EXTRAJUDICIAL SETTLEMENT OF ESTATE
KNOW ALL MEN BY THESE PRESENTS:
THAT the following are the children and spouse of the late LYDIA ALANO
VILLEGAS who died on November 22, 2003, in Quezon City, and hereby declare and
manifest that:
MARIA VICTORIA ALANO VILLEGAS, of legal age, single, Filipino and with
residence address at 90 Dahlia St., Tahanan Village Merville, Parañaque City,
hereinafter referred as LEGAL HEIR/SELLER;
LYDIA ANTONIETA ALANO VILLEGAS, of legal age, single, Filipino and
with residence address at 90 Dahlia St., Tahanan Village Merville, Parañaque City,
hereinafter referred as LEGAL HEIR/SELLER;
ERNESTO ANTONIO VILLEGAS KRAMER IV, of legal age, single, Filipino
and with residence address at 90 Dahlia St., Tahanan Village Merville, Parañaque
City (Heir of late MARIA TERESITA A. VILLEGAS who died on
_________________ in __________________________), hereinafter referred as
LEGAL HEIR/SELLER;
ANTONIO ALANO VILLEGAS JR, of legal age, single, Filipino and with
residence address at 90 Dahlia St., Tahanan Village Merville, Parañaque City,
hereinafter referred as LEGAL HEIR/SELLER;
-andANTONIO E. FERRER, of legal age, single, Filipino and with residence address at
90 Dahlia St., Tahanan Village Merville, Parañaque City, hereinafter referred as
BUYER;
-WITNESSETHThat the above-mentioned deceased is an OWNER of parcel of land with improvements
situated at Bo. San Jose, Taytay, Province of Rizal, covered by Transfer Certificate of Title No.
562894, which properties described as follows, to wit:

“A parcel of land (Lot 4, Block 25 of the consolidation-subdivision plan (LRC) Pcs-1336,
being a portion of the consolidation of Lot 1, Psu-77939 (SWO-25751) and Lots 12 & 13, Psu121947, LRC (GLRO) Record Nos. 39954 and 2336), situated in the Barrio of San Jose, Mun.
of Taytay, Prov. of Rizal. X-X-X-X-X-X containing an area of THREE HUNDRED AND
SEVENTY SIX (376) SQUARE METERS, more or less. X-X-X-X-X”
That the under the provision of Section 1 Rule 74 of the Rules of Court subject to the
liabilities imposed by section 4 Rule 74 of Court, WE hereby extrajudicially adjudicate unto
ourselves the above described parcel of land thereon.
That the above named deceased died intestate without any will or known debts.
That FURTHER, FOR AND IN CONSIDERATION of the sum of EIGHT
HUNDRED THOUSAND PESOS (Php800,000.00), Philippine Currency, to us in hand paid to
my great satisfaction by ANTONIO E. FERRER, of legal age, Filipino Citizen and residence
of 305 MB 25 BCDA Ph. 2 Diego Silang, Ususan, Taguig City, hereby SELL, CONVEY and
TRANSFER by way of ABSOLUTE SALE unto said VENDEE, her heirs and assigns, all our
rights and interests in the parcel of land with improvements described above;
IN WITNESS WHEREOF, we have hereunto set our hands this _____ day of _________,
