EVALUATION CRITERIA: Terms of Lease: RE/MAX Kai Lani considers applicants preferring long term leases (6 months – 1 year) before applicants preferring short term leases (less than 6 months or month-to-month term). Employment: RE/MAX Kai Lani must be able to verify your employment. Income: Applicants will be asked to provide a verification of income such as last pay stub or an income verification letter on a company letterhead from the applicant’s place of employment. Most current tax return is also allowed. To expedite the process, you may submit this with your application. Based on the income information provided, the applicant(s) may also be required to provide asset verification in which at least 6 months of the monthly rental rate must be reflected. Credit History: RE/MAX Kai Lani requires a MINIMUM credit score of 600 or better. RE/MAX KAI LANI will only consider applicants with credit scores less than 600 provided that the applicant(s) has a co-applicant with the required minimum credit score and/or provides reasonable explanation of credit. RE/MAX Kai Lani will determine level of risk at the company’s discretion to approve the applicant(s) based on the aggregate information provided. RE/MAX Kai Lani will not allow applicants to provide their own credit history and score. Approval for applicants with no credit score or credit history will also be at the discretion of the company based on the aggregate information provided to determine risk level. Landlord References: RE/MAX Kai Lani must be able to verify and obtain information from current and prior landlords. Please provide the name and contact number for your landlord(s). Include the property management company name if applicable. Personal references: RE/MAX Kai Lani requires at lease one personal reference preferably professional, work, community, or other association. Personal friends and relatives are not recommended but can be used. Additional references are welcomed on a separate page.
