East is the latest addition to Swire’s Island East commercial property portfolio. This advanced design building is a 70-storey triple Grade-A commercial property with a total gross office area of 1.5 million sq. ft. OIE is also now the 7th tallest building in
Hong Kong.

The system backbone network for the iBMS system is based on redundancy design with dual optic fiber network and redundant Cisco core switches. The system has one central BMS server, one SQL server for data storage and 2 workstations for daily operation. The whole system has 70 network controllers and over 4500 no. BACnet
DDC controllers for interfacing with building services system. Through the open system platform, it also integrates different intelligent systems including AFA, chiller, power meters, frequency inverter as well as the security & access control system.
The access contr ol system is using TAC system with 250 nos. octopus card readers integrated back to BMS through OPC protocol. The CCTV system is based on Pelco

The iBMS system is designed with redundancy configuration with dual Optic Fibre running between buildings and hot standby central iBMS server and SQL server.
In addition, there are 5 local iBMS servers and 10 workstations locating in different buildings. The open system platform integrates all building services systems including
Johnson BMS & AFA, York Chiller, Central Battery System, Security & Smart Card
System, UPS, Genset, Lift and Active Harmonic Filter.
The system integrates with Science Park web portal and provides a single sign on

Peak Hospital, Tuen Mun Polyclinic, Ambulance Care Center and Butterfly Beach

In order to improve the operation efficiency, Swire decided to centralize all BMS & ELV systems into one central control room (CCR) located at 3/F Cambridge House. The existing building control and monitoring system includes Lift System, CCTV System, BMS, Security
System, PA System, Intercom System and Fire Alarm System. By using the existing landlord optic fiber network, all these systems are integrated into the central control room (CCR). In addition, the project includes the design
& build of the control room with area of over 3,000 sq. ft. to house all the systems and equipment, flooring, consoles, monitors and 100” video wall.
