QUALIFICATIONS FOR RESIDENT(S) APPLICATIONS Please note these are our current rental criteria and nothing in these requirements shall constitute a guarantee or representation by our community that all residents and occupants currently residing in our community have met these requirements. There may be residents or occupants that have resided here prior to these requirements going into effect; additionally, our ability to verify whether these requirements are met is limited to the information residents reporting services. . THE FOLLOWING ARE THE CRITERIA FOR QUALIFYINGAN APPLICANT AS A RESIDENT Part 1 *Texas Apartment Association rental application with the required application fee that is specified by the property *Anyone living in the apartment age 18 or over must fill out an application and pay a application fee. *Application must be reviewed at the time of submission to ensure we have all information. OCCUPANCY MUST BE APPROPRIATE FOR THE AVAILABLE APARTMENT: 1 BEDROOM, NO MORE THAN 2 PERSONS 2 BEDROOMS, NO MORE THAN 4 PERSONS *OCCUPANCY AND NEWBORN POLICY: A maximum of two (2) persons per bedroom is permitted, with the exception that a newborn will not count as a person until it is 12 months old. If you are pregnant or have a child less than 12 months old at the time of move-in and your newborn child reached 12 months of age during the leases term, you may stay in the unit until the remainder of the lease term. If you exceed our maximum per bedroom because you’re newborn is older than 12 months at the end of the lease term, you may not stay in that unit under any circumstances. *Application must have six (6) months good rental history: Good rental history is described as no more than one late payment in a six (6) month period. Having paid all late fees with no disturbances, no security complaints, no evictions, etc. and fulfilled all notice requirements. *Applicant must have 50% or more good credit approval; 51% to 74% unfavorable-credit requires an additional deposit to be determined and approved by management. *No credit history is acceptable. *Applicant must have six (6) months confirmable employment history and must be considered a permanent employee. *Income requirements: Applicant(s) must have verifiable income of two and a half (2 ½) times the monthly rent or more. Previous student with first job is acceptable. Student with no employment will be required to obtain a letter of guaranty or co-signer. (This does not apply to the LURA program as required by the Housing of Urban Development.) -Continue*Applicants who are Non-US. Citizens without social Security numbers who have been living in the country for less than thirty (30) days may be approved if all of the following applies; 1. Applicant can prove length of residency by submitting a valid, stamped passport or green card. 2. The individual has applied for a social security number and can provide documentation of that application 3. All other qualifying criteria must reflect positive information. For example; the applicant must have positive rental and must meet the income guide lines for the property. If you are unable to obtain rental history due to language barriers or other obstacles, you may require the individual to have a co-signer or to pay a double deposit. Once the above items have been satisfied, you must obtain a copy of the applicants passport or green card and keep it in the file. APPLICANT MAY BE DENIED OCCUPANCY FOR THE FOLLOWING REASONS: PART 2 *Falsification of application and /or incomplete information. *Poor rental history profile: Describe as verifiable landlord breach of contract including poor payment history. *History of unruly or destructive behavior by resident or member or resident(s) house hold or guest. *Insufficient income: Less than 3 time the monthly rental income. *Persons with 75% or more unfavorable credit will be denied. *Persons with bankruptcy within the last 12 months will be denied. *Persons with active warrants, felony convictions or charges in the metroplex area, or misdemeanor or criminal convictions for crimes against person(s), or property or drug related or prostitution related offenses. *If it is determined that applicants a possible threat to the safety and wellbeing of oneself or others, then applicant will be denied. *Applicant with poor check verification code will be placed on money order account only. *A cosigner may be required if applicant has insufficient income or rental history. A cosigner in not allowed with poor rental history. *Guarantor must be an immediate family member, a cosigner must complete a separate application and pay an application fee.
