Winter 2014-2015 2015 Draft Budget may have noticed, the crows—and sometimes other animals--are out every trash day ripping open trash bags and scattering the contents. You won’t always see it happening, but you see the results. Unfortunately (and unfairly) most of the litter is picked up by someone other than the resident who caused the problem. The 2015 Operating Budget will be discussed at an open meeting on November 20, 2014, and coupons will be mailed out in mid-December. The coupon for your First Quarter payment will be sent out with the mailing address of the new Payment Center. The new address is: Chadswood HOA c/o Summit Mgmt Proc. Ctr PO Box 95366 Las Vegas, NV 89193-5366 There are still some residents who do not follow the rules and guidelines for disposal of trash. The most important things to remember are: Put your bagged trash in a securely covered container. We still see bags of trash piled up at the curb on trash day. Put your trash container out on the correct day at an appropriate time. Trash should be placed out by 7:00am on the day of collection. Trash containers should be taken back to your property and stored out of view the evening of the day trash is collected. Trash containers and recycle bins should not be stored in the front of the home. If you have set up recurring payments through your bank, it is important that your bank has the correct Payment Center address above. New Information Form We need to update our files, so please fill out the enclosed Information Form. This enables us to contact you in the event of an emergency. This is especially important if the unit is rented and possibly vacant. There have been cases of frozen pipes that have burst in winter causing damage to the unit that is the source of the leak and also to adjacent units. With no way to contact the owner or occupant, we have no choice but to force entry and shut off the main water. It may not be possible to live in the home until repairs are made in some cases. Bulk trash removal is scheduled for Saturday, October 18th. Please ensure your bulk trash is placed outside on Friday the 17th after 6pm. Proper disposal of trash is a continuing problem throughout the year—especially in cold weather. As you 1 Inspections Reporting Problems Uncorrected violations will remain open even through the winter months. You will be expected to make the required corrections as soon as weather permits. If you received a Final Warning in 2013, a Notice of Hearing will be sent when inspections resume in March. If you notice damage to Association property, a parking lot light that’s out, etc., you can submit a Service Request to Summit Management Services via their Website at www.summitmanage.com. Problems you observe can be reported directly to your Community Manager at customerservice@summitmanage.com or by calling 301-495-0146 and leave a message. Please understand that approval or guidance from the Board of Directors may be necessary before action is taken in some cases. Winter & Weather Here is some information regarding responsibility for Snow Removal: Parking lots: Association Contractor Individual parking spaces: Vehicle Owner Note: Be courteous. Don’t park in a space that was cleared by your neighbor. Sidewalks along County roads: Association Contractor. Townhouse sidewalks: Homeowner adjacent to the sidewalk. Single-Family home driveways (including the common portion of the shared driveways): Individual homeowners. Note: Salt destroys concrete! Do not apply salt to the concrete surfaces. “MAG” should be used. Sand or kitty litter is messy, but it will provide traction without damaging the concrete. Sweep onto the grass afterward. When you shovel, remember that placement is important. The snow you pile up will melt and run downhill. There’s a possibility it will become ice when night falls.
