What is Soft Landings?
 A framework of activities for all key members of a project team
 A process for designers and constructors to improve operational
performance after handover
 Gives more clarity at the inception and briefing stages about client needs
and operational outcomes
 Requires performance targets (such as energy use) to be set and
regularly reality-checked through the project
 Places greater emphasis on building readiness activities
 Provides for a Soft Landings team on site during the settling-in period

Soft Landings Revelations
1. Building projects will be judged on their operational
outcomes, not their design specifications
2. Practical completion will no longer be the point at which a
project team is paid and begins to disband
3. The Defects Liability period will be replaced by Soft Landingstype processes
4. Design teams will take greater responsibility for long-term
performance of the buildings they create
5. Final payment in future will be on achievement against a
range of Key Performance Indicators
