This needs to be fully justified. The NTO may: • Review tenderers who were rated unsuccessful from the EOI process • Advertise for interested parties to submit an EOI • Invite appropriately qualified consultants to join the Panel If an EOI has not been previously submitted, any new tenderers will need to complete an EOI process that will be subject to the same rigorous assessment as the original process. 10 Upcoming Projects Australia Wide (slides 12-13) Australian Capital Territory (slides 14-20) Victoria (slides 21-26) Western Australia (slides 27-35) Queensland (slides 36-43) Northern Territory (slides 44-53) New South Wales (slides 54-70) https://www.dha.gov.au/development/residential-developments 11 Current Developments 12 DHA Acquisitions, Retail Constructions, Major Project Constructions and Constructions Annuities forecast for the next five years Amberley (302) Brisbane (348) Cairns (37) Canungra (45) Toowoomba (25) Townsville (268) Alice Springs (10) Darwin (467) Tindal (60) Exmouth (4) Karratha (16) Pearce (11) Perth (88) Rockingham (124) Canberra (435) Adelaide (128) East Sale (23) Frankston (35) Melbourne (106) Wodonga (75) Liverpool (248) Newcastle (294) Nowra (35) Richmond (104) Singleton (16) Sydney (506) Wagga Wagga (60) 13 ACT Developments Academy Close, Campbell, ACT • The site is located 3.5 kilometres south-east of the Canberra GPO and comprises a slightly irregular shaped parcel • The project will include the re-development of 22 single and double storey aged dwellings that no longer meet standards • DHA is proposing to construct 41 x townhouses with 20 offering three (3) bedroom accommodation and 21 comprising four (4) bedroom accommodation on a revised site area of 22,406 square metres • Properties developed will be approximately 150.00 m2 for the 3 bedroom and 180.00 m2 four Bedrooms 15 Upcoming Work – Consultancy Panel Academy Close, Campbell, ACT Academy Close Campbell, ACT Architectural Q1 2015 Structural Q1 2015 Landscape Q1 2015 Town Planning Q1 2015 Engineering Q1 2015 16 Coombs, ACT Coombs, • SiteACT Area – 1.6 Hectares • Forecast yield – 76 dwellings (56 terrace homes and 20 multi unit residential) under Community Title arrangement • Proposed DHA take out 20-25 terrace homes for Service Residences (RB1) • The project will have a focus on being a benchmark for sustainable living and design excellence with innovating housing types, low energy compact housing • Estate Development Plan (EDP) and Development Approval (DA) in place • The Coombs community precinct has already been awarded EnviroDevelopment certification from UDIA 17 Upcoming Work – Consultancy Panel Coombs, ACT Coombs Coombs, ACT Architectural Late 2015 Structural Late 2015 Landscape Late 2015 Town Planning Late 2015 Engineering Late 2015 18 Baldwin Dr, Lawson, ACT • This project is currently in the very early stages of development planning • Former Belconnen Naval Transmission Station • Site Area – 143 Hectares, developable area 21.5 hectares • Forecast yield – approximately 200 dwellings, with approximately 80 lots to be retained by DHA at Rent Band 3 • Environment Protection areas identified, reducing developable area • Department of Defence have spent several years preparing the site for sale including remediation of contamination and development of environmental management plans. 19 Upcoming Work – Consultancy Panel Baldwin Dr, Lawson Architectural Approx. 2016 Structural Approx. 2016 Landscape Approx. 2016 Environmental Engineer Approx. 2016 Town Planning Approx. 2016 Urban Design Approx. 2016 Lawson North, ACT 20 Victoria Developments Becket Street, Glenroy • This lot is located approximately 25 minutes from the Melbourne CBD and Defence Bases • When complete, this community will feature 50 townhouses (subject to council approval) • DHA will retain 28 properties for Defence members and their families.
