innovative and effective methods of inspecting and testing building maintenance equipment.
Lerch Bates is dedicated to ensuring the safety, longevity, and regulation compliance of your building maintenance
equipment by providing the following services:
• Load testing of all exterior and interior building maintenance equipment
• Annual visual inspections as required by OSHA
• Pre-use equipment inspections
• Inspection documentation and documentation auditing for compliance with OSHA
We provide collaborative communication with property management and equipment users to provide specific and
pertinent recommendations for each unique system. All services are performed under the direction of a licensed
Professional Engineer registered in your state and in accordance with OSHA, ASME, IWCA, and local codes and standards.
Load Testin g
Our testing methods are performed in a non-destructive manner, and include engineering calculations and written
test procedures for each type of equipment. We are capable of testing both self-powered and roof-powered
equipment (BMUs).
Each load test project includes the following:
• Full visual inspection of equipment
• Existing documentation review
• Load test report with color photos and load test data
• Recommendations for equipment use, maintenance, and bringing non-compliant equipment into compliance
• Certification and stamp by a Professional Engineer
• Minimal disturbance to tenants (testing is noiseless and can be performed during the day)

Our testing methods are performed in a non-destructive manner, and include engineering calculations and
written test procedures for each type of equipment. We are capable of testing both self-powered and roof-powered
equipment (BMUs).
Our annual and pre-use inspections satisfy the OSHA 1910.66 requirement for annual visual inspections and 30-day
maintenance inspections. Each inspection report includes the following:
• Inventory list of equipment located at the property
• List of compliant equipment
• Color photographs of the equipment
• Inspection results and comments
• Recommendations for equipment use, maintenance, and bringing non-compliant equipment into compliance
• Certification and stamp by a Professional Engineer
Our Services are available for both new and existing applications. All report deliveries include an explanation and
discussion of the results. We have a safety-first mentality, and use only highly trained personnel.
