ADDENDUM TO SALES CONTRACT Date: October 12, 2016 This Addendum is a part of the Agreement on the Property located at: 644 Kenwood Dr., Birmingham, Alabama 35214. Dated: October 4, 2016, between the undersigned Purchaser(s) Eric Glenn and the undersigned Seller(s). As a result of the home inspection the Purchaser is asking the seller to do the following repairs: 1. The fireplaces be swept, flue cleaned and the switch to allow the smoke out while burning the wood. 2. Grounded 3 prong plugs installed, this is a fire hazard without them. 3. Brick and mortar had some cracking recommend a qualified professional to evaluate further and repair as necessary. 4. 1st floor bathroom water flow function is marginal, recommend licensed plumber to evaluate and repair if necessary. 5. Hose bib(s) not equipped with anti-siphon device, recommend installing. 6. Exterior receptacles non GFCI install where needed. 7. Outside AC unit breaker improperly sized, licensed electrician to evaluate and repair as necessary. 8. Kitchen GFCI receptacles wired open ground and won’t trip, repair or place by licensed electrician. 9. Junction boxes need to be covered in attic. 10. Upgrade sub panel to breaker system by licensed contractor. 11. Receptacles on the 1st floor are wired open ground recommend electrician evaluate / repair as needed. Also per inspection: Recommend having the flue cleaned and reexamined prior to using fireplace. It is recommended that all repairs are done by licensed contractors.
