9. All exit doors shall be provided with a night latch, dead bolt or
security chain, provided such devices are openable from the
inside without the use of a key or tool and mounted at a
height not exceeding 48" above the finish floor.
10. Safety glass installed in all hazardous locations as per IBC.
11. The slope of the fill and cut surfaces should not be less than 2
to 1. All final slope faces should be densified and planted or
seeded with appropriate vegetation in order to minimize the
potential for erosion. No water should be allowed to flow
freely over any slope faces.
12. All rockeries should be constructed in conformance with the
general guidelines provided by the American Rockery
Contractor (ARC).
13. All structural fills should be compacted to 95% of their
laboratory maximum dry density as determined by ATSM
D-1557 (Modified Proctor).
14. The contractor is responsible to check the plans and is to
notify the designer of any errors or omissions prior to the start
of construction.
14. Written dimensions have precedence over scaled dimensions
15. Provide insulation baffles at eave vents between rafters.
16. All smoke detectors shall be powered by 110v current,
connected to the house electrical system, interconnect with
each one so that if any one trips they will all sound. They
shall also have a battery backup and be located in each
bedroom and on each floor level.
17. Porch rails shall have intermediate rails spaced such that a
sphere 4" in dia. cannot pass through.
18. Provide grounding electrode at electrical service consisting of
a minimum 20' length of 1/2" dia. steel reinforcement of
footings. Electrode shall extend 12" min. above the plate line.
19. The maximum amount of water used by new plumbing fixtures:
Toilets:
1.6 gallons/flush
Shower heads: 2.5 gallons/minute
20. In the event of a conflict between pertinent codes and
regulations and referenced standards of thesespecifications,
the more stringent of provisions shall govern.
21. Structural specifications and drawings for this work have been
prepared in accordance with generally accepted engineering
practice to meet minimum requirements of the latest edition
of the International Building Code w/ WA and City of
Vancouver ammendments.
22. Specifications and drawings indicate finished structure. Builder
shall be responsible for construction methods, procedures,
and conditions (including safety) except as specifically
indicated otherwise in the contract documents.
23. Construction loads shall not overload structure nor shall they
be in excess of design loadings indicated on drawings.
Builder shall rigidly adhere to all laws, codes, and ordinances
which apply to this work. He shall notify and receive
clarification from owner in writing of any variations between
contract documents and governing regulations.
24. All manufactured materials, components, fasteners,
assemblies, etc., shall be handled and installed in
accordance with manufacturer's instructions and provisions of
applicable ICC research recommendations, where specific
manufactured products are called for, generic equals which
meet applicable standards and specifications may be used.

1. Ventilation:
A. Attic Ventilation:
Shall have a minimum net free area of 1/150 of the attic
area or 1/300 net area if one half the area is soffit vent and
one half is 3 ft. above plate line. Note: with enclosed rafter
spaces fIow-thru venting is required with 1" of air space
between insulation and roof sheathing. Also 1" air space @
soffit vents above insulation.
B. Crawl Space Ventilation:
Shall have a minimum net area of 1 square foot for each
150 square feet of crawlspace area. 1 vent required within
3 feet of each corner. Contractor is responsible for
providing adequate venting, whether or not vents are
shown.
2. Windows:
Egress windows in sleeping area shall not be more than
44" from finished floor to sill and shall have an opening with
minimum dimensions 20" wide 24" high with a minimum
area of 5.7 square feet. All glass over 18" wide and within
18" of the floor shall comply with impact loads. Sliding glass
doors shall be safety glazed with laminated air tempered
glass.
3. Stairways:
All stairways shall have a maximum tread rise of 7 " and a
minimum tread run of 11". The greatest Riser Height and
Tread Depth within any flight of stairs shall not excede the
smallest by more than 3/8". Handrails to be 34" MIN - 38"
MAX. Minimum headroom to be 6'-8" measured from
nosing.
4. Vapor Barrier:
A ground cover of 6 mil (.006") polyethylene or equivalent
lapped one foot at each joint and extended up the
foundation wall to at least the outside ground line, is
required. See radon mitigation sheet A
5. Showers:
Showers shall be either one-piece fiberglass stall unites or
ceramic tile wall to 6ft. above floor minimum and shall be
provided with a water resistant backing. All shower doors
shall be tempered or laminated safety glass or shatter
resistant plastic.
6. Fireplaces: (Site built and zero clearance)
Fireplaces shall be provided with:
A. Tightly fitting flue dampers, operated with a readily
accessible manual or approved automatic control.
B. An outside source of combustion air. Minimum duct size to
be six (6) square inches with readily operable damper
(outlet must be inside front of firebox). Note: All metal zero
clearance fireplaces shall bear label of nationally
recognized testing lab on all pieces of assembly. To be
installed in accordance with label requirements and per
manufacturers instructions.
C. Terminate all chimney and flues a minimum of 2ft. above the
highest point of the building within 10ft. of the flue.
7. When Gypsum wallboard is used as a base for tile in tub and
shower and water closet areas water-resistant Gypsum
backboard shall be used.
8. Smoke detectors shall receive their primary power from the
building wiring.

MINIMUM OF FINE SAND OR PEA GRAVEL INSTALLED BETWEEN THE CONCRETE SLAB AND MEMBRANE. THE FLEXIBLE
SHEET SHALL EXTEND TO THE FOUNDATION WALL OR TO THE OUTSIDE EDGE OF THE MONOLITHIC SLAB. SEAMS SHALL
OVERLAP AT LEAST 12 INCHES. THE MEMBRANE SHALL ALSO BE FITTED TIGHTLY TO ALL PIPES, WIRES, AND OTHER
PENETRATIONS OF THE MEMBRANE AND SEALED WITH AN APPROVED SEALANT OR TAPE. ALL PUNCTURES OR TEARS
SHALL BE REPAIRED WITH THE SAME OR APPROVED MATERIAL AND SIMILARLY LAPPED AND SEALED.
ONE CONTINUOUS SEALED PIPE SHALL RUN FROM A POINT WITHIN THE AGGREGATE UNDER EACH CONCRETE SLAB TO A POINT
OUTSIDE THE BUILDING. JOINTS AND CONNECTIONS SHALL BE PERMANENTLY GAS TIGHT. THE CONTINUOUS SEALED PIPE SHALL
INTERFACE WITH THE AGGREGATE IN THE FOLLOWING MANNER, OR BY OTHER APPROVED EQUAL METHOD. THE PIPE SHALL BE
PERMANENTLY CONNECTED TO A "T" WITHIN THE AGGREGATE AREA SO THAT THE TWO END OPENINGS OF THE "T" LIE WITHIN THE
AGGREGATE AREA. A MINIMUM OF 5 FEET OF PERFORATED DRAIN PIPE OF 3 INCHES MINIMUM DIAMETER SHALL JOIN TO AND
EXTEND FROM THE "T". THE PERFORATED PIPE SHALL REMAIN IN THE AGGREGATE AREA AND SHALL NOT BE CAPPED AT THE
ENDS. THE "T" AND ITS PERFORATED PIPE EXTENSIONS SHALL BE LOCATED AT LEAST 5 FEET HORIZONTALLY FROM THE EXTERIOR
PERIMETER OF THE AGGREGATE AREA.
THE CONTINUOUS SEALED PIPE SHALL TERMINATE NO LESS THAN 12 INCHES ABOVE THE EAVE, AND MORE THAN 10 HORIZONTAL
