Lake Forest – A Deed Restricted Community
Thank you for choosing Lake Forest as your home we are pleased to welcome you to our community! As stated on your
warranty deed, your property in Lake Forest is subject to the  Declarations of Restrictions, Conditions, Easements,
Covenants, Agreements, Liens, and Charges for Lake Forest Property Owners Association, Inc. It is your responsibility
as a member of our community to make certain that your property complies with the restrictive covenants. A
homeowner’s support of the Lake Forest restrictive covenants will insure that your property maintains its value.
Adhering to the guidelines listed below will insure that you are complying with your restrictive covenants:











HOUSE - The exterior materials on your home should be cleaned periodically. Damaged materials should be
repaired or replaced in a timely manner. Siding and trim should be repainted when needed. Gutters and roofs
should be cleared of tree debris.
YARD - Your lawn should be maintained on a regular basis – cut your grass, control weeds, keep bushes and
hedges trimmed, and keep flowerbeds and natural areas mulched. Native areas should be cutback as needed
and dead trees cut down. Front yards with no grass need to be resodded. Your driveway, walkways, and the
street in front of your home should be kept edged and cleaned. Removal of significant trees must be approved in
advance by the City of Daphne. Mailbox should be kept clean and repaired as necessary.
CLUTTER - Play equipment (toys, bikes, skateboards, etc.) should not be consistently left out overnight, and
when not in use play equipment should be stored in an area of your property where they cannot be seen from the
street. Carports and driveways should be kept clean and orderly. No items should be stored on your driveway,
under a carport, on your front porch, or on the side of the house that will cause the property to appear untidy or
unclean.
REFUSE, GARBAGE, YARD DEBRIS - All receptacles should be stored neatly along the side of your house,
under your carport, or inside your garage. The rules and guidelines set forth by the City of Daphne must be
followed in respect to their Solid Waste Program. For more information, call the Daphne Public Works Department
at 621-3182. Burning is not approved on lots unless done in an approved incinerator and with a burn permit from
the Daphne Fire Department.
PARKING – All household vehicles should be parked in the driveway, under your carport, inside your garage, or
on the street (except for Ridgewood Dr, Bay View Dr, and Lake Forest Blvd). Overnight and continued parking on
the median is a City of Daphne Police traffic violation. Large commercial vehicles cannot be parked overnight
unless special written permission is given by the Architectural Committee. Unmaintained vehicles cannot be
stored on your property unless enclosed inside a garage. Vehicles for sale cannot be displayed in your yard. For
more information on traffic violations, call City of Daphne’s Police Department at 621-9100.
PETS – Pets that consistently bark, whine, or howl are a nuisance and should be brought inside when this occurs.
Pets that run loose and defecate or damage other’s property are a nuisance and should be prevented from
leaving your property unless on a leash. A leash is required when walking your pet and any defecation should be
cleaned up. Pet breeding is not permitted. Pet kennels must be approved by the Architectural Review Committee.
The rules and guidelines for pets as set forth by the City of Daphne must be followed. For more information, call
City of Daphne’s Animal Control at 621-2831.
APPROVAL FOR CONSTRUCTION OF IMPROVEMENTS OR EXTERIOR CHANGES - The Architectural
Committee must approve, in advance, any building (storage shed, addition, etc.), swimming pool (in-ground and
above-ground), fence, wall, boat dock, or a change in material or color on the exterior of your house.
Undeveloped lots cannot be cleared unless approved, in advance, by the Architectural Committee. All approvals
will be issued a permit and permit fees may apply.
FENCES, SWIMMING POOLS, STORAGE SHEDS, ETC. – These items should be kept clean and in good
repair. Note regarding fences: Golf Lots – the only type fence that will be approved is a black aluminum or iron
picket style that is not higher than four feet (4’). Non- Golf Lots - approved fence materials are wood, vinyl,
aluminum, or iron. Fence height cannot exceed six feet (6’), unless your lot adjoins a highway. Chain link is no
longer approved for use.
BOATS, UTILITY TRAILERS, CAMPERS, ETC. – Are not permitted to be stored/parked (more than 3 days) on
your property unless stored/parked inside an enclosed garage or behind an approved 6’ high privacy fence.
SATELLITE DISH –Satellite placement is requested to be at the side or rear of the house whenever possible. If
the only way the home can receive a signal is from the front of the house, we ask that the satellite be installed as
close to the house as possible, and that landscaping be used to shield from street view. Please avoid installing
satellite posts in your front yard.
YARD SIGNS – Size of sign cannot exceed 5 square feet. The following signs are approved: One (1) Real Estate
for Sale/Rent sign per lot until house is sold/rented. Open House signs may be temporarily erected for no more
than three days. One (1) Garage/Yard Sale sign per lot not to be erected for more than three days. Maximum of
three (3) Political signs, but not more than one (1) sign per candidate or issue. Political signs cannot be displayed
earlier than 60 days prior to the election and must be removed within 24 hours after the election.
The Lake Forest Architectural Department makes periodic inspections of Lake Forest, as well as responds to member
concerns regarding neighboring properties. If a property is found to be in violation of the architectural guidelines, a letter is
mailed explaining the violation and requesting that the violation be corrected within a certain time period. A member may
be subjected to an architectural violation charge for restrictive covenant violations not corrected within a reasonable
amount of time.
