While creating an offering memorandum or market analysis we are going to ask for the property type. If the user selects an Apartment Building, then we are going to load the graphs automatically with details like Studio, 1B1B, 2B2B, etc and still give them the ability to add/remove graphs like we have at the moment. If a user selects property type Office/Retail, we are going to load the current scenario where the user has to input the graph data manually and this will cover all cases. @Wayne - we just need to confirm all changes needed for each property type. 2. Cloning Functionality: (HIGH Priority outlined above) - Convert Market Analysis to another Market Analysis. - Convert Market Analysis to Offering Memorandum. - Convert Offering Memorandum to another Offering Memorandum. - Convert Offering Memorandum to Marketing Analysis. 8. ADDITIONAL NOTES; Previous developer; We need to start from the beginning. Correct names of projects IE; (Market Analysis / Offering Memorandum, Executive Summary). Currently everything is “Memorandum”. Note- Sometimes we start fresh with a new market analysis, other times we want to copy over or “clone” from a previous market analysis (Same sale comps, same on market comps etc) and other times we have a property listed without doing a market analysis and need to start direct from an offering memorandum template and there is no need to input unnecessary sections to complete the task. #1 There should be 3 Tabs NOT just (1) tab called “Memorandum”. The tabs should be as follow; (In this order) 1. Market Analysis 2. Offering Memorandum 3. Executive Summary All data are already created in the software, we just need to clean up the flow. #2. When we launch a new “project” there needs to be a prompt for the user with choices. Of course we eventually want to incorporate an “underwriting sheet” which will link to all appropriate data boxes etc. But as previously mentioned we need to start from the beginning and clean everything up and organize what we have before adding more to the software. To change the current software from a Market Analysis for Retail / Office / Other to a Market Analysis for Multi-Family / Apartment, ALL that needs to be done is revert back to how the graphs were originally created. As you remember originally the graphs were created from data we inputted manually for each comparable property. ALL Multi-Family / Apartment comparables will have CAP Rates, GRM(s), Price per square foot and price per unit. Once this information is inputted as part of creating a new comparable the graphs can manually pull this information like was done previously. The change was made to accommodate properties were certain information was not available or applicable. For instance retail properties do not need a price per unit graphs therefore you gave us the flexibility to not include or “create” that graph. This works well for Retail / Office / Other market analysis but is not feasible for Multi-Family / Apartment properties as this information is always available, required and applicable. So in short lets change it back to how you originally created it! OFFERING MEMORANDUM SOFTWARE The current software can be converted to a template for an offering memorandum for retail / office / other relatively simply. We need to remove the sections that are not included as part of an offering memorandum (On Market & Marketing Plan), and clean up the order of the sections. Same for creating a template for Offering Memorandum for Multi-Family / Apartments you will probably want to start with fixing the market analysis for Multi-Family / Apartment and remove the unnecessary sections.
