Assalamualaikum & welcome to our panel, Dr Omar bin Jamaludin. I’d like to introduce myself. I am
Muhammad Yusri bin Samir, and my matric no is AA18166. My fyp also is supervised by PM Dr. Idris
bin Mohamad ali. Today, I will present about my fyp. As you can see on the screen, my title is ……
First of all, I’d like to give you an introduction of the title. The Concept of Comprehensive Facilities
Management & Maintenance Contract (FMMC) is a contract entered into by a single facility service
provider entity that is responsible for performing all facility management, operation, and
maintenance activities as a whole. It covers many scopes such as civil engineering services,
mechanical, electrical, energy saving, utilities, pest control, waste disposal, landscaping,
environment, security control, council, cafeteria, risk, disaster, emergency, occupational safety
(OSHA), amenities and others.
So, based on the introduction, I have found the problem statement. Tun Abdullah bin Ahmad
Badawi, which is our prime minister at the time, said The Government will pay attention to the
maintenance of public infrastructure in developing a culture of maintenance. It is because of based
on the results of the government's study, practice of facility maintenance management in Malaysia is
still ineffective and at a low level and must be improved.
Next, I will focus on objectives of my title. The purpose of this title is to identify the issues related to
facility maintenance management contract. So, to achieve it, I prefer to find the information about
literature review on the Internet and by interview the person which in charge for maintenance
building. The other objective is to assess the issue of facility maintenance management contract at
public building. I will use questionnaire method to get the information from respondents’ opinion
about the maintenance of public building to prepare my thesis.
Then I’ll go on to highlight what I see as the scope study of my fyp. The scope of this study will focus
on the maintenance management of building facilities in the public sector, namely government
premises and buildings such as government offices, schools, and so on. The study will also focus on
the maintenance of building components consisting of civil engineering services, mechanical,
electrical and telecommunications equipment services. The results of the content thesis study are
expected to be used as a model to the level of effectiveness of building facility maintenance
management in the public sector throughout Malaysia because the facilities are typical of facilities in
other public sectors throughout the country.
The next part is what I will present is literature review. Firstly, the title is about Maintenance
Management. It talks about the problems of building management which studied by Mohd Musa
Paijan (1995). Secondly, in Ninth Malaysia Plan contain that the government will pay attention to the
maintenance of public infrastructure in developing a maintenance culture in 2006. Thirdly, the most
important challenge in ensuring the implementation of facilities management said by Y.Bhg. Dato' Sri
Zohari Bin Haji Akob in 2015. Ir. Azizul Bin Ariffin also said that current results do not reflect the
actual performance of facility maintenance.
This slide shows the simplified methodology of my fyp. Before starting it, I will be understanding the
concept and then make research about justification of the title. After find the information, I start to
do questionnaire question before getting the data from the respondents. Before finishing my thesis,
I will make analysis & conclusion about what I get from the thesis.
There are 5 parts in the questionnaire of methodology. Firstly, background respondent contains
name, category jobs, age and so on. Secondly, typology building which ask about the type & location
of the building. Thirdly, facility building which ask about the condition of the facility in the building.
Next, maintenance building which ask about the quality of maintenance in the building. Lastly, I will
also ask about the overall opinion from the respondent.
Besides that, I have used literature review from Internet to get more information about facility
maintenance management contract. The picture shows about definition of my thesis title and the
background of facility maintenance. It is important to get it so I will more understand and can do the
questionnaire about my fyp to get information from the respondents.
After I have done make the research, I have some expectation outcome of this thesis. My first
expect is the research will be finding about the successful of facility maintenance management
contract which able to be used for maintenance the public building. It is because I predict most
building in Malaysia apply it to make sure the building can be used over a long period of time. In
addition, this study also able to increase awareness and commitment on asset and facilities
management best practices to all parties involved. This is very important so cost maintenance of the
buildings can be minimized.
During first week until week 14th, there are many tasks have been done. Based on the table, there is
my schedule of work during preparation fyp.
Last but not least, there are my references during preparation the thesis. I am very thankful to Dr
Idris, my supervisor because he helps me to identify & get the valid information about my thesis.
