HBN • It was noted that the Princess Mansion project has come at an opportune time where small lettable units are in demand. 01.04.3 HBN presented the Princess Mansions design proposal. • Follow-up design meetings to be done to get Client input. HBN • Client advised that the food court might not be required since Chicken Slice is present and budget needs to be trimmed which might do away with the bridge. HBN • The thrust is to reduce the development cost and focus on retail. A feasibility study could be needed to ascertain the profitability. • HBN advised that preliminary working drawings had been done. HBN • Submission of plans for approval by BCC can be done while final details are being worked HBN out with the Client. • Knight Frank advised that the tenant will be given 6months notice to vacate and make way for the project. All processes up to tender stage should be complete by then. KF • Knight Frank are the letting agents for the development. • HBN advised that the project team is as was selected upon project inception in 2014: Architect & Project Manager – HBN Simela Architects Structural Engineer – Inter-Africa Consulting Quantity Surveyor – Marsden Consultants Africa Electrical & Mechanical Engineer – CN Cube • Consultants were working at risk, once Client approves the project contracts will signed. • Knight Frank recommended the project team to the Client, Client noted that they will continue working with the team therefore profiles must be ready for submission. • First Project Management meeting to be held on Tuesday 14th March 2023. • It was advised that all consultants to have offices in Bulawayo. 01.05.4 ALL ALL HBN ALL HBN presented the Bongoland BnB design proposal. • Total number of units will be 19 from 22 due to 3 units being taken up by ancillary facilities. • Café seating; 14No. Internal and 70No. external • Client expressed concern over having 4bedrooms in some of the units, HBN advised HBN Page 2 that operator specific input will be required to inform the design. • The Client advised that the running of the facility will be done by an operator. • Some units are self-catering while others will be serviced by the Café. • Client to flight RFP to get operator input to finalise the design. • HBN Advised that the project team will be as follows: Architect & Project Manager – HBN Simela Architects Structural Engineer – InterAfrica Consulting Quantity Surveyor – Marsden Consultants Africa Electrical & Mechanical Engineer – Unimage Design Consultants • • HBN will be required by the Client to act as the Project Manager. • The Client indicated that the formalization of the project team to be done as soon as possible. Client to meet with the investments committee on the 5th of May 2023, all design proposals to have been finalized and detailed. • NRZPF HBN ALL ALL HBN MCA advised that the budget estimated submitted is based on the Architect’s proposal, Client and operator input quantified once received. • NRZPF HBN to submit drawings to Council to save time maintain project momentum, after operator input has been incorporated ‘as-built’ drawings will then be submitted. • NRZPF Mr Chiume is the point person for the Client and a property officer will be coming on board. • HBN MCA Two estimates were tabled; leaving the units as they are and converting the kitchens into bedrooms. Cost difference is estimated to be $200,000.00. • A suggestion was made to include a conference centre in the admin. The operator to give input on this. • Client to circulate RFQ to the project team prior to send it out to operators. HBN NRZPF AOB 01.06.1 With no other matters to discuss the meeting was closed at 12:30hrs. 01.07.1 NEXT MEETING To be held on Tuesday 14th March 2023 time 14.30 at NRZ Boardroom Bulawayo.
