RENTAL AGREEMENT
This Agreement is between Carmen Valdez (Property Provider) and
rental of 2 rooms located at
Andrew Hernandez (Tenant) for the
30778 Dollarhide Road Goshen, Ca 93227
The monthly rent is $950 payable on the 1st day of every month.
A security deposit of $500 paid on 12/09/2019 (date), shall be refunded by Property Provider within 21 days
following the Tenant’s move-out, less any appropriate and reasonable charges for cleaning and/or for damages
caused by Tenant and/or Tenant’s guests.
Property Provider agrees to provide the following:
Electricity
Gas
DSL/Internet Service
Trash Removal
Water
Cable TV
Gardener
Property provider and tenant agree that the property is not to be occupied by any other persons than the those listed
below or sublet without the permission of the property provider, and upon which time a new and updated agreement
will be required.

Room Maintenance and Privacy: Tenant shall maintain rooms in a safe, clean and sanitary condition. Other than in
emergency situations, Property Provider may enter room to initiate repairs only after giving Tenant 24-hour advance
written notice.
Property provider retains the right to remove tenant for any reason after a notice of 60 days. Both tenant and property provider
retain the right to arbitration in accordance with the law of the city, county or State of California, Tulare County, Visalia for any
disagreements, infringements, or conflicts.
