92-114 CARNARVON ROAD CO LTD (company registration number 12557535) whose registered
office is at Keystone Law 48 Chancery Lane London WC2A 1JF (the Lessor) and
(2)
TUFAYEL AHMED ALI of Flat 110 Carnarvon Road Stratford London E15 4QW (the Lessee)
WHEREAS:
(A)
By a lease dated 10 June 2019 and made between Vectis Property Co Limited (1) and the Lessee
(2) varying a lease dated 14 May 1973 and made between Hawkridge Estates Limited (1) and
Michael John O’Brien (2) (the Lease) the property known as Second and Third Floor Flat 110
Carnarvon Road Stratford London E15 4QW and Parking Space as more particularly described in
the Lease and registered at HM Land Registry under title number TGL526984 (the Demised
Premises) was demised for a term of 125 years from 10 June 2019 at the rents thereby reserved
and subject to the covenants and conditions on the part of the Lessee therein contained
(B)
The reversion immediately expectant on the term created by the Lease is now vested in the Lessor
and the freehold title is registered at H M Land Registry under title number NGL33849
(C)
The benefit of the term demised by the Lease is now vested in the Lessee
(D)
The parties hereto have agreed terms for the surrender of the Lease and the grant of a new lease in
the manner hereinafter appearing
(E)
This is a new Lease for the purposes of Section 1 of the Landlord & Tenant (Covenants) Act 1995
NOW THIS DEED WITNESSETH as follows:

In consideration of the Demise of the Demised Premises hereinafter contained the Lessee with full
title guarantee hereby assigns and surrenders the Lease to the Lessor to the intent that the term
thereby created is forthwith extinguished in the reversion immediately expectant on it

In consideration of such surrender and of the rents and the Lessee’s Covenants contained in this
Lease and in consideration of the sum of One Pound (£1.00) paid by the Lessee to the Lessor (the
receipt whereof the Lessor hereby acknowledges) the Lessor HEREBY DEMISES to the Lessee with
full title guarantee ALL THAT the Demised Premises as more particularly described in the Lease TO
HOLD the same unto the Lessee TOGETHER with the rights granted by the Lease but EXCEPTING
AND RESERVING to the Lessor the matters excepted and reserved by the Lease for a term of 999
years from 1 January 2020 PAYING therefor the yearly rent of one peppercorn (if demanded)

This lease is made upon the same terms and subject to the same covenants provisos and conditions
as are contained in the Lease except as to the rent and term of years granted and except as to the
variations hereinafter made so that this lease shall be construed and take effect as if such terms
covenants provisos and conditions were except as above repeated in this lease in full together with
the said variations
3.1
The Lessee covenants with the Lessor to observe and perform all the covenants and conditions on
its part contained in the Lease as varied hereby

The Lessor covenants with the Lessee to observe and perform all the covenants and conditions on
its part contained in the Lease as varied hereby

The Lease shall be varied in the following manner:-

The registration fee referred to in clause 3 of the Schedule of the Lease shall be such reasonable fee
as the Lessor’s solicitors shall require (being not less than Seventy Five Pounds (£75.00) plus VAT)

None of the provisions of this Deed are intended to or will operate to confer any benefit (pursuant to
the Contracts (Rights of Third Parties) Act 1999) on a person who is not named as a party to this
Deed
