Daily Duties







Clean and remove debris from pool Robots
Check and ensure pool Chlorinators and Filters are set in “Timer" mode
Run pool Robots, these can need cleaning and resetting up to 5 times per day
Blow debris from all decking, pathways, pool areas, pontoon, driveway, tennis court, and other
outdoor living areas
Check irrigation, ensuring daily cycles have been applied overnight, adjust watering times
accordingly and repair any leaks or sprinkler heads that may not be working correctly
Remove any debris from lawn areas and any rubbish or food prior to mowing and take any
plates or glasses left out to the appropriate areas
Check Septic system that alarm light is not flashing, call Evergreen Waste Water if light is
flashing
Weekly Duties












Mowing of all Lawn areas twice per week (Tuesday & Friday)
Hose and clean bins and bring back in (Tuesday)
Checking of all lighting (Friday) spare lights stored under sink in the garage
Flush septic system using Scour Valve located in right hand side lawn near the Lake (Tuesday &
Friday)
Pressure was Pontoon and all Slate areas (Tuesday & Friday)
Hose and Mop timber decking areas (Tuesday & Friday)
Spray Lake for floating Weeds & Algae (Friday) use Reglone at a rate of 200mls per 15ltrs, Water
Clear at a rate of 150mls per 15ltrs
Blow debris from Roof and Check for any possible blockages
Removal and or Spraying of Weeds in Lawns if required use Round-up at 150mls per 10 litres in
Gardens, using Hortico – Buffalo Weed Killer available from Bunning at a rate of 60mls per
10Ltrs for Lawns
Check and fill fish tank if required (Friday)
Trimming of plants, removal of leaves etc. from gardens
Use drag mat on Tennis Court to remove finer debris court and distribute sand evenly (Friday)

Monthly Duties



Thorough audit of Irrigation system, Check all arcs and sprays are correct, all watering times are
correct and double check on the controller, Irrigation parts stored under sink in garage
Check Submersible Pump Pits for Lakes, located at the top of the waterfall and concrete man
hole on right hand side near larger lake, remove debris and possible tree roots
Clean Pool Glass
Quarterly/Yearly Duties












Pressure was Driveway and Sandstone areas (Quarterly)
Arrange for servicing of Waste Water System, call Evergreen Waste Water (Quarterly) next
service is due December (Quarterly)
Arrange for servicing of Air Conditioner System, call Mark from South East Air, next service is
due December (Quarterly)
Fertilise lawns every 3 months, August, November, February, May using Scotts Lawn Builder
available at Bunnings
Oiling all timber decking areas and timber railings, poles etc. (Yearly)
Tennis Court Maintenance, every 6 months, next is due December call Colin from Tennis Court
Management
Pest Control, every 6 months, next is due February
Change Batteries in Smoke Alarms every 6 months, next is due December
Arrange for servicing of Vacu Maid system every 12 months, next is due August 2019, call
Electrical Services
Replace Australia Flag every 6 months, next is due March, stored under sink in garage, call Flags
of our Nations
Clean and Seal all Slate Areas once every 12 months, use Seal and Enhancer available from
Bunnings
Clean Solar Panels, once every 2 years
