HOA Budget – The following budget for 2011 was approved at our February 8, 2011 HOA meeting: Revenue: Dues (92 x $120.00) Allowance for Uncollectibles Cash Carryover from 2010 Funds Available $11,040.00 (1,104.00) 1,995.55 $11,931.55 Expenses: Insurance $2,915.00 Common Area Maintenance 5,000.00 Legal Fees 2,000.00 HOA Website 275.00 Postage & Mailing 150.00 Audit 200.00 Printing & Supplies 100.00 Property Taxes (Common Areas) 50.00 Post Office Box Rental 55.00 Community Center Rental 125.00 CPA (Tax Return Preparation) 185.00 Secretary of State Filing Fees 15.00 Social Events/New Neighbor Packets 200.00 Improvements (5%) 600.00 Total Expenses $11,870.00 Ending Cash $61.55 1 Special Assessment Budget – After lengthy discussions over several meetings last year and elaboration at the annual meeting, the HOA Board passed a special assessment for 2011 so that we could go forward on improvements that were not completed by the developer. These improvements are an investment in our community and were part of the over-all valuation and attraction when we purchased our homes here. The Board is currently engaged in getting bids for a sprinkler system to be installed along the front path of the subdivision. Trees and shrubs will be the next undertaking for this same area as well as for other common areas. These improvements will enhance our community, with the intent to protect and preserve our property values. Before monies are spent on either of these projects the Association will be solicited for approval. Revenue: Special Assessment (92 x $120.00) $11,040.00 Allowance for Uncollectible (10%) (1,104.00) Funds Available $9,936.00 Expenses: Entrance Sign Lighting (Solar) $2,500.00 Water Meter Box & Sprinkler System 6,800.00 Total Expenses $9,300.00 Ending Cash $636.00 Highway 12 Bike Path – Greg Robertson of Missoula County Public Works announced at the Lolo Community Council meeting on January 11th that the Hwy 12 Bike Path was going forward. He stated that the planning and engineering were complete and they are now finishing up with some details. The project will go out to bid in March with construction starting some time in the spring. However, the state has final review and is currently proposing changes which would move the crosswalk closer to the Hwy 93 Junction and would not reduce the existing speed limit on Hwy 12. Ditch Issue – The HOA continues to work on this ongoing area of concern. In December and January, Wally Stuart and Larry Schauff met with individuals of the Department of Natural Resources and Conservation to discuss the Hendrickson Kuney Irrigation Ditch that has an easement through our development. In the meeting, they confirmed that Stan Hendrickson has had his water rights temporarily changed to in-stream flow. This alteration leaves only Marge Zaveta with active water rights via the ditch, which she has been awarded the right to rebuild. They also met with Missoula County Commissioners Landquist and Curtiss on this matter. The Commissioners directed them to Greg Robertson, Director of Public Works, for additional county involvement on the ditch. Mr. Robertson is obtaining additional information prior to scheduling a meeting. As well, following the suggestion of the commissioners, Wally Stuart has drafted a letter to Ms. Zaveta regarding this issue. No doubt this is an issue that will continue to involve our participation to assure that our concerns are addressed for the safety and wellbeing of our community. Opportunities to Serve – Please note that there are vacancies on the following boards that serve the Lolo area: • Lolo Water & Sewer Board (2 vacancies) • Lolo Community Council (1 opening) • Lolo Mosquito Control Board If you are interested in donating your time please contact Larry Schauff @ 493-0133. 2 Reminders – Just some things to keep in mind: • • • • • • We continue to receive complaints about “doggy deposits”. Please be a courteous neighbor and pick up after your dog! Garbage containers should have tight fitting lids to prevent trash from blowing out and remember, these containers are suppose to be out only on trash day.
