Cold Calling Script
First objective is to get them to feel comfortable with you. If we have the right tone, are not aggressive,
are engaged and part of the conversation, people will open up; they wont see you as someone who is on
the attack, they will see you as somebody they can have a good conversation with.
If you are kind, caring and optimistic they will mirror that.
Don’t rush the conversation like a robot to get through to the next one. Take your time.
 We are looking for properties that need work and that people would sell
at a discount. If it’s a beautiful property or if they are looking for full
price, that’s not for us. Which also means that we don't want to spend
much time with these types of sellers on the phone.

I was just wondering….we were looking to purchase another property in the neighborhood and wanted
to see if you have ever considered selling the property?
If “Yes”, or “How much will you give me?”:
Ok Great! Is it ok if I ask you some questions about the property?
Have you done any remodeling to the kitchen and bathrooms in the last 5 years?
What type of repairs does it need?
Do you actually live in the property or are there tenants?
Did you have a timeline in mind yet for when you want to sell it?

How long have you been thinking of selling?
Ok, great! Can I ask you about the property itself? (Depending on the conversation you will ask some or
all of these questions: )

Here’s where you try and get details about the situation (motivation) and timeline so the aim of this question besides for
getting the condition of the property is to start a conversation to gauge motivation and timeline – if possible. So you will be
responding to what you are hearing and can go off script – This will come as you get more experience -----

Ok, great. My colleague Jack runs all the numbers but let me ask you this: We purchase properties cash…
we pay all the closing costs…there are no real estate commissions… and the best part is we buy them
completely as-is so you don’t have to put another cent into the property…so…for an offer like that…how
much would you take?

have the phone number they send it back…sometimes I get lucky.
