SERVICE REQUEST PROCESS
If any MEP (mechanical, electrical, plumbing issues) appear immediately after you take handover
of your home, you may register your complaint by using DAMAC APP. www.damacliving.com
Shortly you will receive Job card numbers called for your records or to quote in case of follow up.
Post complaint register
In emergency cases, Task will be attended immediately without need of appointment.
Any other requests will require you to book date and time.
Once work is completed DAMAC associated contractors may obtain your signature to close the Job Card.
Your feed back is important to us. Post Job completion share your feedback through the link that will
be shared with you.
MAJOR ASSETS IN YOUR VILLA

Services/maintenance are required on
AIR CONDITIONING
Ensure to have your units serviced regularly by cleaning condenser coils and filters every 6 months.
SOLAR HEATERS
Ensure you get your solar panels cleaned and get system serviced every 6 months.
WATER PUMP
Your pressure vessel require regular check on air pressure.
WATER TANKS
Prior to move in, it is important that water in your tank is flushed out, tank sanitized and refilled.
It has to be regularly cleaned and sanitized every 6 months
• As an owner this is your responsibility and DAMAC will not be liable to flush out or refill your tank.
Water if left unused for an extended period of time may stagnate and pose a health hazard
Note.
We do highly recommend signing AMC with 3rd party to handle regular maintenance which will reduce the
unfortunate breakdown
MANDATORY IF PLANING VACATION

lease ensure that you shut off the gate valves in the kitchen and bathrooms and switch off the water
pump and water heaters.
* Under normal usage please keep the water heaters at max 75° c
* Recommended AC temperature to be set to 24

DEFECT LIABILITY PERIOD AND
PREVENTIVE MAINTENANCE
Your property has 1-year defect liability period, starts from the date you receive the Handover Notice.
Unit owner must engage a third party service provider to provide maintenance services or annual contract prior
to receiving the key’s handover
Failure to provide maintenance contract may affect the continuity of the defect liability period to your unit.
Any Mechanical, Electrical, plumbing (MEP) and interior modification carried out by the owner will
automatically results in discontinuity of DLP
Home insurance is required as DLP does not cover any consequential damages
Below are the list of issues covered / not covered during DLP.

NOTE:
Cosmetic surface damage caused during construction is readily noticeable during the Home Orientation and
must be notified at that time. Such damage including scratches, dents, paint or tears can also occur during the
move-in process or through daily activity. Therefore, after we correct any items noted on the Orientation, repair
of cosmetic surface damage is your responsibility and not covered.
Please be advised that this also includes paint touch-Up and grouting.

Damage caused by 3rd party/third party hired by the owner and/or misuse.
Normal weathering of exterior finishes such as façade color fade
Damage to parking garage caused by the misuse and/ or lack of cleanliness
Refinishing of any drywall/plaster repairs that includes Painting and wallpapering
Plumbing blockages (including roof, balcony drains) due to lack of maintenance
Damage of plumbing fixtures due to abrasive cleaners or careless use such as using concentrated acid
Replacement of faucet washers and O rings and Flushing mechanism.
Brand/Color are not granted to be 100% same for replaced item subject to availability
Marble and granite are natural materials and as such graining cracks and color variations occur naturally
and are not defects
Items not reported within the applicable defect warranty time frames.
Damage from insects and/ or rodents
Any other Damages caused due to lack of maintenance
