Buildings – No more brick and mortar
• In old days buildings are built as a shelter to protect
people from extreme climate, animals, enemies,
theft etc
• Modern buildings are no more only brick and mortar
• Modern buildings are built to provide comfort and
luxury where people live, work and achieve.

• Increasing Population, Decreasing land availability and Increasing Environmental
regulations resulted in the requirement of high rise buildings where the services
are complicated and requires Engineering skills

Migrating population towards extreme
climates
• Historically the population density was higher in tropical and moderate climates,
globalization and technology have caused migration of population to extreme
climatic conditions like Canada, Middle East etc where buildings have to
provided with thermal comfort against the extreme climate

More People Centric
• Consider a building which is providing software services. Services are provided
by people and more money is spent on people more than buildings. Hence it is
important to keep people comfortable so that they offer better service.
Viewed over a 30 year period, initial building costs account for approximately just 2% of the total, while operations and maintenance costs equal 6%, and
personnel costs equal 92%.
