HIGH-RISE COMMERCIAL CENTER MIXEDUSE BUILDING
DESIGN PROBLEM STATEMENT
CITYSCAPE COMPANY, A WELL-KNOWN REALTY ESTATE COMPANY OF EXCLUSIVE SUBDIVISIONS, WANTS
TO EXTEND THEIR INVESTMENT ON A LARGER SCALE PROJECT, SUCH AS VERTICAL CONSTRUCTION
(INCLUDING HIGH RISE CONDOMINIUM EQUIPPED WITH MIXED USE BUILDING) TO CATER THE NEEDS OF
THEIR PROSPECTIVE CLIENTS IN THEIR UPCOMING IDEAS THAT WILL ENCOURAGE MORE CONDOMINIUM
OWNERS TO OWN AND RESIDE TO THEIR REALTY DEVELOPMENTS AND/OR TO BE USED AS A VACATIONAL
RENTAL UNIT.
AS AGREED BY THE STOCKHOLDERS OF THE COMPANY, THEY WANT TO HIRE AN ARCHITECTURAL FIRMS
SPECIALIZING WITH INTRICATE MODERN DESIGNS AND WITH SUPERB WELL CREATED SCALE MODELS,
WHICH CAN BE USED AS A MODEL TO ATTRACT MORE CLIENTS TO INVEST TO THE CONTINUOUS REALTY
DEVELOPMENTS.
THE SITE IS LOCATED AT PASIG CITY CONNECTED TO A 20.00 M EIGHT (8) LANE MAJOR ROAD KNOWN AS
EULOGIO RODRIQUEZ JR. AVE (C5) THAT HAS AN ADJACENT 8.00 METERS TWO (2) LANE MINOR ROAD
KNOWN AS EAGLE AVENUE (PLARIDEL AVENUE). THE LOCATION ALSO A CONNECTION WITH
APPROXIMATELY 20.00 METERS DISTANCE FROM MARIKINA RIVER. ADDITIONAL PRIVATE ROAD WITH A
6.00 M WIDTH.
AS SAID, MIXED USE BUILDING OF THE CITYSCAPE COMPANY, WILL BE COMPRISED OF A COMPLETE
SHOPPING MALL AND A RENTABLE OFFICE SPACE FOR OTHER COMPANIES THAT WILL BE CONNECTED TO
THE CONDOMINIUM UNIT. THE COMPANY HAS ITS OWN EXISTING COMPETITION IN TERMS OF HIGH RISE
RESIDENTIAL BECAUSE ON THE NORTHERN PART OF THE SITE, THERE ARE EXISTING CONDOMINIUM
BUILDINGS KNOWN AS “THE GROVE ROCKWELL” OWNED BY DMCI COMPANY, IN THE WESTERN SIDE OF
THE SITE, THERE ARE SOME EXISTING COMPETITION AWAITS AS THE NEW PROJECT WILL RISE, IN TERMS
OF MALLS, EXISTING BUILDINGS SUCH AS SM HYPERMARKET AND TIENDESITAS WILL BECOME A HUGE
IMPACT FOR THE IDEAL SHOPPING MALL CONNECTED ON THE CONDOMINIUM UNITS. SAME AS THE
RENTABLE OFFICE SPACES, AN EXISTING HIGH RISE GLASTON TOWER ON THE WESTERN SIDE, THAT HAS
THE SAME IDEA AND CAN ALSO OFFER MORE RENTABLE OFFICES.
AS AN ARCHITECTURAL FIRM:
HOW WILL YOU CONSIDER YOUR DESIGN AS A UNIQUE AND WILL BE THE MOST AWAITED DESIGN THAT
CAN COMPETE WITH THE EXISTING BUILDINGS SURROUNDS THE SITE IN TERMS OF CONDOMINIUM
PROPERTIES? (Showcasing it sophistication by maximizing its potential use. Establish as a Landmark for
the Pasig to have ideal investors and users. To design in relation to urban cityscape and to its people.
Considering the historical context abiding in the site.)
HOW WILL YOU MANAGE IN OWN YOUR DESIGN, THAT CAN ACCOMMODATE MORE CLIENTS AND
CONVINCE MORE ENTREPRENEUR/BUSINESS/COMPANIES TO LEASE ON YOUR MALL UNITS AND
RENTABLE OFFICES? ( Providing spaces in which it can be helpful for the needs of the tenants, investors
and the owner. Innovating the spaces and having a sense of belongingness in the said structure. Humancentered design in which we elaborate the user’s activities for a more inclusive architecture design. )
WHAT ARE YOUR OBJECTIVES AND GOALS FOR THIS PROJECT TO BECOME ONE OF THE MOST SUCCESSFUL
REALTY PROPERTIES ALONG PASIG CITY?

PLANNING SHOULD INCLUDE THE NECESSITY OF PROPER SEPARATION OF SPACES AND
COMPATIBILITY OF ITS USES.
PLANNING SHOULD INTEGRATE THE DISPENSABLE PROPER SCALE ORGANIZATION, SPACE
CIRCULATION AND SPACE HIERARCHY TO ACHIEVE EFFICIENCY.
SITE PLANNING SHOULD CONSIDER AN ORGANIZED AND PLEASING LAYOUT, THAT IS
PEDESTRIAND FRIENDLY. ALSO, THE IMPACT OF TRAFFIC FLOW.

“ARCHITECTURE REALLY IS ABOUT THE NEEDS OF PEOPLE, THE MATERIAL NEEDS,
PHILOSOPHY
THE THINGS THAT YOU CAN MEASURE, KEEPING US WARM WHEN IT’S COLD
OUTSIDE, COOL WHEN IT’S HOT OUTSIDE, PROTECTING US FROM THE ELEMENTS,
BUT IT’S ALSO ABOUT THE SPIRITUAL DIMENSION ITS ABOUT THE THINGS THAT
MOVE US, THAT MAKE US FEEL HAPPY, COMFORTABLE, YOU CAN CALL IT ANY
WORD YOU LIKE, YOU CAN CALL IT BEAUTY, YOU CAN ALL IT AESTHETICS, YOU
CAN CALL IT WELCOMING, FRIENDLY. BUT SOMETHING THAT WILL MAKE US FEEL
GOOD. ARCHITECTURE IS ABOUT THE SOCIAL AGENDA.”
DESIGN CONCEPT
NORMAN FOSTER
THE CONCEPT REVOLVES ON THE STATE OF FLOW, HOW HUMAN INNATELY FEEL
GREATER ENJOYMENT AND INVOLVEMENT THROUGHOUT THEIR COURSE OF
ACTION. ARCHITECTURE FLOW AS STATED BY MARIA LEHMAN IT IS ABOUT
HELPING THE BUILDING OCCUPANT TO TRANSITION FROM SPACE TO SPACE, SO
THEY CAN PROCESS WHAT THEY HAVE JUST EXPERIENCED AND PREPARE FOR
WHAT THEY WILL EXPERIENCE IN THE MOST OPTIMIZED MANNER. THIS
PRINCIPLE OF FLOW IS ALSO OBSERVED IN OTHER FLUID TRANSPORT SYSTEMS IN
NATURE, SUCH AS THE SAP FLOW IN PLANTS, THE MOVEMENT OF LYMPH IN THE
LYMPHATIC SYSTEM, AND EVEN THE CIRCULATION OF AIR IN THE RESPIRATORY
SYSTEM OF ANIMALS. THE IDEA THAT WE ADAPT TO CREATE A SPECIFIC AND
DIRECT IDEA TO USE IN THE CONCEPTUALIZATION OF THE PROJECT. HUMANS
POSSESS AN INNATE TENDENCY TO DO THINGS IN PATTERN WITH NATURE AND
OTHER FORMS OF LIFE.
WITH THESE IDEAS THE CONNECTION OF SPACE, FORM AND USER WERE USED
TO CREATE A SOLUTION.

SITE ANALYSIS
IN GETTING THE SITE ANALYSIS
FIRST IMPRESSIONS: TAKE NOTICE OF ANY AND ALL INITIAL RESPONSES TO THE SITE — SENSORY DATA
COLLECTION, POINTS OF ENTRY. ASK QUESTIONS. HOW DID YOU ARRIVE AT THE SITE? IS IT ACCESSIBLE?
IS THERE PARKING? NEARBY TRAFFIC OR TRANSIT? DOES THAT TRAFFIC CARRY SOUND?
TAKE NOTE OF EXISTING SPATIAL RELATIONSHIPS: HOW DO PEOPLE MOVE ABOUT THE SPACE? WHERE
DO PEOPLE GRAVITATE NATURALLY? IS THERE A RELATIONSHIP BETWEEN THIS MOVEMENT AND
SUNLIGHT OR SHADE? TAKE ANY NECESSARY MEASUREMENTS, IF NOT ALREADY PROVIDED VIA A SITE
PLAN.
VISUAL DOCUMENTATION: PHOTOGRAPHS, SKETCHES, VIDEO — IT’S GOOD PRACTICE TO HAVE PHOTOS
OF THE SITE ITSELF AS WELL AS LOOKING OUT FROM THE SITE. THESE IMAGES CAN BE USED FOR
ANNOTATIONS OR FOR CONTEXT IN LATER PERSPECTIVES AND RENDERINGS.

USER ANALYSIS AND ACTIVITIES
REMINDERS IN MAKING SWOT ANALYSIS:
SWOT ANALYSIS IS A TOOL USED IN ARCHITECTURE SITE ANALYSIS TO ASSESS THE STRENGTHS,
WEAKNESSES, OPPORTUNITIES, AND THREATS OF A PARTICULAR SITE. IT IS A STRATEGIC PLANNING
METHOD THAT HELPS ARCHITECTS AND DESIGNERS EVALUATE THE POTENTIAL OF A SITE BY EXAMINING
ITS INTERNAL AND EXTERNAL FACTORS.
THE STRENGTHS AND WEAKNESSES ARE INTERNAL FACTORS THAT RELATE TO THE SITE ITSELF, SUCH AS
ITS PHYSICAL ATTRIBUTES, CONDITION, AND ACCESSIBILITY. THE OPPORTUNITIES AND THREATS ARE
EXTERNAL FACTORS THAT RELATE TO THE SURROUNDING ENVIRONMENT, SUCH AS ZONING
REGULATIONS, COMMUNITY NEEDS, AND POTENTIAL HAZARDS.
BY CONDUCTING A SWOT ANALYSIS, ARCHITECTS AND DESIGNERS CAN IDENTIFY THE UNIQUE
CHARACTERISTICS OF A SITE AND DEVELOP DESIGN STRATEGIES THAT CAPITALIZE ON ITS STRENGTHS AND
OPPORTUNITIES, WHILE MINIMIZING ITS WEAKNESSES AND THREATS. THIS ANALYSIS CAN HELP IN THE
DECISION-MAKING PROCESS, INFORMING THE DESIGN CONCEPT AND GUIDING THE DEVELOPMENT OF
THE PROJECT PROGRAM.
