1 TIME DETAILS TO REMEMBER o o o o 1 DAY o Verifications and certifications of lines and levels from a licensed surveyor shall certified to the architect within 24 hours from discovery (UAP DOC 301) 5 DAYS o Within 5 days, building owner must have written explanation after the receipt of notice about any building code violations from authorities (OBO) o BFP submits report and recommendations on endorsed plans from OBO o BFP issues FSIC within 5 working days after endorsement of OBO of final inspection o Repairs and corrective work shall be done within 5 days from written notice 7 DAYS o Start of contract time after receipt of NTP (UAP Doc 301) 10 DAYS o Owner of excavation notifies adjoining property owners before starting excavation 10 days prior o Contractor shall request for owner-supplied materials 10 days before needed o Contractor notify the Architect of beginning, suspending or resuming the work 10 days prior o Contractor shall remove all condemned work or materials within 10 days from notification (if not, owner will auction or sell them) o Insurance provider of contractor cannot cancel insurance policy without notice to the owner 10 days prior 2 o 15 DAYS NBCP o Within 15 days, applicant can appeal the non-issuance of BP to Secretary o Within 15 days from receipt, secretary replies to appeal of BP non-issuance o OBO notifies building owner 15-30 days before annual inspection o For structures deemed to be demolished or repaired, occupants shall vacate the building or repair the building within 15 days from receipt of the order RA 9266 o Effectivity of RA 9266 after date of publication o PRBoA decisions on administrative cases becomes final and executory 15 days from receipt of notice UAP DOC 301 o Architect acts within 15 days from receipt of request of payment (issue or hold requests) o Owner acts within 15 days from receipt of approved request of payment o Contractor can claim for adjustments involving questions of fact o Contractor can claim for extra cost after receipt of the instructions o Contractor can notify about delay caused by owner or architect after recognition of such delays o Defects (expected) caused by inspections of architects shall be repaired by the contractor within 15 days at the contractors expense (unless found to be caused by the owner). 3 Contractor submits Breakdown of Work and Corresponding Value (BWCV) o Contractor seeks clarification from the Architect 15 days before the bidding about the required competency of subcontractors o Contractors notify about work suspension or termination of contract (due to major reasons like court order of 90 days, failure of architect or owner on request for payment or on payment after the award by arbitration) o Owners notify about termination of contract (due to major reasons like contractor bankruptcy, violations, failure to provide competent) o The architect shall render decision on disputes between owner or contractor regarding execution, progress or interpretation of contract documents (otherwise, either party will demand arbitration). 1 MONTH (30 DAYS) NBCP o Certificate of Occupancy issued 30 days after final inspection o Protective fence/canopy removed after use o Validity of Ground Preparation and Excavation Permit (unless superceded by the Building Permit issuance) o Regular inspection of construction ladders used for construction and ropes and cables used for hoisting o If annual inspection fee not paid within 30 days from deadline, 25% surcharge is added RA 9266 o Within 30 days, PRBoA to submit report of licensure examinees ratings to PRC o o 4 o o o o UAP DOC 301 o Maximum interval of request for payment is 1 month o Progress photo shall be taken every month 2 MONTHS (60 DAYS) RA 9266 o After the effectivity of RA 9266, within 60 days, PRC and PRBoA shall adopt and promulgate its IRR, Code of Ethical Conduct and Standards or Professional Practice. UAP DOC 301 o Period of Making Good of Known Defects or Faults (expected fair, wear and tear) is maximum 60 days from issuance of Certificate of Completion (Rectification period). o Performance and payment Bonds expire after 2 months from the final acceptance of work (replaced by guarantee bond). 3 MONTHS o Release of Retention after the date of final payment 120 DAYS o BP expires or void if work is suspended for 120 days o If left open for >120 days, excavations will result in grave violations 1 YEAR o BP expires or void if not commenced in 1 year o Coverage of guarantee bond (30% of contract price) after final acceptance of work o Contractor is responsible for all defects caused by faulty materials and workmanship within 1 year (basically what guarantee bond is for)
