PURPOSE: TO PERMIT SAID PROPERTY TO BE UTILIZED AS A (Z MARINA, BOAT STORA E AND RECREATION FACILITY IN LIEU OF A COMMUNICATION c AND OFFICE COMPLEX. WHEREAS, by Ordinance No. 3782 the City Council approved a development plan for a television network facility and office complex to be constructed on the property hereinafter described; and so tu CD r- (j. WHEREAS, the property owners have now reauested approval of an amend-ment to said dcv1opiicnt plan to permit said property to be utilized as a marina, boat storage and recreation facility in lieu of the communication and office complex; and WHEREAS, fol?owincr a public hearing, the Planning Advisory Board has recommended approval of the petition, subiect to the conditions set forth herein; and WHEREAS, after considering the recommendation of the Planning Advisory Board, the City Council has determined that the petition should be approved as recommended; NOW, THEREFORE, BE IT OPDAINED BY THE COUNCIL OF THE CITY OF NAPLES, FLORIDA: SECTION 1. That. amendment of the previously approved devel_opmE2.rt -plan is approved to permit the followin g described property to be utilized as a marina, boat storage and recreation facility in accordance with the revised development plan submitted by the petitioner: The north zof Government Lot 1 and all that portion of the north of Government Lot 2 lying east of the Gordon River, all in Section 3, Township 50 South, Range 25 East, Public Records of Collier County, Florida. SECTION 2. Said approval is subject to the following conditions: 1) That the owner enter into an agreement with the City pertaining to sewer and water service similar to the Agreement dated September 27, 1971, as amended, between the City and previous owners of the property. 2) That the requirements outlined in the memo from the Fire Department, dated September 28, 1983, copy of which is attached hereto, be met by the applicant. 3) That North Road be improved by the petitioner to County standards along the east property line of the subiect property, including an eight foot wide sidewalk. 4) That a detailed drainage plan fo r handling on-site storm water runoff be submitted for review and approval by the City Engineering Department prior to issuance of a building permit. 5) That a total of seven (7) parking spaces be designated for the handicapped and located as closely as possible to the main public entrances. 6) That a detailed landscaping plan, including a significant amount of landscaping between the proposed development and Avon P:irk, be approved prior to issuance of a building permit. c Q C LL' a L 4 05 s OOa2a4 OR BOOK • 'r' ' PAGE .ORDINANCE NO. 83--4379 PACE TWO SECTION 3. Design shall take into consideration, type of hazard, type of construction with automatic fire sprinkler systems. Site and Construction shall meet N.F.P.A. National Fire Codes, specifically, but not limited to: NFPA NFPA NFPA NiPA NFPA NFPA 14FPA 10 13 24 30 101 302 303 REASON : Portable Fire Extinguisher Sprinkler System Standard for outside protection Flammable and combustible liquids code Life Safety Code Fire protection for motor craft Fire protection standard for niarines add boat yards The N:F.P.A, National Fire Codes are the Fire Protection Standard for the City of Naples. - OTHER COMMENTS: The Fire Department recommends that the developer explore looping the water supply across the Gordon River, in lieu of a water main connection on the North Road near the new Naples Airport terminal.
