PT. SANJAYA SAKTI UTAMA (SSU) is a new start-up company to this industry with the management teams who are committed
and foster an entrepreneurial leadership style and develops the values of trust and integrity with a desire to be at the
forefront of this industry on the long-term success.
Our Business Objectives is to work with entrepreneurs and companies who through this precast industry; we can make a
significant positive difference to the surroundings and society at large.
00-2 PRODUCT AND INDUSTRY DESCRIPTION
Recently more extensive use of precast/prestressed concrete components, which are fabricated off-site and then connected
on-site, has been taking place in Indonesia. This technology becomes more popular in Indonesia since it shows significant
benefits compared to the conventional poured on site concrete technology.
Among others, the benefits and advantages of Precast are:
• Accurate production of Concrete Elements
• Improved and enhancing quality of concrete elements.
• No wastage of re-in forced wire mesh.
• Reduced production time 50%.
• Reduction of Labor by 2/3
• No Shuttering and Form work = reduced construction cost.
• Installation of Concrete Elements on site with average 60% saving on building time.

A specific Marketing division team members will be hired as the company plans to rapidly develop marketing alliances with
industry leaders and pursue sales of its products to residential and commercial builders. The market strategy is to capitalize on
high quality precast product, produced with the very best cutting age technology to securing city, county, and state and
federal government contracts.
As new comers to this industry Advertising and Promotion strategy will carry on in parallel while the factory is being built by:
- Arranging several seminars: one for architects, one for contractors and one for developers. During these seminars we will
hand out company brochure showing the products we can make together with data sheets of all the concrete products that
the factory can make.
- Followed up in individual visits by client’s sales engineers.
- We even consider having a showroom with the Concrete elements of the products the factory can produce so clients can see
and touch what they can buy.
00-4 MANAGEMENT SUMMARY
The President Director of this operation will be support by one Commercial Director, one Technical Director, and one Finance
Director hand in hand with an overseas Expatriate Technical Director.
A specific structural management led by experience Civil Engineer / Product Mgr. Construction Manager, Designer AutoCAD,
Purchase Manager, Sales + Marketing Manager, and Logistic & Transport Manager will be shaped to hone their specific offering
and focus on making it the very best laser-focused niche available and focus on making it the very best laser-focused niche
available.
We are also included here a provision to an overseas consultant for the first 18 months of the operation, to make sure each
manager can focusing on the specific areas where the product be most well received in the best route.
All the Factory Personnel which consists of Technician / Maintenance, Machine Operators, Steel Worker, Electrician, Skilled
labor, Crane Operator, Store Keeper, Concrete Lab, Quality Ctrl and Foreman will be prepared to understand the feature set
completely.
Some budget allocation also included for training 8 (eight) personnel of our technicians and operators at IAPPI in Jakarta as

This Financial plan calculated and designed build a Prefabricated Precast Factory with such capacity to be able to produce the
combination of WALL PANEL and FLOOR SLAB of 400 m³ (equivalent to 6.600 m² of customized 12mm up to 18mm thick) in 8 hours of one
working shift per day and projected be start working 2 shift after the month 6th of its normal production commencement.
Monthly Normal Production capacity calculation based here for 2 (two) working Shift per day is set-up to 20.000 m³ or equivalent to
110.000 m² per month.

02-1 Product and Industry Analysis
Precast Construction is a technology wherein the concrete and other construction material are mixed, cast, and cured in a
controlled environment at manufacturing units. These prefabricated construction elements are then transported to the site
location and assembled. Precast construction technology is used for production of custom-designed components, such as
columns, slabs, walls, staircases, girders, and others. The increase in developments in precast technology along with
dimensional accuracy provides architects and engineers with a choice of developing unique and breakthrough constructions of
exceptional quality. The precast construction method also allows designers and engineers to plan for future construction
projects as the components can be rearranged.

Those Red Plate company (BUMN) are producing distinctive precast product specifically on their own required distinct projects
mostly in road and bridge, piling, girder, culvert, specific building and low cost housing under government contracts.
Private concrete precast companies are mostly produce Fence Panel, Spun Pile, Square pile, RC pipe, Precast Concrete I, T and
U Girder, U-ditch, U ditch cover, U Gutter, Voided Slab, Box Culvert Precast, Concrete Buis and Kanstin, Road Barrier,
Moveable Concrete Barrier Paving Block and others. There are a few of them also already producing Waal, Facade Wall and
floor panel using the same machineries separately but haven’t yet in automatically integrated system.

03-1 Overview of the precast construction market in Indonesia.
The massive growth in Indonesia infrastructural developments is identified as one of the primary growth factors for this market
as the precast construction industry is mainly driven by government-initiated infrastructural works.
The capabilities of both state and private sectors to supply good quality low-cost housing units in Indonesia have always been a
vital issue. As a country with 220 million inhabitants, the needs of providing low-cost residential units are enormous. Around
mid-1980s the Indonesian government started to seriously promote the construction of low-cost multi-story residential
buildings, especially in the big cities. However, not until 2004, i.e. when the State Ministry for People’s Housing Affairs
launched a national movement to construct one million low-cost residential units, precast concrete has been known widely as
an appealing alternative building construction material. Since then precast concrete has been used intensively. In 2007 the
new Indonesian government endorsed its ambitious program to build thousand towers to meet the increasing demand of high
quality low-cost housing in several major cities. The Indonesian Association of Precast and Prestressed Engineers (IAPPI –
www.iappi-indonesia.org) has been invited to play an active role to ensure that this program can certainly become a reality.
Conclusively, there is a need for Indonesia to overcome the shortage in housing owing to the cost benefits and time constraints

structures with reduced time and cost as compared to the conventional on-site construction method. The Market for this Precast
Manufacture business is huge as Indonesia with more than 250 million population has the smallest precast plant in comparing to any other
countries in ASEAN which currently only 0.00000085% of buildings are precast. Singapore with only 5 million populations already has 10
precast plants; 22.5 % of Buildings are precast, Thailand with 70 million populations has 17 precast plants or 5.8% of Buildings are precast.
We plans to become the leading Private Company precast manufacture of concrete formwork in Indonesia by having the best and most
