DEED OF ABSOLUTE SALE
KNOW ALL MEN BY THESE PRESENTS:
This Deed of Absolute Sale made and executed by and between:
RICHARD ECHAVEZ RONQUILLO married to BLESSY POLINAG RONQUILLO
Filipino Citizen, both of legal age, with residence and postal address at 8 Sunset Drive Sunset Village
Tambo, Paranaque City, referred to as the VENDOR;
-AndRECEIVED FROM, ERLINDA DAYOT TUBUNGAN of legal age, Single, Filipino, presently
residing at Block 9 Lot 22 Palm Grove Village Buhay Na Tubig Imus, Cavite referred to as the VENDEE;
WITNESSETH:
WHEREAS, the VENDOR is the absolute owner of a parcel of land (“The PROPERTY”), without
improvement, located at Block 3 Lot 1 Villa De Alysa Subdivision Brgy. Tanzang luma Imus, Cavite with
a total land area of ONE HUNDRED NINETEEN SQUARE METERS (119 SQM.), more or less, and
covered by Transfer Certificates Of Title (TCT) No. 057-2019050458 of the Registry of Deeds for the
Province of Cavite, more particularly described as follows,

HUNDRED NINETEEN (119) SQUARE METERS. ALL POINTS REFERRED TO ARE INDICATED
ON THE PLAN AND ARE MARKED ON THE GROUND BY PLS. CYL. CON. MON. 15 X 60 CM;
CORNERS 3-4 BY OLD PTS. BEARING TRUE; DATE OF ORIGINAL SURVEY JULY 27, 1905-JUNE
22, 1908 AND THAT OF THE SUBD. SURVEY JAN. 17-29, 2004 AND WAS APPROVED ON JULY
14, 2005.
WHEREAS, the VENDOR is willing to sell, cede, convey, and transfer the above described property,
without improvement, to the VENDEE and the VENDEE is willing to buy/purchase the above described
PROPERTY after having examined plans and specification thereof;
NOW THEREFORE, for and in consideration of the foregoing premises and covenants of the
parties and covenants of the parties herein contained hereto hereby agree as follows;

For and in consideration of the total sum of FOUR MILLION ONE HUNDRED FIFTY
THOUSAND PESOS ONLY (Php 4,150,000.00) Philippine Currency, received by the VENDOR
to their fully satisfaction from the VENDEE, the VENDOR hereby sells, transfers, conveys, and
delivers to the VENDEE, and assign, by the way absolute sale of the PROPERTY, free from all
liens and encumbrances.
•
That the Real Estate Taxes up to the time of sale shall be for the account of the VENDOR.
•
That the payments of capital gains tax, documentary stamp tax, transfer tax, the registration
of deed, and other miscellaneous expenses for the cancellation of the corresponding
Transfer of Title and the issuance of the Transfer Certificates of Title unto and in favor of
the VENDEE shall be for the account of the VENDEE.
•
That the VENDOR warrants and guarantees valid and legal title, ownership and peaceful
possession and the actual location of the property and further declare, guarantee and
warrant that the property herein sold, ceded, transferred and conveyed is free from and
clear of all liens and encumbrances of whatever nature and kind.
•
The VENDOR hereby acknowledges that there are no claimants to the Property, nor there
are any persons who may have been deprived in any manner of their lawful share or rights
to the same.
•
The VENDOR warrants that the VENDEE shall have full and unrestricted right and
authority to enter, occupy, use and develop the PROPERTY after the purchase. The
VENDOR hereby undertakes to defend and answer for any and all claims that may arise
at any time hereafter.
•
This contract states the entire agreement between the parties and shall not be bound by any
stipulation, representation, and agreement of oral promise, unless such stipulation,
representation on agreement is reduced in writing and signed by both parties and made an
addendum to this contract.
