No bricks, concrete or similar bonded materials should be used in making a
building.

The building shall be erected at least one metre from each plot boundary and shall
conform with any established building line. A wood or metal preservative is recommended.
Sheds and Lofts should be supported at least 6 inches off the ground, to reduce possibility
of rat infestation.
A written request and a plan showing the proposed positioning of the building on the
allotment plot must be submitted for approval to the Allotments Manager, before
construction commences. Any permission received does not constitute Planning Approval.
Separate permissions may be required from Planning and/or Building Control.
Any permission given will be subject to review at any time determined by the Council, and
shall be withdrawn should the building fall into disrepair or should the applicant vacate the
plot.
The applicant is responsible for the removal of the building and the restoration of the plot
to it’s original condition, at the termination of the tenancy.
No Asbestos products should be used on allotment sites
Livestock at Wakefield Council Allotments
Under the allotment acts, allotment holders are allowed to keep hens and rabbits, as an
addition to their plot being used for gardening purposes.
This permission does not allow livestock to be kept in a way that is prejudicial to health or
causes a nuisance.
In practise this will be limited to eight hens and/or eight rabbits.
No cockerels will be allowed to be kept at any time. Any plot holder found to be keeping
cockerels may have their tenancy terminated immediately.
All other poultry, livestock and cultivated life forms (eg bees) can only be kept with the
express consent in writing of the Council.
No livestock can be kept for commercial purposes.
Permission for large livestock (horses, pigs, cattle, goats, etc) will only be granted in
exceptional circumstances.
Any permissions granted can be revoked with immediate effect.
All livestock must be kept to the satisfaction of the Council’s Animal Welfare Officers.
Crime Prevention on Allotments
The council is currently working with the West Yorkshire Police in lowering Crime on its
Allotments.
We are fully supportive of this initiative and the aims are to reduce incidences of theft,
arson and anti-social behaviour, whilst also giving tenants access to crime prevention
advice.
“Your information will be held securely in accordance with the provisions of the Data
Protection Act 1998. From time to time the Council may share this information with other
Council departments, Police and other Government Departments and statutory agencies
where required by law and for a purpose of prevention and/or detection of crime and / or
fraud”.

Notes for Applicants
a) Preference will be given to residents of the City of Wakefield Metropolitan District.
b) Applicants must be aged 18 years and over.
c) This application cannot be acknowledged. Your application will be placed on the waiting list for
the most appropriate site. An offer of a tenancy will be made by the Council in writing, when a
plot is available.
d) The only livestock that may be kept on allotment gardens are hens (but not cockerels). This is
limited to 8 only per plot. Permission in writing must be sought from the Council, to keep any
other livestock
e) Buildings and structures may not be erected on any allotment plot without the written consent
of the Council
f) Any tenancy offered and accepted will be subject to the standard terms of the Allotment
Tenancy Agreement.
