Bank of Baroda, Madurai Region intends to acquire premises readily available /
premises which will be constructed as per Bank/RBI specifications on long lease (for
minimum 20 years) or on ownership basis at Manachanallur, preferably on Edumalai
Patti Road for shifting of its Branch and Currency Chest.
Preference shall be given to offers from Public Sector Units/Banks/Undertakings
government departments.
Premises / landlords ready to construct premises as per Bank/RBI specifications
required on Basement for currency chest and Ground Floor for Branch. The ceiling
should have clear height of 10 feet (after construction of strong room) and the carpet
area should be approx.800 sft. Sufficient Parking space is required around the building.
A) Currency Chest: Offers from bidders with existing building / who are ready to
construct building as per Bank’s / RBI specifications for the currency chest may apply.
Required area +25%.1300 sft(approx). All modifications in the building has to be carried
out as per RBI specifications.
B) Branch on the ground floor of the same building where Currency Chest is offered
and the area admeasuring +25% 2000 sft(approx) is required.
In case of basement, the entire basement will be allotted to the Bank only as per RBI
security requirement for currency chest.
Sealed tenders are invited in two bid system viz., 1.Technical Bid (TB) and
2.Financial Bid (FB)
1) Technical Bid (TB) should contain full details viz., location of the premises with
address, copy of the sanctioned plan with completion/occupation certificate, carpet
area of portion to be leased/rented, specification of internal finishes, amenities,
electrical load. Car/two wheeler Parking Facility.
No indication as to price aspect to be given in “Technical Bid”.
2) Financial Bid (FB) should contain strictly financial details viz., rate per Sq. mt. on
carpet area/ rate for sq mt for sale , details of Municipal Taxes and lease expenses etc.
Carpet area (As per IS Code 3861-2002) shall exclude stair case, corridor and passage,
porch shaft and machine room for lifts, air conditioning duct and loft, built in
wardrobes and shelf, intermediate pillars/columns, partitions and walls and other
obstructions verandahs ,balcony, bathroom and lavatory etc.
Offers should be valid for a minimum period of 120 days from the last date of
submission.

I agree to do the followinga. Execute/Register the lease as per Bank’s format at 50:50 sharing basis
b. During the pendency of lease, Bank has got the option to vacate the premises
by giving three months notice
c. Provide minimum of 2 toilets
d. Agree to construct strong room 200 sq ft for the branch as per RBI
specification with wall thickness 30cm.(Strong room door to be provided by
Bank)
e. Provide Parking facility
f. Provide Water facility with meter
g. Provide Sewerage facility
h. Provide Grills to all the windows
i. Provide Collapsible & Rolling shutter in the front entrance
j. Provide Separate meter for electricity with sufficient load as per Bank’s
requirement for branch and currency chest.
k. The land will be used exclusively for the construction of the Branch and
Currency Chest
l. Currency chest should be constructed at Landlord’s cost as per RBI
guidelines. Security Door will be provided by the bank. Currency chest wall
thickness will be 45 cms from all the six sides and the main chest area 400 sq ft
will be constructed without any pillar. Passage surrounding currency chest
(corridor) area will be 200 sq ft as per RBI norms.
