Additional Terms: General
1. ENTRY
Tenant(s) agrees that at all reasonable times during the term of this lease; Landlord
may enter the Rented Premises for the purpose of inspection to see if repairs or
renovations as necessary, provided that 24 hours notice (between 8am-8pm) is given to
the tenants. Furthermore, the Tenant(s) agrees that the Landlords may enter the leased
premises in the manner specified under the provincial guidelines for the purpose of
exercising their rights to show the premises to prospective new tenants; communication
will be sent in writing to Tenant(s). Emergency entry may also be necessary in the event
of fire or flood or any other event that warrants emergency entry.
The tenant(s) should give notice to the landlord of an intended absence of more than
seven days and will permit the landlords to enter the premises during the absence for
inspection, maintenance, repairs or any other reasonable reasons.
2. ASSIGNMENT OR SUBLEASING
Tenant(s) agrees not to vacate and sublet to another person any part of the Rented
Premises without the advanced written consent of the Landlord and, while the Landlord
will not unreasonably withhold consent to sublet, it is agreed that it shall be reasonable
for the Landlord to withhold such consent if the sub-tenant is not a student.
4. CARE OF PREMISES
Tenant(s) shall keep the Rented Premises in clean conditions. Tenant(s) shall not make
any alterations including paint, wallpaper, nails or picture hangers in the premises
without the written consent of the Landlord.
5. JOINT AND SEVERAL RESPONSIBILITIES OF GUARANTOR
The Guarantor guarantees to the Landlord, FOR THEIR RESPECTIVE
SON/DAUGHTER'S PORTION, the payment by the Tenant(s) of rent and all other sums
of money and all other obligations and liabilities of the Tenant(s) in accordance with the
provisions of this Lease, the attached Personal Guarantee, which forms a part of, this
lease.
6. LOCKS AND KEYS
The Tenant(s) shall not alter or add to the locking system on any entry or Room door of
the Rented Premise without written permission of the Landlord. In the event the
Tenant(s) locks himself out of the Rented Premise, the Landlord shall not be obligated
to unlock the rented premise under a certain time frame. Keys must be returned upon
termination of the Lease. Lost keys are subjected to replacement charge.

7. RULES AND REGULATIONS
The Tenant(s) agrees to comply with the Rules and Regulations of this Lease and to
perform all covenants herein contained.
a) Tenant(s) shall not remove any of the appliances provided nor bring any major
appliances into the Rented Premises without prior written consent of Landlord and shall
not use portable electric heaters, or portable/window air conditioners and any breach of
this Rule will subject the Tenant(s) to a fine or extra fee at the Landlord's discretion.
These devices are prohibited due to being a potential fire hazard.
b) Tenant(s) shall do cleaning of their bedrooms and all common areas. Cooking to be
limited to kitchen area only. Electrical cooking devices in the bedrooms are prohibited
due to being a potential fire hazard.
c) Tenant(s) is responsible for their own garbage disposal. It is expressly agreed and
understood that garbage must not be stored for long periods of time inside the unit but
must be placed in the appropriate containers outside the Rented Premises as
designated by the Landlord. Tenant(s) will move these containers to the curb and back
on garbage/recycling day.
d) Tenant(s) is responsible for any damage caused by guests he or she allows on the
premises.
e) If Tenant(s) or their guests are bringing pets on the property, they are responsible for
the pets’ behaviour. If damages to the property (scratches, bites to furniture) and
disturbances to the other Tenant(s) occur (noise, allergies), the Tenant(s) agrees to pay
for the damages and this could led to eviction of the Tenant(s).
f) Landlords shall not be liable with respect to Tenants' or guests' vehicle parking fines
outside the property, loss or damage to vehicles on and outside the property, including
contents of vehicles.
g) The Landlords are responsible for snow removal for sidewalks around the property.
Driveways and walkways are excluded from snow removal and are the responsibility of
the tenants.
h) Tenant(s) is to notify in writing of any damage or structure defects, defective fire
alarms and fire extinguishers. The Tenant(s) agrees not to remove or tamper with any
fire alarm or extinguisher.
i) Tenant(s) agrees to not cause or permit any noise or interferences which are
disturbing to the comfort or reasonable enjoyment of others at the Rented Premise.
j) If fire occurs due to negligence of any Tenant/subtenant/guests of Tenants or
subtenants which would render the unit uninhabitable, the Landlords shall NOT be
required to provide alternate accommodation for the Tenant(s). The Tenant(s) shall be
required to pay for damages and also continue fulfilling all terms of the lease, including
payment of monthly rent.
k) Guests are allowed to stay for a maximum of 3 nights consecutively and/or per week.

l) The Tenant(s) agree that the rent of $600/month is for one occupant per bedroom.
Additional occupants (roommates) are allowed on the Rented Premises only with if
written agreement is obtained from the other tenants and the Landlords. The Tenant(s)
agrees that for each additional occupant per bedroom, the Tenant(s) will have to
compensate the Landlords in the amount of $150/month for the cost of utilities and wear
and tear of the Rented Premises. Sleeping accommodations in the common areas are
not allowed.
m) Tenant(s) agrees that they and persons permitted at the Rented Premises by the
tenant(s) shall comply with landlords’ "Smoking rules”, which prohibits smoking of any
substance in the Rented Premises
8. INSURANCE
It is recommended that tenant(s) should, during the entire period of the tenancy at their
sole cost and expense, obtain and keep in full force and effect, content and liability
insurance.
9. INDEMNIFICATION
Tenant(s) will indemnify and save harmless the Landlords’, the Landlords’ agents, from
and against any and all claims, suits, actions, damages, and causes of action arising
from injury, loss of life, or damage to property sustained in, or upon the Rented
Premises.
10. EARLY TERMINATION
Term of this lease will begin the 1st of September, 2022 at 1:00 p.m. ("Beginning Date")
and end the 31st of August, 2023 at 1:00 p.m. ("Expiry Date")
11. SEVERABILITY
If any provisions in this contract are deemed invalid or not legal (Residential Tenancies
Act is modified regularly), the remainder of the contract is still binding.
Additional Terms: Internet
We/I, the Tenant(s), herby agree to have internet service provided to us by our
Landlords. We/I also understand that should we not be satisfied with the service or
choose to not use the service for whatever reason, there will be no rebates or rent
deductions given and we will obtain alternative service at our own cost.
We/I, the Tenant(s), further agree that we will not damage or cause to be damaged any
part associated with our Internet Service and understand that we will be held liable for
any damage that results in any tampering or modifying of any part of the Internet
Service, including but not limited to modem, wires or other devices.

We/I understand internet service is provided by the Landlords, and that the Landlords
will not be held responsible for any outages or disruptions to the Internet service.
Additional Terms: Furniture
Furniture provided by Landlords
The bedroom includes a bed, a desk and a chair. The common area includes a leather
sofa and dining set (table and four chairs).
Damage or Loss of Furniture
The Tenant(s) acknowledges and agrees that the appliances/furnishings are for use by
the Tenant(s) for their term in the tenancy and are not to be disposed of, sold,
converted, destroyed, altered, damaged or moved in any way without the consent of the
Landlord.
If the furnishings are disposed of, sold, converted, destroyed, altered, damaged, or
moved in any way, without the authorization and consent of the Landlord, the Tenant(s)
will be charged any and all reasonable amounts accrued for replacing or repairing said
furniture.
Release and Waiver
Assumption of Risk
Once the furnishings are provided to the Tenant(s) by the Landlords, the Landlords will
not be held accountable or responsible for any loss sustained from the improper use of
the furnishings and the Tenant(s) further understands that they use the furnishings at
their own risk.
The Tenant(s) acknowledges and agrees that the Landlord is not liable for any personal
injury or property damage during the use, and/or removal of the furnishings.
Damages
I promise to leave the property as I have received it and I will be responsible, as per my
lease agreement, for any damages I or my guests/roommates cause beyond regular
wear and tear. Should I cause any damage or leave the property messier/dirtier than the
state I received it, I agree to be responsible for the cost of repairing and cleaning it.
Insurance
It is recommended that the Tenant(s) should obtain and or/maintain his or her own
personal property loss insurance.
I agree that I have been advised by the Landlords that my belongings should be
insured, either by renter's insurance or extended coverage under my parent/guardian's

home insurance. As per my lease agreement, I will not hold the Landlords for any
damage to my belongings due to theft, flood, fire, or electrical issues. As well, I agree
not to sue or hold the Landlords liable for any malfunctions or household problems that
could occur during my residency. Likewise, the Landlords agree to respond to issues
brought to their attention.
Smoking
Smoking inside is a violation of the conditions of the lease. The commencement of
eviction proceedings is at the sole discretion of the Landlords. Tenant(s) agrees that a
breach of the "No Smoking" policy shall be deemed serious interference with the
Landlords and other Tenant's legal interests and reasonable enjoyment of the Rented
Premises.

Personal Guarantee of Rent and Performance of Tenant Obligations
Please provide a copy of Canadian Government Drivers License, or other form of ID
and Student ID accompanied with this form.
This Agreement witnesses as follows:
I, _________________________ (hereinafter "Guarantor") in consideration of the
acceptance of the attached lease with Viorel Mares and Cristina Mares (hereinafter
"Landlords") at property located at 65 Austin Drive, Waterloo, Ontario (hereinafter
"Property") hereby guarantee the payment of _______________________________
(hereinafter "Tenant") portion of rent. As Guarantor, I hereby agree to guarantee
payment of all amounts due under the lease, or that may come due, and all other
obligations of the Tenant for the entire duration of the lease attached hereto unless the
tenant gives notice of termination within the guidelines of the lease.
