Purpose of this training

Provide information on the various components of the Fire
Alarm System;

Ensure the safety of all occupants;

Provide information on the evacuation procedures during an
alarm condition;

Provide the locations of stairways, fire extinguishers,
emergency phones and other equipment;

Review the various announcements that will be heard over
the Voice Communication System.

simultaneously to provide safety for all occupants of the buildings.

Elements of a Life Safety Program
 The property manager’s response to fire alarms and other building
emergencies is made up of three elements all working together to
providing the utmost in life safety for all occupants of the buildings.

Fire Alarm Activating Devices
 A Fire Alarm will sound when one of the following devices is initiated:
Manual Pull
Station
Heat/Smoke
Detector
Fire
Alarm
Sprinklers
Fire Protection Equipment
PROTECTION EQUIPMENT
MANUAL PULL STATION
 Located beside each exit stairwell. Upon discovery
of fire, pull the manual pull station to activate
audible alarm.
EMERGENCY PHONE
 Located in the elevator lobbies. Open door and lift
handset to establish direct communication with the
building’s Fire Control Room.
Fire Protection Equipment
•FIRE EXTINGUISHERS
 5lb. ABC extinguishers are provided
on all floors adjacent to exit
stairwells.
 A type fires: common combustibles:
wood & paper.
 B type fires: flammable liquids: oil/gas.
 C type fires: electrically charged fires.
Fire Protection Equipment
Fire Pump Room and
Sprinkler System
 A wet sprinkler type system is provided
throughout the buildings from the lowest
parking levels to the highest floors.
 The above noted system will automatically
activate during a fire condition when the
temperature level near a sprinkler head
reaches a certain degree set point.
 The system is connected to the fire alarm
panel through electrically supervised
control valves.
 The fire pumps charge the building water
lines providing water to fight fires.
Fire Control Room
The Fire Control Panel is located on the main
floor and contains the following:
 Fire Alarm control and Annunciator
panels;
 Voice communication controls;
 Automatic and manual controls for
smoke dampers, exhaust fans and stair
pressurization fans;
 Automatic and manual controls for
elevators.
Voice Communication System
 The Voice Communication System is
an important component of the Fire
Alarm System as it provides
instructions to all occupants during
an alarm condition.
 CACF is the Central Alarm Control
Facility.
 Messages originate from the Fire
Control Room located on the ground
floor lobby of the Watermark Tower.
 Announcements are heard through
speakers located in the ceilings in both
common and tenant areas.
Voice Communication System
 The following messages will be announced over the Voice Communication
System after an alarm has been activated in the Watermark Tower.

There is an alarm condition in the
building. Please stand by for further
instructions. (This message will be
repeated twice.) Double click on speaker
icon to hear message.

TOWER ALL CALL MESSAGE
Can I have your attention, can I have your attention
please. The cause of the alarm has been identified
and resolved and elevator service has been
restored. You may now return to your respective
floors. (This message will be repeated twice.)
Emergency Power
Emergency power is provided by two diesel generators to the
following fire protection systems:
 Fire Alarm Panel;
 Exit Signs and Fire Pumps;
 Smoke Exhaust Fans;
 Emergency Lighting;
 Parkade Stairway
Pressurization Fans.

3) All elevators to automatically return
to the ground floor unless the main floor
is the floor in alarm. If this is the case,
the elevators will go to alternative floors.

 Activation of a fire alarm initiating device
will cause:
1) A fast pulsing Evacuation Alarm
(120 tones a min) to be heard on the
floor originating the alarm and on the
floor above and below;
2) A slow pulsing Alert Alarm to be
heard on all other floors;

 Activation of a fire alarm initiating device
will also cause:

1) An alarm to be sent to an off site
monitoring station;
2) Electro-magnetic locks to automatically
release;
3) All below grade stair pressurization fans to
activate;
4) All return air fans to shut down;
5) Parkade smoke exhaust fans to activate and
dampers on the floor of alarm can be
manually opened;
6) Announcements to be made through
the Voice Communication System.

Fire Wardens Responsibilities:
before and during
 Review the Building Fire Safety Plan.
 Be familiar with floor area, exits, location of fire fighting equipment.
 Maintain an up to date list of all individuals requiring assistance.
 Select personnel to assist any persons requiring assistance.
 Assist in the emergency evacuation procedures.
 Participate in fire drills.
 Fire prevention - report hazards to Building Management.
 Advise back-up Floor Fire Warden of your absence.
FIRE WARDENS
Upon hearing an Alert Signal
 Grab your red warden cap.
 Gather in your elevator lobby with your fellow wardens to determine
available assistance and collectively assign responsibilities.
 Perform floor sweep.
 Instruct occupants to prepare for an evacuation and remain calm.
 Assign persons to aid those requiring assistance in evacuation.
 Assign floor status reporting to one warden.
 Remind occupants and visitors of the locations of all stairway exits.
 Listen for and follow fire alarm evacuation tones and announcements.
FIRE WARDENS
If You Hear A Fire Alarm
Evacuation Signal
 Direct occupants to nearest exit stairwell.
 Ensure a continued orderly evacuation.
 Complete searching your floor, checking washrooms and other
closed areas to ensure total evacuation.
 Report via the fire phone of any persons requiring assistance, injuries or
the fire location or inform building management personnel at ground
level that your floor is clear.
 Proceed to your company’s muster point or The CORE.
 Follow instructions of Fire Department and building staff.
OCCUPANTS
If you discover a fire
 Leave area immediately, remove any persons in immediate danger;
 Close doors to affected area;
 Activate building fire alarm system…
 Call (9) 911, advise them of your building
location and floor number;
 Use stairways NOT elevators, if you
encounter smoke use alternate stairway;
 Do not return to your floor until the All Clear Announcement is made.
OCCUPANTS
If you hear an alert signal
 Prepare to evacuate. Actions include:
 Await instructions from the voice communication system or fire wardens:
 Shut off computers;
 Lock sensitive areas;
 Collect house and car keys and other items;
 Prepare to not come back to your floor any time soon.
OCCUPANTS
If you hear an evacuation signal
 Evacuate. Actions include:
 Follow the instructions from the voice communication system and fire
wardens;
 Evacuate via the stairwells;
 Continue on down and out of the building;
 Keep moving away from the building to your off-site muster point:
 Don’t slow or stop as it will delay the evacuation;
 Stay away in case debris comes off the building;
 People congregating at the building will impede emergency
services personnel.
OCCUPANTS
If you hear a fire alarm evacuation signal
 If you are trapped:
 Return to an office and close the door;
 Seal off all cracks and air transoms or other
openings where smoke may enter;
 Crouch low to the floor;
 Call (9) 911 and alert them of your address and floor:
Watermark Tower,
530-8th Ave S.W. Suite No?;
 Call Security at 403-777-1670 to inform them of your situation;
 Wait to be rescued and remain calm.
EVACUATION
Persons requiring assistance
 If you are unable to descend the stairs due to a mobility limitation or
other reason, your evacuation warden will assign one or more buddies to
assist.
 This group will move into the freight elevator lobby on your floor and use
the fire phone to notify the Central Alarm Control Facility.
 The Fire Department will assess your safety based on the location of the
emergency and assess throughout the evacuation when and if assistance
to evacuate you will be required.
 Persons requiring assistance should be evacuated via exit stairwells under
the supervision of a rescuer if it is life threatening for them to remain on
their floor. Use as many people as it takes to remove them from
immediate danger.

Fire Prevention
Good fire prevention is an effective method for implementing fire safety
in the building.
 Do not obstruct sprinkler heads with items stored and stacked
under or around them.
 Ensure that articles such as boxes
and storage racks do not obstruct
doorways, hallways or elevator
lobbies.
 Be familiar with your
responsibilities during a fire
condition in the building.
 Avoid overloading circuits, extension cords (octopus), improper use
of extension cords and other electrical problems that could cause a
spark or fire.

Evacuation Procedures
Five things to remember:
1. Grab your evacuation warden’s gear
2. Meet in the elevator lobby with your fellow evacuation
wardens to determine available assistance and assign
responsibilities.
3. Search and evacuate area of the floor’s occupants
4. Ensure that persons requiring assistance are reporting
their location or upon exiting, report in person that your
floor is clear.
5. Go to your company muster point or The CORE.
