Lease Education
It is not uncommon to have a section or paragraph within a residential lease that requires the tenant to
comply with the local Code of Ordinances. If your lease does not contain this requirement, you can
modify your lease to include this language. Below is an example of a paragraph that may be
incorporated into the lease that requires compliance with the City of Charlotte Code of Ordinances.
“Tenant agrees to maintain the leased property in compliance with the City of Charlotte’s Code of
Ordinances. Tenant shall become familiar with relevant City Ordinances, including, without limitation,
those that relate to bulky/junk items, lawn maintenance, junk vehicles, garbage containers, and parking
on the lawn. Failure to comply may result in a fine issued to Tenant by Landlord in the amount of _____,
in addition to all costs and fees assessed by the City of Charlotte for violation of any of the above
provisions.”
