However, client and public perception of the value of effective sustainable design has changed dramatically. Technological innovations and wider understanding of efficient systems have meant that this challenge has become considerably easier. The requirement for Energy Performance Certificates in buildings and mandatory Carbon Emission Calculations means that the value of property portfolios can now be affected by their environmental credentials. It therefore makes commercial sense for projects to take full advantage of the marketing opportunities and potential financial advantages brought by maximising a buildings environmental performance. A fundamental approach at Chapman Taylor has always been about creating the right urban framework and mix of uses that are the foundation of truly environmentally and socially sustainable environments. As creative and sustainability-conscious designers, we have an underlying objective to maximise the potential of any scheme, while striving to minimise its environmental impact. We have established a strong and successful working relationship with some of the best international environmental consultants, leading to achievement of BREEAM, LEED and other energy performance codes on many of our projects. In the UK, a sustainable approach was implemented from the outset on the multi-award-winning integrated urban regeneration scheme at Cabot Circus, Bristol. The project was the first retail-led development in the UK to achieve the highest BREEAM rating of Excellent. Lowenergy features include LED lighting to the streets and natural ventilation of the unconditioned streetscape, which is estimated to save five million kWh of energy per yearequivalent to the energy consumed by 450 homes. 8 Peel’s MediaCityUK which comprises media related work places and studios as well as 371 apartments, a 216 bed hotel and other additional uses, became the first development in the world to become a BREEAM Sustainable Community. Leading technological solutions were incorporated into the design of this £500m development, including making use of one of its greatest assets—water from the Manchester Ship Canal to cool a tri-generation combined heating, power and cooling plant that supplies all the buildings on the 36 acre site. The 106,000m² inner city regeneration project at Forum Duisburg, Germany, was the first retail project in mainland Europe to be awarded a BREAAM Very Good rating for its impressive sustainable features. The building materials used are prevalent throughout the local region. A block heating unit allows power, heat and refrigeration to be generated on the spot, reducing average total energy consumption by at least 25 percent compared to that of similar building types. Furthermore, a 10,000m² lawn roof above the department store was installed to improve the microclimate of the surrounding area. The development was honoured with the Sustainable Resource Award and the Best New Development of the Year: Large, in the ICSC 2010 Awards. We have in-house BREEAM assessors and a dedicated Sustainability Group tasked with promoting awareness and disseminating knowledge of effective and relevant sustainable design internally and to our clients. MASTERPLANNING MIXED-USE RETAIL LEISURE INTERIORS TRANSPORTATION 10 WORKPLACE RESIDENTIAL HOSPITALITY DELIVERY WATERSIDE GRAPHICS 11 WATERSIDE Our practice has many year’s experience in the design of marina and waterside developments around the world ranging from using water as an element in major mixed-use masterplans to the design of small, marina buildings. Our experience in working with specialists ensures that the optimal facilities are included for the mooring and maintenance of boats, allowing us to create the ideal waterfront experience. 12 13 COWES WATERFRONT Isle of Wight, UK The site is situated in the town centre area around Cowes Town Quay and Cowes Yacht Haven, one of the world’s most famous international yachting centres. The waterfront redevelopment has been completed in three phases. In Phase 1 the harbour was opened up, public access improved and new management offices were built. In Phase 2 the Red Funnel ferry pontoon was replaced and the marina enlarged with a new sea-wall. An open piazza formed on reclaimed land was designed to accommodate the temporary facilities necessary for major events such as Cowes Week. A small area of floating pontoons was incorporated outside the Harbour Offices to provide short-term visitors’ berths. In Phase 3 a new permanent events and hospitality building was developed on the new reclaimed land. The scheme provides 465m2 of management offices and a 1,800m2 events and hospitality venue. 14 2000 - 2005 Start & End SHENZHEN INTERNATIONAL MARINA Shenzhen, China 2010 - Current Start & End The project aims to create an urban public yacht marina complex comprising berths for a range of yacht sizes. It will also be a place for entertainment and become an integral part of the coastal planning of Shenzhen. After completion it will contain 585 yacht berths, yacht service facilities and many retail, leisure and F&B areas. 15 SANYA SERENITY MARINA HaiNan Island, China 16 2009 - 2012 Start & End Serenity Marina, also known as Sanya Marina, is the first world class marina on Hainan Island and unique in China. Chapman Taylor Shanghai are responsible for designing the waterfront and land development. Conceived as a marina village, the Serenity Marina is situated on the southern peninsula of the city of Sanya, known to be the best holiday resort in China with a climate akin to the Mediterranean. The development, part of Serenity Island, covers an area of 70,000m2 with 1,120m of breakwaters and comprises a mix of residential, office, retail and hospitality outlets, together with the marina requirements of a club house, sailing school and 350 fully serviced yacht moorings, including superyacht berths. Chapman Taylor Shanghai worked with the client from early conceptual design stage and were the lead architects for the project delivering the masterplan, architectural design and landscape development. To ensure that the marina was designed to the highest standards work was carried out alongside Camper & Nicholsons Marinas, one of the world’s oldest and most prestigious yachting names, who provided expert advice and consulting skills enabling the finished development to reflect the needs of a world leading marina. Opened in early 2012, the marina was the only Asian stopover host-port in the 2012 Volvo Ocean Racing Series. 17 PUJIANG INTERNATIONAL MARINA Shanghai, China 18 2011 - Current Start & End The competition masterplan for a marina which integrates water-based and land service uses. In addition to the high quality yacht mooring facilities, the masterplan provides hospitality, retail, leisure and F&B opportunities within new and existing buildings, to create a sustainable and regenerated waterfront. 19 OCEANIA POINT MARINA Huizhou, Shenzhen, China Centreing on its internal natural harbor basin, Oceania Point Marina is further developed along the basin and coastlines by taking advantage of the superior resources within the harbor basin. Circulations are planned as a whole to ensure the effective operation of the mixed use marina. 20 2011 - 2012 Start & End 21 JUNDI YACHT MARINA Near Moscow, Russia With 245,303 m2 site area and 488,152.97m2 built area, the project is planned to serve the local community as well as the surrounding areas. Combing the yacht marina, further planned retail and tourism resort. 22 2012 - Current Start & End 23 DARSENA SANT ELENA Venice, Italy This project will redevelop 14.5 hectares in the extreme south east of the city of Venice. It retains the present urban geography, refurbishing the existing buildings and external spaces and proposes the construction of a new ‘artificial island’ with a new harbour for approximately 450 boats plus port services, retail businesses, a hotel and a boathouse. 24 2008 - 2012 Start & End OLYMPIC SAILING CENTRE Athens, Greece 2006 Start & End A major project to reconfigure and rejuvenate Olympic Yachting Centre. The masterplan proposed new marina facilities for over 600 boats, and major new retail, leisure and restaurant uses. The design also included cultural elements and extensive new parkland. 25 LIVERPOOL WATERS Liverpool, UK 2008 - Current Start & End The Liverpool Waters vision involves regenerating a 60 hectare historic dockland site to create a world-class, high quality, mixed use waterfront quarter in central Liverpool that will allow for substantial growth of the city’s economy. The aspirational scheme will create a unique sense of place, taking advantage of the site’s cultural heritage and integrating it with exciting and sustainable new development. Liverpool Waters will contribute substantially to the growth and economic devevlopment of the city, allowing ease of movement and strong connections, between Northshore, its hinterland, and the city centre. It will accommodate new and existing residents, attract national and international businesses and encourage a significant increase in the number of visitors to the city, adding to Liverpool’s cultural offer and providing a new and complementary destination. 26 27 28 LIVERPOOL WATERS Liverpool, Liverpool UK 29 SHANGHAI MEDIA CITY Shanghai, China 30 2012 - Current Start & End This award-winning masterplan for Shanghai’s second Central Business District covers an area of 280 hectares on a site fronting the Huangpu River and surrounding the existing Oriental Sports Centre facilities. The proposal establishes a sustainable planning approach integrating modern transport solutions with a considered mixed-use programme to create a world-leading environment containing a rich and diverse mix of living, working and leisure activities. Using a hierarchical transport network of roads, tramways, cycle and pedestrian routes the masterplan establishes a series of neighbourhoods, each containing a mix of office, retail, education and hospitality facilities arranged around open parks and waterways. The development is anchored commercially with the inclusion of a comprehensive media production and broadcast facility providing Shanghai with a centralised, modern media hub. 31 32 SHANGHAI MEDIA CITY Shanghai, China 33 LINGANG SMART HARBOUR Shanghai, China Lingang Smart Harbour is a new community for the creative and IT industries to the south of central Shanghai. The masterplan provides all the amenities of a town centre including civic buildings and a range of public squares and spaces, shopping, restaurants, cafes, and cultural facilities including museums, libraries and theatres as well as many office facilities. All together, these make up the Smart Harbour to ultimately make an established and sustainable community. The cultural facilities in the core zone as well as other attractions, including the parks, the ecological areas, water and recreational facilities within the broader Lingang Masterplan area are important to attract and retain researchers, technicians and people with business skills to Lingang. The Lingang Smart Harbour is centred round a very condensed cultural island, set within a lagoon with south, east, north and west facing quays, each with a particular character and each offering a number of different uses. The core zone is designed like layers of an onion, with each layer supporting and serving the other. The outer skin consists of linked residential villages, each with their own local centres and landscaped environments. The inner ring is the research and development office park.These have been designed to be easily accessible on foot or by bicycle via a fully comprehensive network of shared cycle and pedestrian routes. 34 2012 - Current Start & End 35 CHANGXING ISLAND Dalian City, China The urban design for Changxing Island, Dalian City, which consists of core function zones, such as administration and management, business, culture and sports. There are also non-main function zones, such as manufacturing, a transport hub, a travel service zone and logistics. It is built along the coast and arranged in parallel ribbons surrounded by landscape. 36 2010 - Current Start & End CONFIDENTIAL Middle East 2011 - 2013 Start & End The aim for The City of Secrets, Madinat Al Asrar is to be a world class leisure destination and economical viable within the context of the whole development. It has been zoned into several distinct activity areas, each of them designed to take at least one day to discover and enjoy. A Recreational Beach, Water Park, Adventure Park and an Animal Park, the latter divided into a Marine Park and a Boat Safari. These areas are complemented by other leisure facilities: a Souk, Marina, Boutique Hotel and the area called The Gates, the entrance building to the whole complex. 37 MIXED USE DEVELOPMENT Gelendzhik, Russia A large development combining mainly residential and hospitality facilities situated at the mouth of a bay in Gelendzhik, a resort town at the Black Sea. The development is to be a major focus in the region and is intended that it will be architecturally exciting and enhance the city’s landscape with its prominent waterfront. The concept is based on an extensive network of public areas with main residential components arranged around a central park area. The beautiful coastline is accessible by a series of landscape broadwalks which give access to large marina, beaches and public amenities. 38 2009 Start & End SZCZECIN NOWA Szczecin, Poland 2011 - Current Start & End A masterplan for the urban regeneration of the Szczecin shipyard site. The aim is to restructure and revitalise the traditional shipyard and introduce new uses that include a multifucntional complex with offices, light industry and manufacturing, marina, retail and education facilities. The scheme is to be integrated within the surrounding urban fabric. 39 WYSPA SPICHRZOW Gdansk, Poland Redevelopment proposals for a 29 ha site of major importance; it was critical that the masterplan conform to all the factors that produce a vibrant organic urban place and space in the historical centre of one of Poland’s major cities. The whole masterplan contains principally retail, office and residential uses. At the headland of the site immediately facing the old town will be the cultural and tourist quarter. This will include many new related facilities supported by two new hotels. 40 2005 Start & End GLASGOW HARBOUR Glasgow, UK 2004 - Current Start & End One of the UK’s largest and most prestigious regeneration projects. The £1.2 billion scheme will see the creation of a new city district on the West End waterfront, breathing new life into Glasgow and providing major benefits for the local economy and for the people. At the meeting of the ways between the River Kelvin and the River Clyde, a major public space is formed. Walks radiate out from this central public realm through the development, to link it firmly to the existing fabric of the city. The scheme will provide an outstanding waterside retail, leisure, commercial and residential destination and will regenerate a significant but run-down part of Glasgow. A world-class resort casino will offer a combination of sporting, gaming and entertainment facilities. There will be a 200-bed 5-star hotel and a 30-storey residential tower on a quayside restaurant plinth. A new landscaped river boulevard will provide access to the riverside for the first time in more than 100 years. New public spaces include Glasgow Harbour Square, the central focus of the scheme, linked by a pedestrian footbridge to Events Square, which provides the entrance and exhibition piazza to the Riverside Museum. 41 MEDIACITYUK Salford, Manchester, UK 2007 - 2010 Start & End The UK’s first media city has its roots in the ambition to become one of the world’s biggest media brands. Back in late 2004 the BBC announced it was searching for a new northern centre where it could relocate five London based departments. In August 2005, Peel Holdings’ Salford Quays was shortlisted as one of four potential sites being considered by the Corporation. The BBC selected MediaCityUK as their preferred site in July 2006. The management contractor, Bovis Lend Lease started the construction of Phase 1 in May 2007, with full completion scheduled for the end of 2010. The first building was completed in September 2009 and the first residents started moving into their new apartments. Throughout 2010—and into 2011—the rest of Phase 1 will gradually open for business. The completed phase one development includes major new offices, production facilities and studios for the BBC as well as a separate studio complex, hotel, speculative office buildings, new media department for Salford University, a site–wide energy centre, retail / catering facilities and multi–storey car park, all set within a high quality public realm that incorporates a large media piazza, Metrolink terminus and a park. Sitting above two of the BBC buildings are towers that provide 378 apartments designed by Chapman Taylor. These range from studio flats to 3 bedroom duplex penthouses. The detail design specifies high quality materials and fittings, creating upmarket, contemporary accommodation, in the heart of this innovative and creative hub to rival many media cities emerging around the world. The BBC will commence broadcasting from MediaCityUK during 2011. The initial phase comprises 3 residential buildings with 340 apartments overlooking the port basin. Two of these blocks cantilever over the water’s edge, whereas the third and the largest building designed by Chapman Taylor fronts the main street with the plan form corresponding to the meander of the river. Fully glazed facades maximise views across the river and to the city centre. The design respects the adjacent listed port buildings and frames the main pedestrian approach to the port basin area. “ A mixed-use waterfront development, Prague Marina was designed to transform a run-down former port in HoleŠovice, just minutes from Prague city centre, into a vibrant lifestyle quarter, acting as a milestone in the development of this city district. The concept has been defined by creating a balance between the urban design and commercial objectives, to produce a place which is highly popular and creates strong connections between the city and the sea, along with a careful balance of public and private spaces and places. It combines urban vitality, waterfront relaxation and private residential communities, and it is the careful planning of these various elements that will form the uniqueness and success of the masterplan. 49 AL LATHAMA Benghazi, Libya Sitting at the northern end of Benghazi the Al Lathama site provides superb potential for a landmark mixed-use development. The goal of the design is to create an exceptional to live, work, shop and play, both interms of the ambience and in terms of its commercial viability. 50 2010 Start & End OIL VILLAGE Tripoli, Libya 2010 - Current Start & End The masterplan for a 42 hectare site to the west of the city centre of Tripoli. The concept creates strong connections between the city and the sea, and a careful balance of public/private spaces and places. A unique feature of the development is a large quarry which is reinvented as communal gardens. 51 ZAVIDOVO ENVIRONMENTAL RESORT Near Moscow, Russia A sustainable resort outside Moscow, in a woodland and lakeland setting. The masterplan proposes an idylic and romantic setting for a hotel and a series of very high-quality villas. 52 2009 - Current Start & End 53 RAS AL HADD RESORT Oman 2006 Start & End A new resort destination on the eastern tip of Oman which uses the natural topography to minimise its visual impact. It provides a mix of hotels, cultural, civic, commercial and social activities set in a typical Omani town centre format including a souk, fish market and marina. 54 55 EL MUELLE Las Palmas Gran Canaria, Spain Situated next to the old port of Las Palmas, this leisure and retail development has an exceptional location. Chapman Taylor’s design maximises both the sea and city views with an external terraced restaurant section and an internal retail mall. The mix of environments and uses provides a yearround facility. The 42,000m² complex, completed in 2003, includes 12 Warner cinemas, restaurants, bars and clubs and 850 parking spaces on two levels. The scheme is a shopping centre of 40,000m² of GLA, including hypermarket, cinema and fitness centre, on two floors, and a third floor containing restaurants, cafes and outdoor terraces with views on the marina and providing the centre with life in the evening.
