Question: I see in the table of contents for the specs that there was an addendum one. I do not see it in the specs. Should there be an addendum one as part of the contract documents? Answer: There are four (4) sections (Specification Section 01010, 10651, 12345, 12500 ) identified on the Table of Contents as included in Addendum No. 1. The Addendum is referring to a submission made to the School District Building Department. The above mentioned specifications are included in the CD containing all the Contract Specifications issued at time of bid solicitation. 2. Question: The technical specification lists 07255 Cementitious Fireproofing as an item to be included in the proposal. Please provide where this work is to be performed. Answer: Cementitiuos Fireproofing is not applicable to this project. 3. Question: The technical specification lists 07620 Sheet-Metal Flashing and Trim as an item to be included in the proposal. Please provide where this work is to be performed. Answer: To be used if roof penetrations are required to complete scope of the project. 4. Question: From the Pre-bid meeting please confirm the following: a. A construction trailer or fenced in staging area will not be required. b. Building permit fees will be paid by the School District. c. LCD projectors are NIC. Answer: a. At the pre-bid meeting District staff stated Contractor could consider use of an area of the third floor for staff and staging. b. No Building Department fees are anticipated for this project. c. Project is provided and installed by SDPBC vendor. Refer to Sheet E-402 for in contract requirements including but not limited to mounting plate. 5. Question: Is it possible to get third floor access through the southeast window instead of the northwest window as shown? There will be less damage to existing property and if we schedule deliveries for Saturday there will be little disruption or interaction with the students. Answer: Drawings identify the access location approved by School staff; any deviation would have to be approved by school staff on a case by case basis in order not to disrupt school functions and activities. 6. Question: On the walk thru of the second floor I saw corner guards at the outside corners entering the classrooms. These are not shown on the third floor plans. Please clarify. Answer: Corner guards, to match existing, are required at all outside corners. 7. Question: Please provide a window sill detail and spec. Please see revised Sheet A811. Answer: Marble sill to match existing on project. 8. Question: Please provide a window schedule with locations for pricing of the window blinds. Answer: Existing windows are shown on Sheet A-204. Contractor is responsible to verify all dimensions. 9. Question: Sheet A701 Furniture Fixture Equipment Schedule: please provide Manufacture and Model numbers for F2065, F4039, F4040, F4046 & F4058. Answer: F-2065 - North Safety Products No. 019721-0010L F-4039 - Enasco Z07840H F-4040 and F-4046 refer to Specification Section 11450 (Specification Section attached) F4058 – Projector is furnished and installed by District vendor. Refer to details on Electrical Drawings for in contract requirements. 10. Question: Sheet A701 Item # 7005 is not on the Furniture Fixture Equipment Schedule. Please provide. Answer: F-7005 is a Solid Wall cabinet measuring 36"W x 84" H x 16"D by Kewaunee or approved equal 11. Question: The Fume Hood spec is part of the Laboratory Casework spec. Please provide a list of acceptable manufactures for the Fume Hood. Answer: Fume hood to meet the performance specifications issued under Section 12345. 12. Question: Please confirm that all low voltage systems (fire alarm, access control, ITV, EMS.) are being tied into existing equipment. We do not have to supply any equipment. Answer: Circuit all low voltage equipment per plans and specifications. 13. Question: Please clarify if the Kewaunee or equal furnishings are supplied and installed by the contractor or the school board. If these furnishings are supplied by the school board, please clarify if the contractor is responsible for the installation of these furnishings. Answer: Kewaunee or equal furnishings are furnished and installed by the Contractor. 14. Question: Please clarify if the contractor is responsible for the installation of all the not in contract items. Answer: Contractor is responsible to provide backing for all NIC items that require backing. For Owner furnished soap dispensers the Contractor is responsible for installation. 15. Question: Please clarify the science equipment #F.7005 not listed on the Furniture, Fixtures and Equipment Schedule on Sheet A-701. Answer: F-7005 is a Solid Wall cabinet measuring 36"W x 84" H x 16"D by Kewaunee or approved equal. 16. Question: Please clarify the gym equipment #F.8001 not listed on the Furniture, Fixtures and Equipment Schedule on Sheet A-702 Answer: F-8001 refers to the teacher call button, please refer to electrical drawings and specifications. 17. Question: Please clarify if the contractor is responsible for the plumbing connections at the Demo Desk. If so, please provide Sheet P-303 for the piping details at the Demo Desk. Answer: Contractor is responsible for the plumbing connections at the Demonstration Desk. Please refer to details on Sheet P-101 for the Gas and Cold Water piping details at Demonstration Desk as well as Plumbing Floor Plan on sheet P-201. Please refer to attached sketch for air piping requirements. 18. Question: Please clarify the total number of floors in Building 2. Answer: Building 2 is a three story building. 19. Question: Please clarify the estimated start date or the construction duration for this project. Answer: 120 days (8 hour days and weekend work) 20. Question: Does the general contractor bidding this project need to be pre-qualified with the School District of Palm Beach County as a vendor/contractor? Answer: Yes 21. Question: Where do the following Specification Sections apply? a) 10196 - Cubicle Curtains b) 10675 - Metal Shelving & Cabinets c) 09688 - Carpet d) 07255 - Cementitious Fireproofing Answer: Specification Section No. 10196 - Cubicle Curtains is not applicable to this project Specification Section No. 10675 - Metal Shelving& Cabinets does apply, refer to enlarged plans Specification Section No. 09688 - is not applicable to this project Specification Section No. 07255 - Cementitious Fireproofing is not applicable to this project. 22. Question: Who is the manufacturer & what is the model # of the existing control panel on the Fire Alarm System? Answer: Please refer to requirements in Specification Section 16721, 2.1. 23. Question: Drawing A-700 FF&E Schedule, In Contract Schedule lists item F-4058 LCD Projector. Is there a specification for this item in the specifications? Answer: Projector is furnished and installed by District vendor. Refer to details on Electrical Drawings for in contract requirements. 24. Question: Detail 11/E-401Card Reader Detail indicates a card reader and power supply. Review of the Door Schedule does not indicate any card readers or card access. Is there a card reader or access required for this project? Answer: Additional card readers and/or access not anticipated on this project. 25. Question: Specification 11131 Projection Screens Articles 2.1 and 2.2 indicate both motorized and manual operated screens. The plans do not indicate the type of screens desired. Please clarify where manual and motorized screens are to be used. Answer: Contractor is to furnish and install manually operated screens. 26. Question: Please indicate how many existing exterior rigid insulation panels to be replaced in the base bid. Several numbers were stated in the pre-bid meeting. Please state a quantity that everyone should use in their proposal. Answer: Include furnishing and installing up to 320 SF of rigid insulation to match existing insulation on third floor. Also, include in the bid furnishing and installing tape to make the necessary repairs at four (4) locations where tape has been damaged or removed. 27. Question: On sheet M-201 note 1 & 10 mention automatic damper, who will be supplying the dampers and where are the specs for the dampers. Answer: Automatic dampers that are in return air ducts and not exposed to outside air are furnished by the mechanical contractor. Automatic dampers that are located in the outside air duct, make-up air ducts, or any other duct exposed directly to outside air are typically provided by Wisch & Jackson, the District’s controls contractor. The dampers are found in specification section 15895 (23 33 00). 28. Question: M-201 shows fire dampers and access doors for existing exhaust fans, have those been installed already? Answer: For the basis of this design, the site should have been visited and conditions verified by the contractors to allow them to be familiar with their bid. 29. Question: The 3rd floor has five (5) openings in the roof, are those opening for the new exhaust fans, and will it be the mechanical contractors responsibility to cut the other openings, and who is responsible for the drying in of the new roof curbs? Answer: The contractor can assume the existing openings were planned for mechanical purposes. Contractor is responsible for complete installation of any new roof penetrations including drying-in of new curbs. 30. Question: Note four (4) mentions see detail, I could not find the detail, where is it? Answer: See attached detail. 31. Question: Note five (5) do you have the specs on the type of tag, size, color, etc. Answer: Please refer to Specification Section 15190 (23 05 53). 32. Question: Note six (6) mentions see details, where is it, also who is responsible for cutting wall opening? Answer: See attached detail. Cutting/coring of any wall, floor or roof slab required for a complete installation is to be included in the bid. 33. Question: Note nine (9) need details of piping, also a detail of the goose neck. Answer: JLRD disagrees with the need of details or a detail of a gooseneck for Plan Note #9. 34. Question: Note twelve (12) is the existing ductwork double wall now? Answer: Note #12 adds additional double wall duct on the return air duct side of the approximate location shown to provide a total of 20-feet of double wall duct on the return air side. 35. Question: Note fifteen (15) the stainless steel ductwork, will it be required to be welded, and do you have a detail drawing of the ductwork? Answer: Typically the stainless steel duct for fume hoods is welded per Specification Section 15890 (23 31 00). No details provided. 40. Question: M-101 note two (2) for the existing air handler unit schedule, are you still requiring the fan motor to be change out? Answer: Yes, it is a District requirement to provide inverter duty type TEFC premium efficient motors. 41. Question: Are you requiring the supply and return ductwork to be wrapped, and what are the specs of the duct wrap? Answer: The supply air duct is required to be insulated, the return is not. The duct insulation specification section is 15290 (23 07 13). 42. Question: Who is responsible for the controls and is any portion of controls to be order with the VAV's and is any portion the mechanical contractor's responsibility? Answer: Wisch & Jackson is responsible for the controls on School District projects. Mr. Greg Yuskanich of Wisch & Jackson (561) 747-0484, can better inform the contractor “if any portion” of the controls is their responsibility. 43. Question: Can you show which ceilings are solid and which are drop ceilings? Answer: Please refer to updated reflective ceiling plans. Legend has been added, copy attached. 44. Question: There is return air ductwork (14 x 14) just to the north of the main supply ductwork, and it shows one fire damper in a clouded area, is there a wall? Answer: Refer to architectural floor plan and life safety drawings for wall location and ratings. 45. Question: There are five smoke dampers (5) denoted on the drawings, two (2) for duct on 2-3-12 & 2-3-6, two (2) for return air ductwork by the south stairwell and one for exhaust ductwork, did you mean for the symbol to be F for fire dampers instead and if it's smoke dampers who is responsible for the control tie ins? Answer: Refer to life safety drawings for wall ratings. Tie-in for smoke dampers is by Wisch & Jackson. 46. Question: I did not see a test and balance, will the school board take that upon themselves or is it the mechanical contractor's responsibility, and if so is it required to have an independent test and balance company? Answer: vendor. Test and Balance is provided by the School District of Palm Beach County 47. Question: Is the Contractor required to furnish Builder’s Risk Insurance? Answer: No, Installation Floater 48. Question: Will the District purchase materials directly as a tax savings measure? If so, what is the minimum purchase order amount? Answer: NO 49. Question: Are the District Master Specifications to be incorporated with the Architectural specifications? If so, which specifications supersede If there is a conflict? If the Master Specifications are to be incorporated, please provide a link to obtain a current copy of the Master Specifications. Answer: The District Master Specifications have been incorporated into the Contract Documents. 50. Question: Can the existing fence be temporarily relocated and/or modified to allow for safe access to the West side of the building for material delivery, stocking and storage? Answer: Permission will need to be obtained from the District for relocation and/or temporary modification. If permission is granted, areas to be restored by Contractor to current condition or better. 51. Question: Would Hispanic owned business be considered as a MWBE contractor? Answer: The only acceptable M/WBE Category is African American 52. Question: Per the General Contractor walk-thru on Monday, November 30th, it was noted that we should include a level 5 drywall finish in the Classroom and Knockdown finish in the Hallway. The plans indicate to use a DS4000 Knockdown system, which is an acrylic finish; and the specifications do not include any information on the DS4000 Knockdown System. Please advise if it is the District’s intent to use the DS4000 Knockdown System or a standard Knockdown finish. If we are to utilize the DS4000 Knockdown System, please provide a specification. Answer: The intent is to use the DS4000 knockdown system as indicated on the drawings. Product information attached. 53. Question: Specification 09111, Section 3.2 H, references “bridging in all stud framed partitions at maximum 4’-3” OC” which means we would need to install channel iron horizontally throughout the stud punch-outs for added stability. This is not shown anywhere on the plans. Please advise if bridging is required. Answer: The Drawings and Specifications are complementary and contractor is to comply with all Contract Document requirements. 54. Question: Sheet A-650 Note 11 indicates to install Abuse Drywall to 4’ AFF. Specification Section 09250, paragraph 2.2C indicates to install to 8’ AFF. Please clarify which is required. Answer: Provide per specifications. 55. Question: The Specifications and the Plans are conflicting as far as whether the District requires Moisture Resistant Drywall or Cement Tile Backer behind the Ceramic Wall Tile? It is suggested that Cement Tile Backer Board be used behind all Ceramic Wall Tile. Please advise. Answer: Refer to Specification 09250, 2.2. D for requirements. 56. Question: Sheet A-650 Note 11, indicates to install Ceramic Wall Tile to 6” above the ceiling height. This not recommended from both a scheduling standpoint as the ceramic wall tile would need to be installed prior to any acoustical or drywall ceilings, as well as it would be difficult to install wall moldings, etc. without damaging the ceramic tile, It is suggested that the Ceramic Tile terminate at the ceiling. Please advise. Answer: Terminate ceramic wall tile at ceiling/wall joint. 57. Question: Sheet A-701, Fixture Schedule indicates to use Kewaunee, which is a manufactured product, or equal for the Science Demonstration room. If the Kewaunee specifications are met can we Science tables be manufactured by the Cabinetry subcontractor? Please advise. Answer: At all locations where Kewaunee or equal are indicated on the drawings, please provide manufactured product from a single vendor to meet the Contract Documents. Please refer to Section 12345 for Laboratory Casework. 58. Question: Is grouting of the door frames required? If so, full grout or spot grout? Please advise. Answer: Please refer to Specification Section 08110. 59. Question: Please provide a Reflective Ceiling Plan for the 2nd floor to coordinate the plumbing work required above the 2nd Floor ceiling. Answer: This area was viewed by all bidders during the November 30th mandatory site visit, it is the bidder’s responsibility to make necessary notes and familiarize himself with all areas which may be impacted by construction activities. All areas damaged or disturbed by construction process will be restored to existing or better conditions as part of the project scope. ‘ 60. Question: Are the appliances supplied and installed by the Owner? If the Contractor’s responsibility, please provide Specifications. Answer: All items indicated as In-Contract are to be furnished and installed by the Contractor. Attached is the applicable Specification Section. 61. Question: Sheet A-320, Detail 2 indicates to refer to Structural plans for the Operable Partition. There were not any structural plans provided. Please advise. Answer: The intent of the note is to refer to Specialty Engineer requirements to be provided by the vendor. 62. Question: Are corner guards required? If so, at all corners or just in hallway? Answer: Corner guards are to be provided at hallway to match location and size at existing building. 63. Question: In Material Storage Room 2-304A, the two areas requiring a shaft wall system at the vertical ducts. The existing exhaust ducts 2-2-6 and 2-2-9 run up, then over and then up again into the roof deck and this condition is not shown on the plans. This dog-leg will need to be enclosed by a shaft wall and all bidders should be aware of this condition. Answer: Noted. Existing vertical ducts to be enclosed by shaft walls. Contractor to include in bid. 64. Question: Spec Section 09900 does not provide a specification on the specified Benjamin Moore products for the field paint, as indicated on the Color Coded ID plans. Please provide a specification for the Benjamin Moore Product. If it is not available would you suggest that the painter specify a Benjamin Moore product, including the finishing procedures or should they use the Sherwin Williams products and installation procedures, and have the finish coat tinted to match the Benjamin Moore color indicated on the Color Coded ID plans? Please advise Answer: Benjamin Moore paint color was used as basis of design. Bidder can submit paint products included in Specifications with color to match colors listed on color plans. 65. Question: Should the return air ductwork be insulated? Please advise. Answer: The supply air duct is required to be insulated. The duct insulation specification section is 15290 (23 07 13). 66. Question: Sheet A-204 indicates that Stairs 2-004 and 2-005; Mechanical 2-390; Electrical 2-392 and Data 2-391, but the color coded ID plans reference new finishes in these rooms. These areas have existing finishes, which we were instructed during the walk-thru to include protection of existing finishes during construction. Please confirm work is NOT required in these rooms. Answer: Any damage caused by construction activities in these rooms must be corrected to match existing finishes. 65. Question: Sheet A-204 references Restrooms 2-009A and 2-009B to have a recessed slab to accommodate both the quarry tile (which is not specified for the project) and the floor drains. The Notes reference items that appear to have been required during the original construction of the building. Please confirm that recessed slabs are NOT required. Answer: Confirmed. Slope tile to the drain. 66. Question: Page LS-204 indicates corridor walls to be smoke walls and is tagged with (SM). However the legend indicates two different smoke walls, (SW) and (SC). The wall tag (SC) indicates a smoke barrier w/ 1 HR Fire Resistance. Will a 1 HR Fire Resistance be needed at the walls tagged (SM). Answer: Where Life Safety Drawings indicate SM on corridor walls – 1 hour fire rating is not required. Where Life Safety Drawings indicate 1 SM on corridor wall – I hour fire rating is required. 67. Question: The specs indicate abuse board is to be used at designated areas to a height of 8’-0” AFF. Note 11/A-650 indicates the abuse board to 4’-0” AFF. Which are we to follow? Answer: Comply with Specifications. 68. Question: Detail 11/E-401Card Reader Detail indicates a card reader and power supply. Review of the Door Schedule does not indicate any card readers or card access. Is there a card reader or access required for this project? Answer: Not required for this project. 69. Question: Specification 16765 Intercom Systems indicates a complete new system complete with surge protection UPS and new equipment to be furnished for this project. However, drawing E-203 Third Floor Systems Plan, note 5 indicates an existing intercom cabinet located in the Mechanical Room. It is not clear what the intercom system should include since it is an existing intercom system. Are we to only provide conduit and wiring from the speakers (both new and owner furnished) to the existing cabinet and terminate at the existing intercom cabinet at the third floor. Please provide a riser diagram and details for the intercom system. Answer: Provide devices as indicated on plans with connections and programming to existing intercom head end. 70. Question: Drawing E-301 Legend indicates speakers with AE are owner furnished audio enhancement system. Drawing E-203 indicates these occur at the classrooms. Is this system limited to the third floor only? Please furnish a diagram of this system to indicate routing of conduit and termination point. Answer: Provide audio enhancement system on third floor per plans and specifications. 71. Question: Specification 16724 Emergency Radio Communications System is indicated but not shown on the drawings. Please clarify. Answer: Not required on third floor. 72. Question: Specification 16723 Video Surveillance System is indicated but not shown on the drawings... Please clarify. Answer: See Systems plans for device locations. 73. Question: Specification 16722 Intrusion Detection System is indicated but not shown on the drawings... Please clarify. Answer: See Systems plans for device locations. 74. Question: Specification 16781A Master Television Antenna System is indicated but not shown on the drawings... Please clarify. Answer: See Systems plans for device locations. 75. Question: Specification 16910 Electrical Connections of Relocatable Classrooms is indicated but not shown on the drawings... Please clarify. Answer: No relocatable classrooms on third floor. 76. Question: Will you issue the sign in sheets from the Pre-Bid Meeting in Addendum #1? Answer: Yes 77. Question: Can subcontractors obtain access to the job site to view existing conditions prior to bid date? Answer: Only the General Contractors are able to access the site 78. Question: We would like to propose that the 3rd floor southeast window just south of the aluminum canopy be the window removed for material delivery in lieu of the northwest windows shown on the drawing. All deliveries shall be coordinated for a Saturday delivery and by doing so will eliminate the possible damage to any sidewalks and landscaping along with any accessibility issues. Please confirm whether or not this would be acceptable. Answer: Drawings identify the access location approved by School staff; any deviation would have to be approved by school staff on a case by case basis in order not to disrupt school functions and activities. 79. Question: Since the project is +/- 180 from NTP is it acceptable to change the submittal review and turnaround time from 15 days as specified in Specification Section 01300.1.3-F to 7 days on long lead items? (Example: science casework with the epoxy resin tops and sinks and or wood doors.) Answer: 15 days are specified in Spec Section 80. Question: Please confirm whether or not as-built of the existing electrical systems be made available in order to coordinate the installation and tie to the existing systems. Answer: Available from Building Department 81. Question: Please provide the name of the existing fire alarm manufacturer. Answer: Please refer to requirements in Specification Section 16721, 2.1. 82. Question: Specification Section 16730 GPS clocks call for these clocks to be installed. However, the drawing A-702, Furniture, Fixture indicate a clock/intercom speaker combination and there is a Primex clock transmitter mounted to the south exterior masonry wall of the mechanical room. Please confirm whether or not Primex Clocks are to be installed and if so are we to provide an additional transmitter box. Answer: Primex clocks are to be installed. Contractor is responsible for a complete operating system and is coordinate if adequate signal for additional clocks will require additional transmitter box. Existing transmitter box to be relocated above ceiling. 83. Question: The electrical specifications Section 16050-1.8-2 refers to section 01810 commissioning for functional performance test and commissioning requirement, however section 01810 is not included in the specs. Please confirm whether or not Specification Section is to be included in this bid. If so, please provide Specification Section 01810. Answer: Commissioning does not apply to this project 84. Question: The Schedule on sheet A-811 calls for four (4) type “A” doors. However the remaining doors that are type “C” doors have a 45 minute fire rating. Do the type “A” doors share the same rating of 45 minutes as the type “C” doors. Please provide the fire rating for the type “A” doors. Answer: All doors, Type “A” and “C” are to be provided with a 20-minute rating. Please see revised door schedule attached. 85. Question: Please provide Enlarged Plans for Millwork in rooms 308, 309, 310 and 312. Answer: Sheet A-702, Detail 3, Room 306 provides a typical high school classroom layout and Equipment Schedules. Rooms 308, 309, 310 and 312 are typical classrooms. Enlarged Plans for these rooms are not required. Sheet A-204 provides millwork locations. Contractor is to include in the bid millwork and In-Contract FFE items listed on Sheet A702 at typical classrooms for these rooms.
